The Banks Monthly Report: October/November 2016 In October, the developer announced Village Green assumed

operations of The Radius, and celebrated the opening of

The Taste of Belgium. The AC Hotel construction focused on

enclosing the main building, while continuing guest room

framing, electrical, plumbing and HVAC work on upper floors

in October. In November, installation of windows, and hotel

guest room drywall and insulation began. Smale Riverfront

Park’s world-class recreational features continued to draw

autumn visitors.

PUBLIC PARTIES CONSTRUCTION

Phase IIIA Race Street/Parking Structure

• Crews worked on punch list items.

Wayfinding

• OKI’s Board of Directors unanimously approved the request to fund the Variable Message Signs Phase 2 with $4 million in federal Surface Transportation Program (STP) funds for construction in FY 2018.

Lot 23

• Design is nearing completion for the area known as Lot 23 (between Phase IIIA to the north and Mehring Way to the south).

Phase IIIA garage parking available 24/7 for the live-work-play neighborhood at The Banks.

Workers made progress on punch list items in the garage during October and November.

Shear wall opening enhances visibility in the Central Riverfront Garage.

Taste of Belgium opened in October, when the temperatures were mild enough for dining on the outdoor patio.

DEVELOPER

Taste of Belgium opened in October.

Pies and Pints continues with their buildout.

The property management and leasing team continues its marketing effort for the remaining inline retail space.

At the AC Hotel site, guest room framing and mechanical installation on the upper floors continued in October. Installation of windows, guest room drywall, and first-floor structural steel and framing began in November.

ECONOMIC INCLUSION

Phase IIIA economic inclusion through Nov 30, 2016:

• Small Business Enterprise (SBE) participation is 28.6% (overall goal 30%). A total of $5,155,532 has been paid to SBE contractors.

- BP1 TC-01 is 29.3% participation, with a total paid of $1,178,877.

- BP1 TC-02 is 30.1% with a total of $161,539 paid.

- BP2 TC-03 is 29.0%, with a total of $2,323,916 paid.

- BP2 TC-04 is 32% participation, with a total of $345,203 paid.

- BP3 TC-05 is 39.3% with a total of $596,746 paid.

- BP3 TC-06 is 0.1%, with $1,100 paid.

- BP3 TC-07 is 24.2% with a total of $122,065 paid.

- BP4 TC-09 is 100% with a total of $403,381 paid.

- BP4 TC-10 is 11.0% with a total of $12,441 paid.

- BP4 TC-11 is 6.4% with a total of $9,665 paid.

• SBE participation for professional services is 7.9% (vs. 10% overall goal) through November 30, 2016.

• Minority workforce participation is 15.28% which includes minority female hours. Total female participation is .46%. Combined minority and women workforce participation is 15.40% as reported by hours for Phase IIIA from July 1, 2015 through October 31, 2016.

• Workers living within the 26-county Consolidated Metropolitan Statistical Area represented 98.4% of the construction workforce. There are no local residency participation goals for the Project.

SAFETY

Since the Project’s inception in 2008 through September 30, 2016, The Banks Public Parties construction crews recorded 697,756 work-hours without a lost-time incident.

Developer’s Phase IIA construction crews worked a total of 879,460.25 hours without a lost-time incident from April 28, 2015 through through September 30, 2016.

Public Parties’ Phase IIIA construction crews recorded a total of 104,711 work-hours without a lost-time incident July 1, 2015-September 30, 2016.

AC Hotel developer’s contractors logged 28,563 hours January 1-October 31, 2016 without a lost-time incident. A total of 33,966 hours were logged through November 30, 2016.

BUDGET

The Public Parties project work remained within budget for October and November.

Phase IIIA budget expended totaled 79.65% through October 31, 2016. Through November 30, the total budget expended was 81.07%.

SCHEDULE

All Public Parties work remained on schedule throughout the months of October and November. Labyrinth welcomes visitors in the shadow of the Suspension Bridge.

PARKS

Visitors continued to enjoy the many features of Smale Riverfront Park in October and November.

In November, the Cincinnati Park Board advertised a request for qualifications for construction management services for the Smale Riverfront Park boat dock. The Park Board anticipates selection in the first quarter 2017.

Families enjoy Adventure Playground.

Milder weather in November made better by a visit to the Rosenberg swings.

COMMUNICATIONS

For October, media coverage included a total of four broadcast/digital stories or mentions featuring infrastructure/public partnership. In November, two print/digital and four broadcast/digital stories or mentions featured infrastructure progress.

For October, nine print/digital and 52 broadcast/digital stories covered development. In November, one print/digital and three broadcast/digital stories covered development.

Presentations were made by Phil Beck, project executive, to City Council’s Finance & Budget Committee (on Variable Message Signs) and to the Greater Cincinnati Homebuilders Association in November.

Social media activity for October included 31 posts to @IBackTheBanks on Twitter; 63 retweets, mentions and favorites, and 15 new followers. Activity for November logged 19 posts, 61 retweets, mentions and favorites, and 13 new followers.

WHAT’S NEXT

Public Parties construction partners will focus on remaining Phase IIIA punch list items.

The Developer will continue leasing the Radius apartments and recruiting for Phase II street-level retail space.

Work on the 171-room AC Hotel development at Freedom Way and Joe Nuxhall Way/Main Street will continue.

Smale Riverfront Park will continue maintenance and marketing of built-out riverfront features and amenities.
