I hope you had a great holiday with your family! I loved the Florida Keys and hope to spend more time there in the future. It’s almost like the area is stuck in the 1970s and things operate at a slower pace. I didn’t work very much during the week, which gives you time to recharge your batteries and examine your priorities. Instead of working each morning, I actually read. I love to read because I get so many ideas and inspiration from and through books. Right now, I’m reading the new Steve Jobs biography, which is fantastic. I hope to share more on this book with you in the future. On the next page, I’ve included a picture from my morning reading spot at the Cheeca Lodge:

This resort is beautiful, and I highly recommend it. It’s great for couples and for families. In last week’s report, I shared that George Bush has stayed at the Cheeca Lodge on several occasions. Well, it turns out that many other celebrities have stayed there too:


This is a picture I snapped with my phone from their lobby area. The area features pictures taken of celebrities who have stayed at the resort over the years. These pictures are really testimonials and are very powerful for marketing purposes. The problem is that you have to be inside the resort to see these pictures. I believe they could be using them much more effectively in their marketing. In fact, an easy way they could leverage these celebrity photos would be to add a page to their website and feature all of them on the page. Another way would be to set up specific marketing campaigns around the most well known people….”Who Else Wants to Vacation Where George Bush Vacations?” Before I move on, I want to share one more picture with you:

This is a picture of the resort water sports desk taken at sunrise. Visitors can sign up for sunset cruises, snorkeling, fishing trips and parasailing at this desk. It’s hard to tell from the picture, but this is a fully functioning office with phones, computers, printers and internet.


And truth be told, I’m jealous as hell. Imagine having this as your office. Work wouldn’t be too bad, would it? I now want an outdoor office like this one and have been scheming to have one at some point in the future. QUICK UPDATE ON QUALITY LEAD-GENERATION: In last week’s report, I shared two advertisements I wrote for the bootcamp fitness business and compared the quality of the leads generated. Well, when I returned home from our trip, I was happy to see that we signed 10 additional members – the majority of whom came from the second advertisement profiled. Remember, the second advertisement generated few leads, but each lead was significantly more valuable to the business. Oh, and I’m hoping you studied the “mistake” real estate advertisement that I featured in last week’s report. This advertisement was one of the most powerful lead-generation advertisements I’ve ever written. I hope to write a little bit more about this advertisement and how I’m re-writing it for the bootcamp business in a future report. I also want to share a few ways you might use this same advertisement today. (If you missed last week’s Master Marketer report, you can download it in the member’s only website.) CREATE YOUR OWN MASTERMIND GROUP OF REAL ESTATE INVESTORS: Before I left for vacation, I participated in a mastermind call with a small group of high-level agents. Each agent on the call is a Master Marketer member and one agent asked about building a community around their business. Their question was…. “What’s the best way to start building a community around my business.” My answer was to start a mastermind group for real estate investors. The reason I suggested starting a mastermind group is because these groups give you the ability to build strong relationships with each person in the group. I have participated in numerous mastermind groups throughout the years with Dan Kennedy and other high-level entrepreneurs. Oddly enough, the idea to start a bootcamp fitness business came from a


mastermind meeting I attended earlier this year with Frank Kern. In addition, I’ve led several mastermind groups in my various businesses. I can honestly tell you that I’ve made some great friends in these groups whom I still talk with today. The reason why you’re able to develop great relationships with mastermind members is because of the format of a mastermind meeting. In most meetings, each attendee shares what’s working and not working in their businesses. For real estate investing, each attendee can share what’s working and not working with their real estate investments. This sharing and open exchange between members is very powerful and can be used to start a very powerful community around your business. Notice that I underlined “meeting(s).” The reason why is because the best mastermind groups meet in person several times a year. This is a lot easier with a local business because attendees do not have to spend a lot of time and money traveling to and from each meeting. Now, I realize that starting a mastermind group might sound like a lot of work; however, this is definitely not the case. You simply set up mastermind meetings and the participants bring the content. You don’t have to teach or give a presentation. You simply moderate the group and give ideas during the various discussions. To be honest, the meetings are actually pretty fun and can be very profitable for you. Starting on the next page, I’ve included a sales letter I wrote to start the first round of mastermind groups in my real estate business. Before you read the letter, understand it was written in 2006 and could use a little polishing. I actually started several smaller mastermind groups – all at the same time. I led one of these groups. My agents also led their own mastermind groups, too. I called these mastermind groups VIP Income for Life Groups. And to give credit where credit is due, I simply copied Dan Kennedy’s mastermind meeting marketing and approach with this sales letter.

He invited this hand picked group to a special meeting, which he called his VIP Meeting. This was a small meeting and only those Income for Life Members who were action oriented were invited. Action oriented people are doers, not talkers. They make things happen on their own and don’t make excuses. They share their successes and failures openly. They are truly inspiring to be around and talk with. The results and feedback from this meeting were pretty powerful to say the least. Here is what member Christopher Colwill had to say: “Hi Dennis. I feel our summit meeting was an absolute success. It was very informative and enlightening. I felt a lot of energy flowing throughout the room from one member to the next. It left me feeling


very motivated and flat out excited about 2006. We must have a summit meeting for 2006! Perhaps we could have these meetings quarterly or semi annually.” The meeting allowed Dennis’s best clients to network, share and learn from each other. One of the things about our membership that I absolutely love is the “Mastermind Effect.” Dennis’s VIP meeting allowed the mastermind effect to flourish at a very high level from his very best clients. I am personally in a small “mastermind group” with Dan Kennedy. This group consists of 15 individuals with incomes of no less than $300,000 and/or net worth’s of no less than $500,000. To be part of this group in 2006, I paid $14,000. I was in a similar group throughout 2005 for which I paid $12,000. I can honestly tell you that being in a small mastermind group is extremely powerful. I am inspired by what each member is able to accomplish in short periods of time. I would leave our meetings invigorated ready to conquer the world. You can’t imagine the impact of being around motivated, high income, action oriented people. They think and act differently than everyone else. I have come to believe that our success in life has a direct correlation to the people we associate with on a routine basis. It is critically important for us to “control” who we associate with because it impacts our thoughts and actions. Based on the feedback we received from Dennis’s VIP Group, we are launching three new small separate VIP groups in 2006. These groups are for Big Thinkers, Big Doers, Investors who are not hesitant to invest in themselves and their businesses, who know they profit from connection to our team and the Income for Life Membership. We are attempting to assemble the “highest level” groups we can, so we can work on “big things.” Tim Yackin, Jerry Quade and I will be starting our own VIP groups similar to the one Dennis initiated in 2005. These groups will each be separate and kept to a smaller size and are by invite only. These new groups will not be open to the entire membership. You have been specifically invited to participate in one of these groups. (See the invite list for each group on the first page.) Depending on each group’s final size, we will either meet in our office or an alternative location. If the size of one or more of the separate groups exceeds our office capabilities, we will have to rent a small conference room at a local hotel for that specific group. There will be four quarterly meetings throughout the year. These meetings will either be on a Saturday or a weekday evening. Each meeting will be roughly four hours long. (As an example, Saturday from 8am to 12 noon or Monday from 6pm to 10pm.) The group discussions will cover the waterfront, including new investing opportunities, business, marketing and money. Each person will have the opportunity to share what’s working, challenges and ask questions. The group as a whole will brainstorm on each VIP member’s challenges and answer questions collectively. This is where the true mastermind impact occurs. Imagine having 10 to 12 action oriented people focused entirely on your personal challenges or questions. This isn’t like asking your “Uncle Herb” what he thinks you should do... In Napoleon Hill’s book, “Think & Grow Rich”, the ninth step toward riches was the POWER OF THE MASTER MIND. Napoleon devoted an entire chapter to this principle of wealth building. In it he wrote:


“No individual may have great power without availing himself of the

“Master Mind.” In a preceding chapter, instructions were given for the creation of plans for the purpose of translating desire into its monetary

equivalent. If you carry out these instructions with persistence and intelligence, and use discrimination in the selection of your “Master Mind” group, your objective will have been halfway reached, even

before you begin to recognize it.

… A benefit of the Master Mind is obviously economic. Economic advantages may be created by any person who surrounds himself with the advice, counsel, and personal cooperation of a group of men who are willing to lend him wholehearted aid, in a spirit of perfect harmony. This form of cooperative alliance has been the basis of nearly every great fortune. Your understanding of this great truth may definitely determine your financial status.” Another benefit of having separate VIP groups is that we will have the ability to share what’s working from one group to another. For example, if someone in Tim Yackin’s group finds a strategy that works extremely well, we can pass this strategy through the other three groups. There is actually a lot of great marketing in the sales letter, and I’m hoping you study it. Notice the following: Takeaway selling was used in three different ways. The first way was by making the groups “by invite only.” Imagine how it would feel to make the short list of those invited to participate. It’s a cool feeling and very powerful in marketing. The second way was by limiting the group size and time for response. And finally, I included language that their enrollment had to be accepted. Takeaway selling is THE most powerful sales tool you’ll ever use. I promise! I used three testimonials. One was from one of our clients who attended a mastermind meeting with one of my agents. The second testimonial was from Napoleon Hill, which was borrowed from his legendary book. You probably don’t have any testimonials from clients, but you can surely find many testimonials about the power of mastermind groups from various thought leaders and wealthy people throughout history. The final testimonial was of my own personal experience participating in mastermind groups and the amount of money I invested to participate. You could share that you are participating in a high-level mastermind group (which is the Master Marketer Group) and report how much you invest to participate. I obviously charged investors to participate in this group and this became a back-end income stream for my real estate business. If you decide to start a mastermind group with investors for your business, you should strongly consider charging investors to participate. I honestly don’t remember how many people ended up joining, but I can tell you that this little sales letter generated well over $5,000 of income. And because we charged for participation, we attracted higher-quality investors into the group. In addition to the income from participation, the business generated several additional commissions from sales to these mastermind members. In fact, one mastermind group actually partnered together and formed an LLC to buy a single-family home for cash, which they still own today. I have included this sales letter in Word format in the members only website. Feel free to modify it as needed for your business. You can


go through your database and identify people you believe would be interested in attending and list them specifically as those being invited like I did. Or you can simply remove the invitation part form the sales letter and mail the sales letter to your entire database. More than likely, you have people in your database who are interested in investing and would participate if given the option. Note that I suggest you send your sales letter through snail mail, because it is more likely to be read when compared to email. Originally I had planned to include the sales letter I used to market the mastermind groups for 2007 in this week’s report, but I ran out of time. I’ll include the second sales letter in next week’s report! This should give you a head start. KILLER 15 MINUTE WORKOUT: Since I’m now in the fitness business, I’ve been experimenting with different workouts and wanted to share a workout my buddy Bedros recently shared with me. He calls it the “Bedros 100 Burpee Challenge” and here it is:

10 Burpees Sprint Up a Hill

(If you don’t have a hill – do 30 jump ropes)

Repeat this 10 times.

That’s it. It’s killer and you’ll work your entire body. If you not sure what a burpee is, Google it and watch a video on YouTube. It's a simple move you can do at home without weights. If you have a treadmill, you can turn it on and set it to incline at a speed you would consider a sprint based on your ability. Do your 10 burpees and then jump on the treadmill and sprint for 30 seconds. Hop off the treadmill and do another round of burpees. Leave your treadmill on and moving for the entire workout so you don’t have to mess with it. This gives you an instant hill at sprint pace! If you try this 15-minute workout, you’ll end up hating me for recommending it. I apologize in advance. ☺
