The Mill itself ceased working as a mill in 1910 and now provides a fascinating and comfortable Grade II Listed home. The living accommodation is arranged over five floors with each floor providing more and more spectacular views as you reach the top of this unique building.

KEY FEATURES

On the upper ground floor level there is an attractive covered veranda providing an outside seating area and an outlook onto the rear gardens. Internally, the property has some attractive features with ledge and brace boarded doors, exposed structural timbers and boarded internal walls. There is an open tread staircase that rises to the full height of The Mill.

The top floor is an excellent study, with a spectacular “work from home” environment which would struggle to be beaten, with incredible views of the neighbouring countryside and Draycote Water.

The fourth floor is a bedroom, with exposed ceiling timbers and an en suite shower, wash basin, low level WC, as well as two built-in wardrobes.

The third floor is a high ceilinged sitting room, with outstanding views, attractive exposed timbers which were part of the mill grinding mechanism, and an original fireplace.

The main bedroom with further exposed ceiling timbers and built in wardrobe is on the second level, and again has delightful views to the south, and a large en suite shower with low level WC, wash basin and enclosed shower cubicle. A large airing cupboard is situated at this level.

The stairs continue down to the main living area which includes an entrance hall, cloakroom with WC and wash basin, split level dining room and kitchen.

Of particular interest is the lower floor of The Mill which has a fantastic storeroom/workshop which also houses the electrical consumer unit, electrical supply and some of the plumbing for the central heating. A burglar alarm covers the bottom three floors.

SELLER INSIGHT The present owners, Peter and Mo, had been living abroad and on their return needed to find a family home. Mo was looking in a

Leamington Spa estate agency when she spotted The Old Mill in charming Thurlaston village. Peter was persuaded that he should consider the property, and when they viewed, it was an easy decision. The unique and characterful building has been their much loved home for thirty seven years.

The approximate dating of the mill is from the late eighteenth century, and as it was in the village it had to be tall enough for the sails to clear the local houses, and so this stunning red brick mill, rises proudly above the surrounding roof tops. Peter says that from the top studio you literally feel above the world.

From the windows you look across sparkling Draycote Water and then the landscape sweeps away to the horizon. It is entrancing to watch daily weather, the changing season and birds wheeling across the sky. It is very special to savour this tranquil and beautiful view, each day.

Mo explains that when she saw the mill she realised its potential as a spacious light filled family home with a positive ambience throughout and great personality. The well equipped kitchen is the hub of the house, and perfect for family mealtimes: whilst the dining room will happily sit eight. The second floor sitting room is a place for family downtime and entertaining. Guests are wowed by the intriguing remnants of the mill’s workings and beams which blend seamlessly with the modern comforts of twenty first century living.

The vast basement was most useful when they stored the regalia for the Lotus 7 Club UK. This could be very useful for anyone wishing to store boats and all equipment. The walled garden enjoys total privacy and is a gentle mix of shrubbery and colourful borders, whilst the patio is the perfect spot for a sunny evening, glass of wine. The Old Mill is a two minute walk to endless rambles and also the village hall, round which the clubs in this friendly village are centred, and there is a local golf club and sailing. Nearby Dunchurch has primary schools and Rugby School, Rugby High School, and Ashlawn School are excellent senior schools. The M45 connects with the M1 and from Rugby station you are in Euston in under an hour.

Peter and Mo take away many happy memories and will miss the glorious dawns, sunsets and moon lit skies they never tired of. It was a privilege to be part of the story of The Old Mill.*

LOCATION

The property is tucked away in the attractive village of Thurlaston, which is a no- through village with around 150 dwellings. The village is situated just a mile from Dunchurch where there is a good range of day-to-day facilities and just five miles from the centre of Rugby.
