CONSTRUCTION COSTS

Why Hard Costs Are Higher

• Concrete up 5% from a year ago • Copper doubled from 2009-2011; up 5% in 2012 • Lumber has sky rocketed, up 25% as of December 2012;

fell 5% in January but dimensional lumber up 39%; plywood up 38%

• Asphalt up again • Gyp board up 14% in 2012 • Paints / Coatings up 10% • Insulation up 5% in 2012 • Light fixtures up 15% 2010 to 2012

CONSTRUCTION COSTS

• Surface / Garden Style Apartments:

$78 - $82 per sq. ft. on net in Texas and Southeast (30 to 50 beds per acre)

• E-Urban / Surface Parked Apartments:

$82 - $84 per sq. ft. on 3-story and $86 - $88 per sq. ft. on 4-story elevatored in Texas and Southeast

(80 to 90 beds per acre)

• Wrap Garage Apartments: 4-story (120 to150 beds per acre) $115 - $120 per sq. ft. in Texas & Southeast

• Podium Parked Apartments:

$135 - $140 per sq. ft. in Texas and Southeast (170 to 220 beds per acre)

• High Rise Apartments:

$165 - $180 per sq. ft. in Texas & Southeast (300 beds per acre or higher)
