Pine Valley will offer a relaxed haven to call home, offering a choice

of neighbourhoods designed in harmony with nature and traditional

neighbourhood values. A place where you can be part of a close-knit

community offering a strong sense of belonging.

Lendlease has prepared a Master Plan for a 5 Star Green Star community

that is shaped by the significant and important environment at Pine Valley.

The creation of distinct and separate precincts – one for residential and one

for the environment – will ensure the protection and regeneration of koala

habitat and create a regionally significant environmental and recreational

green corridor.

Lendlease’s Pine Valley site is immediately west of Oakey Flat Road between Carmichael College in the south and Forest Hills Drive to the north.

• 254 hectares

• Included in the Urban Footprint of the SEQ Regional Plan

• Designated in the Moreton Bay Regional Council Planning Scheme 2016 as Rural Zone and identified as an investigation area for future residential

development

• Former pine plantation and cattle agistment

• Up to 2,500 dwellings proposed

• 30 percent of the site will be dedicated for conservation, environmental

management and open space

ENVIRONMENT AND RECREATION

ENVIRONMENTThe steep ridges and valleys across the site have protected corridors of original vegetation, despite decades of clearing and use as pine plantations.

These corridors will form the heart of the Pine Valley community and will form an expansive natural environment meandering through the site.

Extensive on-site environmental investigations identified inconsistencies between the State Government’s high-level desktop mapping of koala habitat and the actual koala habitat on the site.

Therefore, the proposed 80 hectare Recreation & Open Space and Environmental Management & Conservation Precincts will rehabilitate and buffer the verified koala habitat, isolating and protecting it from development.

RECREATION The living ecosystem of creeks, bushland corridors and wildlife will be the adventure playground and green space for residents of Pine Valley.

The proposed Recreation & Open Space Precinct will be a regionally significant green spine and corridor, including existing mature koala habitat, buffered and protected from residential areas by a major central park and green space areas.

These corridors will form a network of cycling and walking paths, connecting neighbourhoods, local shops, sports and recreational facilities.

The koala habitat will be protected and increased to a 100m wide corridor through the site, expanded to 200m wide through open space and recreation uses.

We will begin the process of enhancing the mapped and protected koala habitat prior to development, to entrench movement paths for koalas across the site.

Referral under the Environment Protection and Biodiversity Conservation Act 1999.

• Oakey Flat Road - upgrading sections to enhance traffic capacity and safety

through new or improved intersections, street lighting and pedestrian and

cyclist facilities.

• Carmichael College - access improved through upgrade of Oakey Flat Road

and possible other connections within the community to provide safer access.

• Public transport - the new community will provide a critical population mass

and improved road network that could support an expansion of the current

bus services, subject to State Government planning.

Pine Valley will provide an extensive network of pedestrian and cycle paths

along roads and through the parks and bushland - ensuring a community that is

connected within the site and to the surrounding areas.

The traffic investigation required for the development application will consider:

We will apply the principles of Living Waterways to create living ecosystems of

creeks, bushland and wildlife, creating places to explore and enjoy.

The waterways will be central to the stormwater retention plan for Pine Valley,

that will include two major retention basins.

The Living Waterways approach will deliver:

Natural ecosystems – the waterways within

Pine Valley will be protected and enhanced with locally

relevant vegetation species

On-site stormwater solutions will be selected for

Pine Valley which are locally appropriate, attractive

and functional

Healthy Living – active and passive recreational

opportunities will be catered to within the waterway

corridors of Pine Valley

Education and Awareness – places that promote water

cycle education and awareness activities will be provided,

including opportunities for interactive water play

Construction Processes – construction processes that

prevent erosion and minimise sediment wash off into the

waterways of Pine Valley will be adopted.
