2018 QUARTERLY BOARD MEETINGS & TOWN HALLS
Instead of monthly meetings, the 2018 COA Board will conduct quarterly business meetings and two semi-annual Town Hall meetings (guidelines to follow).
All Unit Owners are invited to attend these meetings and can speak to general COA issues following meeting adjournment. Mark your calendars now.

Executive Board Meetings will continue monthly to ensure timely project implementation and competent management oversight. The Cloister Owners Association Bylaws do not allow voting in Executive Meetings.

WENDY’S CHILI FOR COVERED DISH LUNCH ON
TUESDAY, FEBRUARY 13th The homemade soups last month were a hit, and for our second covered dish LUNCH, we’ll enjoy delicious Wendy’s chili. We hope to see you at noon on the 13th with your appetizer, salad, sandwiches, fruit, dessert or whatever you like to have with your chili. We’ll have tea and coffee. It’s only $4. We are still giving new residents a free meal if you haven’t claimed yours. It’s back to evening meal starting in March.

IMPORTANCE OF GOVERNING DOCS AND HOMEOWNERS’ MANUAL
The Board of Directors for the Cloister is comprised of 8 elected fellow Unit Owners plus 1 representative from St. Henry’s Property Development Company. This body works diligently to enforce the rules and guidelines contained in the recorded governing documents established when the community was constructed in the 80’s. In 2010 when the land purchase program was offered, additional governing documents were created. We now have a combination of leased units and owned units governed by over 300 pages of documentation.
Since the beginning, rules and guidelines were established to augment the governing documents and have evolved over 35+ years. These are now provided in the Homeowners’ Manual (HOM). The rules and guidelines do not supersede the governing documents but are enhancements designed to aid Unit Owners when they make decisions regarding their units.
The rules are developed to protect our property, contain maintenance costs, and manage our community’s common areas such as roads, walking trails, clubhouse/pool, and landscaping. They are generally based on historical experience accompanied by legal governing document interpretations. The HOM was revised, updated, reprinted, and delivered to all Unit Owners in 2017. It is also available electronically at www.cloisteratsthenry.com and the CMA website. It will be kept up-to-date using addendums until a reprint is warranted. For face-to-face consultations, we also have an on-site property assistant in the Clubhouse three days per week.
When a Unit Owner does not follow the rules established in the HOM, our management company (CMA) is authorized by the Board of Directors to notify the Unit Owner of the violation and associated consequences and enforce the rules and guidelines. They are also available to assist any Unit Owner with making a decision about corrective action.
It is important for each Unit Owner to familiarize themselves with the rules and guidelines contained in the Homeowners Manual and to adhere to those rules/guidelines.

ROOF REMINDER TO ALL UNIT OWNERS AND REALTORS
Some new residents may not know about restric-tions for vendors, handymen or home inspectors as it relates to going onto the ROOFS at the Cloister.
The Cloister has spent in excess of $1M replacing all roofs at the Cloister. At the time the work was done, the Cloister purchased from the shingles manufacturer (GAF) a Golden Pledge Warranty. This Warranty states: “only companies sanctioned by GAF as Master Installers are allowed to install the shingles.” The COA gave the contract to Master Installer, Southern Roofing. If anyone other than Southern Roofing or someone Southern Roofing designates (an employee of Southern Roofing or GAF employee) goes on the roof for any reason, the Warranty could be voided.
IT IS VERY IMPORTANT FOR OWNERS HAVING WORK DONE SUCH AS HVAC, WATER HEATER INSTALLATION, SELLING THEIR UNITS, OR ANY OTHER SERVICES, TO MAKE IT CLEAR TO VENDORS, REALTORS AND HOME INSPECTORS THAT THEY MUST FIRST CALL THE PROPERTY MANAGER BEFORE GOING ONTO ANY ROOF IN THE COMMUNITY.
If you suspect you have a roof leak, put in a Maintenance Request with our Property Manager Juanita Clancy or CMA Property Assistant Erica Sullivan. DO NOT WALK ON THE ROOF YOURSELF. CMA will contact Southern Roofing and have the issue investigated.
Remember, protecting the roofs protects your investment in your community.

Contract providing all owners with Digital Starter
basic service.

REVEREND BILL HAIRE
The Rev. “Preacher” Bill Haire, 503 Loyola Drive, formerly of Lincolnton, NC, died peacefully surrounded by his family as a result of a massive stroke on January 19th, at the age of 89. Bill was proud that he was able to live independently until the time of his death. “Preacher” Bill was a graduate of Wofford College, Pfeiffer University and Duke Divinity School. He served churches in North Carolina in Morganton, Caroleen, Guildford College, Asheville, Charlotte, Shelby, Lincolton, Mt. Airy, and Winston Salem. After retirement, he returned to First United Methodist, Lincolnton, as a regular Sunday School Teacher, and prayer group leader. In Nashville, he was a member of Belmont United Methodist Church. Preceding Bill in death was his loving wife Neil of 50 years, his parents Clarence and Vernnie Haire, and two brothers, Donald and Leonard. “Pop” to his family, Bill is survived by Bill Haire, Nashville; Randy and Gigi Haire, Atlanta, GA; Sarah and Matthew Tobin, Greenville, SC; Megan Haire, Nashville; close family friend Scott Shields, Nashville. A Service of Celebration and burial was in Lincolnton, NC, on January 27. Gifts may be made in Bill’’s memory to First United Methodist Church, Lincolnton, NC Children and Youth Programs.

MARY WARD
Mary A. Ward, age 92 of 706 Mt. Carmel Place, passed away peacefully on January 5th. She is survived by Bob, her husband of 70 years and 4 children. A prayer service was held January 13th at St. Henry Chapel.

LEROY EUGENE SMITH
Leroy Smith, 245 Cana Circle, passed away December 31st, and his Celebration of Life was held January 8th in the St. Henry Chapel. He was 87 years old. Leroy worked for Ford in their Quality Control Department for 36 ½ years and moved to the Cloister in 2000 where his mother was the original resident at 440 Siena. At their mother’s death, Leroy’s sister, Rosemary Padgett, moved into 440 Siena, which is now for sale since Rosemary has moved to assisted living. Leroy had many friends at the Cloister and was the leader of the Friday afternoon Stitch ‘n Chat group where he often instructed participants in knitting and crochet. Leroy was so talented at knitting that he entered his items in State Fair contests. Both family and friends were recipients of hand-made items by this talented resident. Leroy is survived by his sister Rosemary Padgett, and several nieces and nephews.

For February the Book Club has chosen two novels set in the current American south: Sing, Unburied, Sing (Ward) in Mississippi; and Bluebird, Bluebird (Locke) in Texas. They both deal with the personal remorse and response to race. You’re invited to join this group in the Clubhouse Lounge on Thursday, February 15, at 11:00 a.m. Remember that you don’t need to read a book to enjoy and participate in the discussion which usually and rapidly diverges from its alleged focus!
