ANDRES ANDUJAR, CEO/Hemisfair Park Area Redevelopment Corporation

Andres Andujar is driving the vision for the billion dollar Hemisfair area redevelopment, which is to transform the ’68 Fair site into an urban district of multiple parks, residences and local businesses. Hemisfair is becoming sustainable, self-funded public private partnership and is destined to become a vibrant gathering place for everything from a day with friends to the city’s biggest celebrations. In addition to his work on Hemisfair, Andres helped develop a vision and coined River North for an area north of our downtown surrounding the Museum Reach of the Riverwalk extension that resulted in a 400-acre urban rezoning and the creation of a Tax Increment Reinvestment Zone. LORI HOUSTON, Assistant City Manager, City of San Antonio

In her role as Assistant City Manager, Lori oversees San Antonio’s Center City Development Office (CCDO), as well as the Department of Arts and Culture, the Office of Historic Preservation and World Heritage. Her work with the CCDO since its creation in 2008 has resulted in over $630 million in investment in the center city, which will ultimately yield over 10,000 housing units. Ms. Houston led the redevelopment of Travis Park and the formation of a committee to re-imagine Alamo Plaza. She also successfully spearheaded the effort to negotiate a P3 deal that will result in a consolidated office tower for City operations, facilitate the development of 265 new housing units in the CBD and forever alter San Antonio’s skyline with the construction of the new Frost Tower. BILL SHOWN, Managing Director of Real Estate, Silver Ventures, Inc. Bill Shown is the Managing Director---Real Estate for Silver Ventures, Inc., a San Antonio-based investment firm. In that position he oversees the team that is responsible for the redevelopment of the historic Pearl Brewery, a culinary and cultural destination on the banks of the San Antonio River. Bill is a strong advocate for central city development and toward that end also serves as Chairman of the Hemisfair Park Area Redevelopment Corporation, a local government corporation created by the City of San Antonio to master plan and redevelop eighty acres in the heart of the city.

BRUCE PETERSEN, Executive Managing Director, Real Estate

Investments, USAA Real Estate Company Bruce Petersen is responsible for managing USAA Real Estate Company’s commercial investment activities to include acquisitions and joint ventures. Bruce manages a national team of real estate professionals that secure development, acquisitions, and mortgage loan opportunities for USAA accounts. Bruce works directly with internal equity allocation functions, debt financing, and capital structuring for build-to-suit transactions, construction management, La Cantera and manages the regional investment offices for USAA Real Estate Co. Bruce has overseen the acquisition of over $9 billion, the disposition of $6.7 billion and construction/permanent financings of more than $7.3 billion in real estate assets totaling nearly 650 transactions for USAA and its investment partners. PHILLIP MOLTZ, Executive Director, Portfolio Management, Retail Development, USAA Real Estate Company In his capacity as Portfolio Manager, Phillip manages the portfolio of retail assets owned and managed by USAA Real Estate Company with the goal of maximizing value and risk adjusted returns to the Investor. Phillip also provides overall strategic direction with respect to USAA Real Estate Company's retail build-to-suit and development activities. Prior to his current assignment, he served the company as Director of Development for USAA Real Estate Company, where he was responsible for all aspects of sourcing, coordinating and implementing USAA Real Estate Company’s build-to-suit retail activities.

STEVE YNDO, ULI/SA Chair and President, Yndo Urban Steve has been active in San Antonio commercial real estate since 1985, with brokerage experience in all property types but specializing in office/industrial and urban mixed use. His development experience includes the re-development/adaptive re-use of a 38,000 SF former 1920’s warehouse facility into the King William Lofts, the residential/mixed-use conversion of the former St. Benedict’s Hospital in King William and the re-development of a 1940’s auto dealership into retail/office/live-work space.. Current projects include several infill townhome developments in the King William Historic District and the River North/Pearl Brewery area.

LEO GOMEZ, President/CEO, Brooks City Base Leo Gomez, is responsible for the executive leadership of Brooks City Base (BCB) and the Brooks Community Foundation, Inc. Leo works closely with the Board of Directors and Brooks staff to establish long-range strategic plans and policies to facilitate the redevelopment of Brooks. Before joining Brooks, Leo held the positions of Vice President of Public and Government Affairs for Spurs Sports & Entertainment, General Manager of Administration with Toyota Manufacturing, President of the San Antonio Hispanic Chamber of Commerce and Vice President of Governmental Affairs for the Greater San Antonio Chamber of Commerce

RAY FLORES, Vice President, Real Estate Development, Port San Antonio As Vice President of real estate development, Ray is in charge of helping customers develop specialized commercial, industrial and mixed-use buildings in an effort to spur business growth and job creation at Port San Antonio. Prior to his current position, Flores was executive director of San Antonio's Westside Development Corporation, established by City Council to create economic development in a 15-square-mile urban area west of downtown. OMAR GONZALEZ, Director of Operations, Planning & Development, Hemisfair As Real Estate Director for the Hemisfair Park Redevelopment Corporation, Omar is playing a major role in transforming 17 acres of developable land at the former World’s Fair site into mid- to high-rise multi family, office, hotel, retail, parking and public space that will restore population density into the area through public/private partnerships. A mixed-income housing policy is in place ensuring that developers will provide a minimum of 10% (and maximum 50%) in affordable units. KIM BIFFLE, Vice President External Affairs, Witte Museum In the past few years, Kim has been instrumental in managing the $100 million renovation and redevelopment of the Witte Museum, a central place in San Antonio’s cultural life for the past 90 years. The modernized campus recently opened to the public and includes the city’s newest event and education venue along the San Antonio river along the growing Broadway corridor.

MICHAEL FRESHER, President/CEO, Tobin Center for the Performing Arts Michael oversees and is responsible for all facets of the Tobin Center’s operations and business plan. The Tobin Center won a ULI Global Award of Excellence in 2016 as one of the top civic design projects in the world. The $150 million expansion and renovation project embraces the multi-faceted cultural identity of the city with a distinctive tapestry of form, materiality, light, and landscape. Under Mike’s leadership, the Tobin consistently ranks among the world’s finest theaters (PollStar).

BECKY DINNIN, Executive Director of the Alamo Endowment Working with the Texas General Land Office, the Alamo Endowment and the City of San Antonio are partnering to create a Master Plan for the Alamo. These entities have come together in a dedicated effort through a unique public / private partnership to reimagine the Alamo. Detailed design renderings of the proposed master plan for the Alamo Complex and surrounding area were recently unveiled and will be presented to ULI Forum attendees who chose the Creative Placemaking Tour.

KRISTIN WIESE HEFTY, AIA, Partner, DADO Group Kristin specializes in designing culinary establishments and is

responsible for several of the hottest, award-winning restaurant concepts in San Antonio, including the Granary ‘Cue & Brew and High Street Wine Company at Pearl, Rosella Coffee, Signature at La Cantera and the Sweet Leaf Tea offices in Austin. DADO is now in demand by culinary establishments looking to marry the old with the new. Their commitment to sustainable architecture means they tend to use and reuse regional and original materials and minimize the energy needs of each structure.

STEVE MCHUGH, Executive Chef/Owner at CURED at Pearl Chef Steve McHugh has played a big role in shaping San Antonio’s world renowned restaurant culture. Recently a 2 time James Beard Award finalist, Steve operates the perennial favorite Cured in San Antonio. Since opening, Cured has garnered critical acclaim and praise, including being named one of the top 50 for “America’s Best New Restaurants” by Bon Appétit and one of the six select Runners-up for Esquire’s Food & Drink Awards: “America’s Best New Restaurants.”

SHELLEY GRIESHABER, Director of Culinary Operations, Pearl After serving as Director of Education at the Culinary Institute of America, San Antonio, Shelley Grieshaber was tapped to take over a newly created position as Director of Culinary Operations at the Pearl Brewery complex. Grieshaber is a San Antonio native and 1994 honors graduate of the CIA. She worked as a chef and restaurant owner in New York before she returned to her home town to work at Central Market. She managed its five cooking schools throughout the state before moving to the Pearl to administer its fledgling program here.

CHARLES GONZALEZ, Owner, Rosella Coffee / Weekend Anchor, KSAT-TV Charles Gonzalez opened Rosella Coffee just north of downtown San Antonio in a converted historic warehouse built in 1918. A 15-year news veteran, Charles café concept has been so successful, he is about to open more locations in the downtown area. Rosellas serves not only custom coffee blends and healthy fair, but a mix of art and music as well, much to the delight of his many customers. Charles will moderate our panel at Pearl.

DAVID ADELMAN, Principal, AREA Real Estate / ULI/SA Chair for Mission Advancement David M. Adelman is the Founder and Principal of AREA Real Estate, LLC. Mr. Adelman oversees development and asset management for a portfolio of mixed-use, industrial and office properties. David is also involved with other investment ventures, including a variety of private equity investments. While having a strong emphasis on mixed-use housing, industrial properties and office buildings, his experience is broad-based, including land, traditional multi-family and retail deals.

CLINT WYNN, Vice President, Acquisitions & Development, Hixon Properties / ULI/SA Governance Chair Clint Wynn is Vice President of Acquisitions & Development for Hixon Properties Incorporated (HPI), a privately held commercial real estate firm based in San Antonio. HPI creates long term shareholder value by investing its own equity in Class A real estate through both development and acquisition activity. With a primarily urban focus, HPI has developed and/or acquired full service hotels, office, industrial, self-storage, parking, multifamily, and retail properties in key Texas markets.

IRBY HIGHTOWER, AIA Founding Principal, Alamo Architects Irby graduated from the University of Texas in architecture and fled his semi-rural heritage to live and work in New York and Philadelphia. His love-of-nature past caught up with him in the earlier days of our firm when he signed on to be co-chair of the San Antonio River Oversight Committee along with Mayor Emeritus Lila Cockrell. Well over a decade later their tireless work and endless persuasion and cunning have resulted in the expansion of the historic San Antonio River Walk both north and south for miles, changing the face of San Antonio forever. Though he is expert in many areas of architecture and is part of the leadership of our multifamily group, Irby’s passion is urban design and he is a recognized community leader in that field, involved where he can be in helping shape the destiny of our city.

JONATHAN CARD, AIA Director of Design, Clayton&Little Architects Jonathan's focus is infill and adaptive use projects that contribute and reinforce San Antonio Texas as a world class place. He is equally interested in projects and collaborations that promote sustainability and responsibility in the built environment through re-purposing and re-imagining existing buildings and properties.
