It’s true! According to a Wall Street Journal
article dated August 3, 2011, Colby Sam-
brotto, the founder and former CEO of for-
salebyowner.com recently hired a real es-
tate broker to sell his home. He did try sell-
ing it himself but after months of low traf-
fic and lowball offers, he gave up and paid
a broker 6% to get the job done.
Here’s what he learned: Following his
own advice of pricing the home under the
competition, he discovered that he was
marketing to the wrong buyers! In fact,
according to the Wall Street Journal,
“the house closed … for $150,000 more
than the original (FSBO) asking price.” In
other words, he made a lot more money by
using a real estate professional to market
his home.
And he learned something else: “Staging and The Internet Does Not Sell A Home!” According to the WSJ:
“Looking to move his family to the sub-urbs, [Mr. Sambrotto] said he carefully
staged his apartment for sale himself, and put it on the market. But after using a mix of websites to publicize his apartment, he said he had only ‘middling success’ and
switched to a broker because most serious buyers work with brokers.”

Many Buyers and even real estate agents are unclear about what HUD homes really
are. A HUD home is actually a foreclosed property that was purchased with an FHA
insured loan. When, for many reasons, the previous homeowner failed to make pay-
ments, the bank foreclosed on the home. Since these homes were FHA insured loans,
the bank was reimbursed for it’s loss and the government took over ownership.
Since our government is not in the business of owning
homes, these properties are put up for sale. As is often the
case with programs created by the government, there are
many rules, regulations and requirements that must be fol-
lowed to the letter in order for a buyer to successfully ac-
quire the home. Fortunately, your Realty World ALL
STARS agent has been trained to know the ins and outs of
bidding on and hopefully winning properties for their cli-
ents. They also know the rules that need to be followed af-
ter their client’s offer has been accepted!
Knowing what to do is an important part of the process
and in some cases, the very rigid government require-
ments that cause many buyers to lose out will, in fact, cre-
ate opportunities for buyers who work with ALL
STARS agents “in the know”!
For example, when a buyer “wins” their bid, the agent
must deliver the buyer’s completed and signed (in
blue ink) the original contract and down payment check to
the HUD office in Sacramento. This must be done within
48 hours of acceptance or the property will be put back
on the market. Your ALL STARS agent is skilled in proper
paperwork and check handling procedures to avoid that
cancellation. ALL STARS agents also know how to posi-
tion their buyer’s offer to be accepted should a competitor’s
bid win and then default.
HUD is a pro-consumer government agency that is de-
signed to protect consumers. Yet when it comes to govern-
ment owned HUD homes, it often becomes a situation of
“buyer beware.”
Before a HUD home is put on the marketplace, in-
spections are performed. Often, these inspections
are done without utilities turned on. The inspector
makes recommendations based on observed condi-
tions and an appraisal is ordered. Without utilities,
inspections can be very superficial and should not
be relied upon. Should you win your bid, your
ALL STARS agent understands the complicated
process to turn on utilities for HUD owned homes
so that your inspections will better reflect the
home’s true condition!
BIDDING: HUD homes are usually offered at the
appraisal market value. A buyer is free to bid
more than the appraised value, but the loan will be
based on the appraisal which means the buyer can-
not finance any amount that exceeds the appraisal
price! Buyers unaware of this often win their
bid but lose the house because they don’t have the
extra cash needed to close! Your ALL STARS agent
knows how to structure your offer to avoid this
loss.
