Schedule for The Black Horse

Bar Servery The bar servery will be stripped and redesigned to create a more open plan, spacious pub. It will better connect the refreshed trade areas and will be decorated in line with the modern country feel of the pub. Works will include: • Adding a brand-new premium timber bar top. • Installing a new back bar fitting, with a new layout and drinks display. • Laying a new tiled bar apron. • Constructing a new section of stud wall in order to create a dedicated glasswash area to one side of the servery. • Decorating the bar front in new panelling, painted in soft pastel tones. • Adding a coffee machine to support the new coffee offer. • Installing new pendant lighting above the servery.

Bar Area The bar area will be refurbished and redecorated to create a light, open feel while still maintaining a traditional pub atmosphere. Here, customers can relax over a casual drink and enjoy the exciting new food offer. Works will include: • Laying reclaimed timber flooring in a herringbone pattern, enhancing the pub’s country charm. • Adding soft, cosy settle seating around the refurbished fireplace. • Adding a mixture of mid-height sharing tables, with chairs and fixed bench seating upholstered in a variety of rich heritage

fabrics and leather in a button back design. • Installing new light fittings throughout in new and existing positions. • Introducing decorative feature wallpaper to soften the space. • Adding new roman blinds to the windows. • Decorating the area with premium finishes and tasteful bric-a-brac, including quirky potted plants and framed butterflies. • Adding a new entrance in York stone to the new external terrace, which will also act as an accessible entrance to the pub.

Dining Area A new elegant dining area will be established to support the improved food offering, creating a premium destination venue in the local area. Subtle differences in decoration will create a more distinct and intimate feel from the bar area, helping to zone the open-plan venue. Works will include: • Incorporating an eclectic mix of furniture including fixed benches, loose round tables and banquette-style sharing tables. • Upholstering the fixed and loose seating in a variety of tweed and plush pastel fabrics. • Installing atmospheric lighting. • Laying a new patterned carpet. • Adding framed artwork and bric-a-brac throughout to create a more inviting space.

Kitchen The existing kitchen is to be revamped and expanded into the existing dining room in order to support the pub’s new wider menu. Works will include: • Installing a brand-new catering suite with new appliances and equipment throughout. • Fitting a new external doorway to the dedicated bin yard area. • Laying new flooring. • Redcecorating throughout.

Toilets The ladies and gents toilets will be reconfigured and expanded, allowing for the addition of a new accessible toilet. All toilets will receive a premium finish, in keeping with the modern country feel of the pub. Works will include: • Laying new stone floor tiles. • Installing new sanitaryware and vanity units. • Applying new wall tiles for a clean finish. • Adding new lighting throughout.

Cellar Minor modifications and redecorations will be carried out to support the new kitchen layout and a SmartDispense system will b e installed to reduce waste and improve quality.

Garden Area The currently underutilised garden area will be truly transformed to create an al fresco dining terrace that can be enjoyed all year round with covered private booths. The versatile space gives the pub potential to offer barbecues and hog roasts in the summer and beyond. Adding a variety of outdoor furniture will increase covers whilst attractive finishes will create a space where customers will love to spend their time. Works will include: • Laying new attractive York stone slabs. • Adding rope and post barriers. • Adding an eclectic mix of wooden and rattan outdoor furniture, as well as sections of fixed seating. • Dotting planters throughout the space to break up the area and add privacy. • Applying a handpainted feature wall mural to add vibrancy to the area. • Introducing festoon lighting, whimsical planting and ambient lighting.

Licensee Accommodation This will be in line with our ‘Ready to Trade’ promise so you can focus on creating an exceptional venue from the outset.
