Like you, this has been one of the most interesting periods in my life - With a lot of STRESS. I hope you have found a way for relief from the pandemic stress, associated fatigue and the idea of wearing a mask whenever out in public. My family is suffering also; my minor annoyances are a neighbor with a barking dog, and another with a tree dropping branches on my shed. Yesterday a neighbor friend brought me fresh eggs for watering his plants while they were gone. This morning I helped another neighbor unload some construction material. Several days ago, another neighbor unexpectedly volunteered to take care of one of the park planters, watering and weeding it. I recognize the joys of neighbors when they come; I hope you can also.

LAWN CARE One joy earlier this year was John Zuniga of Hope Lawn Care, located in CAHOA, agreeing to mow the perimeter lawn of our complex and to plant flowers

in our entry flower beds, for a reduced price which allowed CAHOA to balance the budget this year. Hallelujah, that was a tremendous blessing for our limited funds. If you know John, tell him thanks for caring about his neighborhood. And maybe call him if you need quality lawn service; look for his ad on page 11 of this newsletter.

SECURITYWith the auto break ins and other crime reported on NextDoor, I hope you have a home security system with cameras. It is sad that we need it, but I have that on my ‘To Do’ list to purchase and install soon. Please see ‘Warm Weather Crime Prevention Tips’ by Lisa Ford with the Broken Police Department on NextDoor or at [email protected]. We currently keep our exterior lighting on full time at dark per BA Police recommendations. I believe the low cost for the electricity is justified by the improved home visibility at night.

CAHOA EVENTS & ACTIONSSome Spring and Summer events were canceled because of the pandemic. We are optimistically

planning for a Fall Garage Sale event. Maybe you’ve noticed that Broken Arrow Park Department has begun installing new playground equipment per the request and personal input of this CAHOA Board. In addition, Broken Arrow Stormwater recently flagged the drainage channels in our Country Aire Park to begin regrading the ditches, to drain standing water which host mosquitos. Those who walk the paved walking trail that extends north to 71st Street will notice an additional drainage culvert recently installed by BA Stormwater to improve drainage of the north end of our complex.

CAHOA BOARD VACANCYWe have a new vacancy on the CAHOA Board because a member resigned. We need CAHOA residents on the Board who care about the neighborhood they live in. All Board members are volunteers, with no pay; current ages vary from 30’s to late 70’s. They need to have a computer, an email address and download the ZOOM app for Board meetings while the pandemic is ongoing. Note that current Board meetings are conducted via ZOOM online, avoiding in person meetings for now. (Con’t on next page) ...

PLANTER CARE (See Article on back page of BREEZE)We have a new CAHOA member, Mary Lux, who volunteered as a PLANTER PATRON to care for Planter Bed No. 8 at our Country Aire Park, (see the map in this Breeze, page 12). Mary is also a BA teacher, so one of my new hero’s. If you know Mary, or see her working the flower bed, tell her thanks for caring.

CAHOA MEMBERSHIP PAYMENTSThe link on our website at cahoa.org for online dues payment now works fine for normal dues payments plus any added donations you may consider; online makes it very easy. If you prefer, however, the CAHOA Membership payment coupon in this Breeze allows you to pay dues via the U.S. mail, and the full payment comes to us without the fee charged for the online collection service. The CAHOA Board sincerely appreciates and thanks the large number of our homeowners who pay dues and volunteer for the benefit of all 930+ homes in Country Aire Estates. We invite every resident in this complex to join us in celebrating that we live in the “Nicest Place in Oklahoma” where “the people in the neighborhood watch out and help each other” per the recent Reader’s Digest poll. ###

For 2020, CAHOA has received $13,000 of Income to date and we project total annual expenses $13,400. This year we received several extraordinary donations not normally expected. In addition, Hope Lawn Care, a Country Aire resident, provided us a superb mowing bid this year which allowed us to almost balance the budget. Typically mowing is our largest expense. Over the past five years, income for CAHOA has varied dramatically - one year our Income exceeded Expenses by almost +$3,000 (very non-typical) and other years there was a loss as much as -$1400.

As a board, we strive to be good stewards of the money given to CAHOA and do everything we can to keep expenses low. To avoid extra fees charged to our Arvest checking account during months with many dues payments, we will soon open an Arvest Money Market Account (MMA) with reserve funds. By making our deposits into the MMA, we save the extra checking account fees, plus the reserve funds will earn minimal interest. That earned interest will help offset fees charged on dues payments made via credit card. If you enjoy living in a neighborhood that looks great with fun family activities, please pay the very low $25 annual dues.

As Treasurer, I alert you that I will recommend we raise our dues to $40 per year to avoid negative balances in future years; (Also see the Membership Article, page 10). We appreciate that many of our homeowners donate even more than the minimum amount. ###

The City of Broken Arrow is excited to announce the launch of a curbside recycling program this fall. In early October, service to more than 35,000 customers will begin, with all residents utilizing a trash cart, and having the option to begin recycling curbside. Previously, all Broken Arrow refuse was placed in one time use bags, and left on the curb. Our new system will introduce carts for trash, and the first opportunity for Broken Arrowians to recycle at the curb. For years, residents have had to transport their recyclables to a second location to be processed, but with the new system, they are able to place all eligible items into the recycling cart. The City believes this will help raise the recycling rate

for citizens, and will encourage residents to be more conscientious about their waste production. Broken Arrow’s efforts are supported by the Recycling Partnership. The Recycling Partnership offers funding to secure carts, as well as in-kind design and education technical assistance. Carts will be delivered to homes in late September, and the program should be in full swing by mid-fall. CAHOA BOARD NEEDS We would like to start off by saying “THANK YOU” to the volunteers who help the neighborhood. In the past couple of years we have had volunteers step down, so we are in need of additional help. These areas include:

Volunteer CoordinatorIf you like helping people who are helping, this is perfect for you! The Coordinator’s role would mainly be two-fold: 1) Communicate to the neighborhood what is needed, which can be done through the CAHOA Facebook page, Nextdoor and/or the website cahoa.org; 2) Communicating the voice for all of our volunteers. The board would like to know what all our volunteers do and to know them personally to better serve their needs.

Beautification CommitteeIf you like flowers and plants, this is perfect for you! The role of this position is to oversee the entrances to Country Aire. Maintaining the entrances is a tough job, we have seven entrances, and we have people working hard to keep them beautiful. We have hired a company to help out with weeding, trimming and adding mulch to the beds. Need Volunteers and One Board Member We are in need of a handful of volunteers plus one Board Member who can support the Board with ideas and humor (jokes are fun). Thank you so much to those who serve our community, we couldn’t do this without you. Keeping the neighborhood looking good is a big task, and not just the entrances, but we have great volunteers who step up and do many things I don’t know about. I commonly see some pick up trash in our neighborhood on their morning walk. So hopefully you are reading this, Thank you. Every resident plays a part, and keeping your area nice is appreciated. ###

One goal of CAHOA is for the neighborhood to be a welcoming

and helpful community. The best way for this to happen is for us to connect with one another. Here are some easy ways to do that!

Nextdoor.com - Our HOA has a nextdoor site that is private to residents, but also allows us to share with nearby neighborhoods if we want. The site is nextdoor.com Many of you already use this helpful resource to alert neighbors of activities in the area and express needs. A reminder when reporting crimes. The police do not see your posts, though they can post to our feed, so if you see something, call 9-1-1. Then post an Urgent

Alert so that your neighbors will be notified of the situation by both email and text message. If it is not currently happening, post it, but not as an Urgent Alert.

CAHOA Facebook Page - Did you know that we have a FB page? It is, https://www.facebook.com/CountryAireHOA/. Please like the page so that you can be alerted when we have upcoming events or have opportunities to serve the neighborhood. If there is something you would like listed, such as a personal garage sale or something send a message and we’d be glad to add it to the page’s feed.

YOUR CAHOA BOARD AT WORK!

The CAHOA Board not only heard the concerns that many of you expressed, but met with the City of Broken Arrow Parks and Recreation Department officials on several occasions this past year. We gained approval from the city and helped on the plans to add “new and additional” playground equipment for younger children at our Country Aire Estates Main Park area.

Our CAHOA neighborhood has 930+ homes. When incorporated almost 30 years ago, membership dues were set at $25/year. With this same specified funding from only 353 members (38%) in 2020, CAHOA maintains the beautification of seven entrances, provides Christmas lights at the entries, mows the perimeter of the

complex, publishes the bi-annual Breeze, organizes multiple events in the area, advertises two annual garage sales, insures the board and complex against frivolous lawsuits, plus other miscellaneous expenses.

Recognize that this is the lowest cost HOA fee in the state, and

possibly in the country. If there was an award for Most for the Least, this CAHOA would win it. Only because of the extreme fiscal control of the CAHOA Board are we able to continue to provide services and care of this complex. Some members pay more than the requested $25 dues; we greatly appreciate your generosity and understand that you recognize that our CAHOA services adds to the value of your home. In addition, some homeowners volunteer services for the overall good of this neighborhood. We thank you deeply. We need every resident of this complex to pay the very small $25 annual fee to maintain the same level of services which benefit all homes of this fine neighborhood. Please join, pay and volunteer to serve. Actually, it is rewarding. ###

PLANTER CARE OPENINGS!Our CAHOA planters look good for the extreme heat and dry conditions. The large entry planter at 71st Street looks best because it has a sprinkler system; all other beds require hand watering, which may be infrequent, occurring as we Patrons remember and get to them with heavy water-filled containers or neighbor hoses. You can also take a little life giving water to one of our flower beds whenever moved to do so.

It seems that of the annuals planted, the Supertunias appear to be the most drought resistant, continuing to look colorful. So even though extremely expensive, we may plant more of them again next Spring.This Fall – we need help selecting and installing Fall plants and maybe some bulbs for next Spring.
