for growth in Gulfton area of Houston, TX• Seller wanted acquisition transaction to be completed in

APPROACH• Planned adaptive re-use of 150,000 RSF hospital building• Turned down KIPP original offer and awarded sale to

alternative use• Returned to KIPP after original transaction fell through

RESULTS• Acquired site 25% lower than original offer and asking

price• 9-month rehab and overhaul of hospital• New building will serve as a neighborhood gathering

Dulwich College International (DCI)• Private, independent school founded in southeast London

Ancora Education• Founded in 2012• Group of 12 private, post-secondary schools located in TX,
