imagine themselves living there. Jill Bath, Director of THE BIG PICTURE Home Staging Co.

HOME STAGING CONSULTATION
Jill will assess your home, budget, target market and property value and then recommend
changes to improve the appearance and condition of your home so that it will appeal to the
greatest possible range of potential buyers. If time permits some staging will be done and
suggestions made for easy maintenance of your staged property. You can then either:
• Implement the recommended improvements yourself (with referrals for excellent trades
people if required);
• Allow Jill to help you as much or as little as needed, depending on your budget; or
• Allow TBP to complete the whole project producing a ‘turnkey hot property’!
ADDITIONAL SERVICES
• TIME SAVING PERSONAL SHOPPING SERVICE. During staging, all your existing
furniture and accessories, art and soft furnishings are used where possible. Jill knows the
best shops for any additional purchases necessary, which can move house with you.
• RENTAL FURNITURE AND ACCESSORY SOURCING for when replacement or extra
furniture and accessories are needed
• STAGING FOR VACANT PROPERTIES AND SHOW HOMES working with property
owners, investors, builders, developers and landlords to stage empty properties and
brand new show homes. We will source the necessary furniture and accessories to fit the
size and style of the house.
• WORKING WITH ESTATE AGENTS to shift old listings and become / remain the top
selling Agents in the area by sensitively advising clients about their property’s condition,
producing turnkey properties and providing staging information for listing publications.
• VIRTUAL STAGING for long distance consultations via phone and uploaded photos.
• REDESIGN AND PAINT COLOUR CONSULTATIONS : When in need of a change or to
update and refresh a new home. We can redesign your entire house or a single room. Jill
brings fresh perspective and valuable advice on colour, layout, function and storage for
the practicalities of everyday living.

Master bedrooms are often used as
children’s rooms but when selling a
property it is important to show off the
room’s potential by using it correctly. This
owner was very proud of amazing storage
units along the opposite wall upon which
we would normally have placed the head
of the bed. Fortunately, having the master
bed in this alternate position still worked
well. Our only purchases were a few plump
pillows. Everything else was repurposed or
borrowed by the owner.
This cramped and uninviting space was
being used as a children’s play room and
general dumping ground. Potential buyers
would have been confused about the
room’s purpose. We de-cluttered, borrowed
a dining table and chairs and relocated art
and accessories. Our only purchase was
the ficus tree (which later moved with the
owners) and the tulips!

As part of a recent renovation project Jill designed and had built a stylish kitchen/breakfast room, with additional utility and shower rooms.
After complete refurbishment, this 1950′s house in Devon was then valued at £160,000 above purchase price. If the owners had been
inclined to sell, profit would have been in excess of £120,000.00.

This home belonged to a large family
about to move to a larger home. It is not
unusual to find inappropriate clutter
creeping into living spaces when space is
limited. This property was staged on a
budget using the homeowner’s own items.
The clutter was put into storage along with
the ‘guest’ seating and the room
rearranged to show off a more comfortable
living space. The end result shows just
what can be achieved on a shoestring.
