Adjacent to the old Salt Way route to London, the property was originally built in the mid nineteenth century as a kitchen for the neighbouring coaching house, which accounts for its many historic features - including an original vaulted cellar and inglenook fireplace. attending Kings High School, so we were looking for a property within walking distance of Warwick town centre. The property is south west facing which allows for evening sun and stunning sunsets with the castle as a backdrop. In spring the lambs bound across the Parkland, while the changing colours of the leaves from summer to autumn are a kaleidoscope of colours; on a snowy winter’s day, the property looks as though it should be on a Christmas card! “We have enjoyed many a wonderful evening entertaining out in the garden. A highlight of our year has to be the Castle Proms Concert, which you can hear so clearly from the patio! Our daughter and our friends love it as they have had artists such as The Script and Jessie J singing live just for them! However it is the last night of The Proms which is the highlight for us, we have a BBQ and enjoy the dramatic classical music, light display and Spitfire fly past, with of course the incredible firework finale!!!” Residents of the courtyard are also invited to become members of the Neighbours Forum, which allows them year round free entrance to the historic Castle and are quarterly hosted by the castle, where they are given a preview of the new attractions and events.

The family have also enjoyed walks along the banks of the Avon with their cocker spaniel Alfie and have utilised the facilities of this well stocked vibrant town. The train station in Warwick is within walking distance and further rail services and shops are available in Leamington Spa just five minutes drive away. “It would take 1 hour to get to the end of the M25 so you can easily be in the capital within an hour and a half!”

The County town of Warwickshire and medieval stronghold, Warwick is a historic market town, best known for its world famous castle. A popular tourist destination, William the Conquerer founded Warwick Castle in 1068 on his way to Yorkshire to deal with the rebellion in the north. The original wooden motte-and-bailey castle was rebuilt in stone in the 12th century. During the Hundred Years War, the facade opposite the town was refortified, resulting in one of the most recognisable examples of 14th century military architecture. The great fire of Warwick in 1694 destroyed much of the medieval town and as a result most of the buildings post date this period.

The town lies upon a bend in the River Avon, directly adjoining the neighbouring towns of Leamington Spa and Stratford-upon-Avon and under ten miles from Kenilworth and the city of Coventry. The town provides a variety of boutique shops, gastro pubs, bistros and cafes. The town hosts a variety of annual festivals, such as the Folk Festival and Christmas Victorian Evening. The Warwick Racecourse, Warwick Boat Club and Warwick Tennis Club are all notable exclusive sporting venues in the town. Theatre and live performance can be experience at The Bridge House Theatre, The Dream Factory and Warwick Arts Centre in addition to the nearby Royal Shakespeare Theatre, Leamington Assembly Rooms, Royal Spa Centre and the Belgrade Theatre.

A consistent lure to the area for families is Warwick School for boys, which is believed to be the oldest boys school in the country, along with its sister school, Kings High School for Girls and Warwick Prepartatory and Junior Schools. In addition there are two state run schools and several primary schools. The Univesity of Warwick is among the highest rated in the country.
