Showcase—Saturday October 24th, 7:00 p.m. in Old Cabell Hall on the famed Lawn at the University of Virginia.

The concert’s lively and varied pro-gram will feature selections from all four ensembles’ 2015 repertoire—including Eric Whitacre’s stunning “Sainte-Cha-pelle,” Chesnokov’s beautiful “Spaseni-ye,” the folksong “Shenandoah,” a work

by contemporary composer Ola Gjeilo, and an arrangement of Arlen’s “Some-where over the Rainbow.”

The evening will close with a joint performance of Mendelssohn’s “He Watching Over Israel” from Elijah, as well as the beloved UVa songs, sung by the combined choruses (nearly 200 voices strong), who will be joined on stage by their alumni.

The Virginia Women’s Chorus is conducted by KaeRenae Mitchell, the Virginia Glee Club is led by conduc-tor Frank Albinder, and the University Singers and UVa Chamber Singers are directed by UVa faculty conductor Mi-chael Slon.

Lake Monticello is a pop-ular gated community in nearby Fluvanna County that offers a resort life-style attractive and acces-sible to everyone from first timers to empty nesters. Its many advantages in-clude the beautiful lake, an easy commute to town

and much lower home prices than are available in Charlottesville and Albe-marle. In addition, it offers a lifestyle that includes swimming, golfing, ten-nis and boating, all big draws for fami-lies, as well as retirees, who like the laid back atmosphere within the security of a gated community. While the sec-ond home market is also strong at Lake Monticello, many of these buyers end up selling their other home to become full time residents once they experience the delights of this lakeside community.

The idea for Lake Monticello origi-nated back in the 1960s when a group of developers envisioned a man-made lake surrounded by a residential com-munity. As reported at the Home Owners Association’s (HOA) website, the original lake had 35 to 40 feet of water in it when it got a big boost from the torrential rains associated with Hurricane Camille in 1969. The hur-ricane also caused the weakening of a nearby dam and the influx of water from another lake.

In the early 1970s, the developers elected to turn the community’s man-agement over to the HOA and by the early 1980s Lake Monticello had devel-oped into a modest subdivision with 400 lots. Today the 350-acre lake with 22.5 miles of shoreline is surrounded by 4,200 homes and a large cross sec-tion of people enjoying the year round vacation lifestyle offered by this resort style community.

Where Buyers Come FromBack in the 1980s, Keith and Yonna

Smith, who today are a REALTOR® team with Roy Wheeler Realty, Co., saw an ad in New York and other north-ern cities offering to pay visitors $150 to come down and experience Lake Monticello first hand. They traveled here from New York City, fell in love with the area and the lake, bought a lot and moved down. They called Smith’s father and encouraged him to join them. One was to a cou-ple who had been living in a two bed-room townhome in Northern Virginia and were excited to move into a three bedroom detached home with privacy and a two car garage, not to mention the proximity to a beautiful lake. She also worked with a couple from New Jersey who moved in just before Christ-mas last year. Their holidays were very bright thanks to their new home that came with Fluvanna County’s much lower property taxes compared to what they were used to in New Jersey.

Patsy Strong, with Strong Team Re-altors, Inc., also sees many buyers from the these same areas stating, “Over the past decade we’ve seen most of the buy-ers come from Northern Virginia and the DC Metro areas. I would expect this would continue, as many of those buy-ers are attracted to the Charlottesville area because of the quality of life here.”

People also arrive from other parts of the country. Larry Miller, with Cen-tury 21 Monticello Properties, moved here from Ohio in 1998, attracted to Lake Monticello because of its easy driving distance to Charlottesville and its much lower home prices. As a golf-er he also enjoys playing at the local course when he takes time off from his busy real estate practice.

Lake Monticello’s Real Estate Market

The most recent quarterly report shows that the market is down in all of Fluvanna County, including Lake Monticello, compared to last year. However, Vicki Wilson, with

Monticello Country Realtors, reports that her office is busy with “more pend-ings and listings on the books than at this time last year.” She added that compared to 2014, sellers are putting their homes on the market later in the year, which will result in later closings. She is proud that her company “leads the market share at Lake Monticello in sales this year.”

“We are very busy this year,” Strong said, adding, “The market at Lake

Monticello is quite healthy, and has experienced almost 10 percent appre-ciation in the median sold price com-pared to 2014. Also, “the waterfront home market has performed well in 2015 with 15 waterfront sales so far this year, compared to 13 at this same point in 2014.”

Lower prices compared to what are available in Charlottesville and Albe-marle make the resort lifestyle available to a wide range of families willing to

make the commute. “Buyers are willing to drive 30 minutes to work in order to enjoy the lifestyle of the lake,” Wil-son said. She added that families with children also appreciate the quality of the local schools, such as the local high school that recently received a medal from US News & World Report based on criteria such as student teacher ratios, college readiness and math and read-ing proficiency.

Even first time homebuyers can find much to choose from at Lake Monticello. Of the 159 homes that have sold in this community year to date, 89 sold for under $200,000 Wil-son reported, adding that the combi-nation of low prices and interest rates means “you can buy a home for less than a rent payment in many cases.”

“One of the best things about work-ing with Lake Monticello buyers is that they are a diverse group of clients,” Strong said. “We get to help first time buyers through their purchase, fami-lies find a home that fits their expand-ing needs, vacation homeowners find the getaway they’ve always wanted, and retirees find a place to settle down and enjoy life. One of the most interest-ing things we see is people who move here and enjoy it so much they end up getting family members and friends to join them...it says a lot about the quali-ty of life at Lake Monticello that people would move here, and then convince friends and family to do the same.”

Lake Monticello’s LifestyleWilson’s company has a slogan for

Lake Monticello living, which is, “Va-cation at Home, Year Round!” If you define a vacation as a time to be out and about and active, then you will find many opportunities at this popu-lar lake. On the other hand, individu-als who look forward to vacations as a time of peace and quiet when they can get away from the stress of life in town will also find what they want at Lake Monticello.

For example, residents can enjoy boating, fishing sailing and skiing on the lake, take part in a golf tournament or play tennis or swim at one of five beaches or in the pool. There are also playgrounds, a paved walking trail and lighted tennis and basketball courts.

“There is always something for peo-ple to do,” Campbell said, including clubs for interests such as computer users, politics or card playing and even one for ham radio operators. It is not unusual for her to receive calls from prospects who find Lake Monticello online, read all about the amenities and activities and want more informa-tion or to come look at homes for sale.

Wilson added that people appreci-ate the sense of community they find at the Lake. She enjoys having the op-portunity to introduce people to this special community as their agent and then becoming their friend and neigh-bor after they move in.

A lot of Lake Monticello’s resi-dents appreciate its easy access to Charlottesville for work, shopping or to enjoy leisure and cultural activities. Others commute to Richmond, just 45 minutes away on the interstate. For these people, the Lake is a nice place to get away from town on weekends and in the evenings.

Some enjoy the peace and quiet enough that they find a way to work from home. Many of the agents who work the Lake Monticello market live in the community as does Sarah Sturm, a young professional who used to commute into Charlottesville every day for a job. At one point she sold her first Lake Monticello property and moved into town. However, after sev-eral years she moved back, missing the peace and quiet. Recently she left her job and now works her own business from home. She described living in town as “convenient,” but appreciates the “slower pace” of life at the Lake.

Safety, Security and Essentials Close at Hand

All Lake Monticello residents are re-quired to be members of the HOA and to pay annual dues. Part of what this pays for is common ground mainte-nance, trash pickup and snow removal. Fees also cover the security gate and a full time police force.

A fire and rescue squad is available just outside the gate and in the event of a fire or medical emergency, they and the police are quick to respond. Wilson described a winter night when she had an emergency at her home that prompt-ed a call to the rescue squad. Even though the local roads were closed help was there within five minutes.

Tom Morace, with Century 21 Monticello Properties, recalled a simi-lar experience when an ambulance and the EMT arrived within five minutes after his mother slipped on her deck and broke her shoulder.

In Lake Monticello’s early days it was far removed from many of the conveniences available in town. When Smith first moved there in the 1980s, he and his wife drove to Charlottesville to buy groceries or fill up with gas. Today the essential services including medical facilities, dentists, attorneys, a pharmacy, a grocery store and restau-rants, are all immediately nearby, and

of course, Lowes, Wal-Mart and many other services are just a short drive away at Zion Crossroads.

“Everything we need is right here,” Miller said, adding that even Goodwill has opened a store in the area.

Second Homes The original developers intend-

ed for Lake Monticello to be a vaca-tion community, and today the sec-ond home market “continues to be strong,” Wilson said. “Buyers from Northern Virginia and other areas want that weekend home and then plan to retire to our community even-tually,” she continued.

Recently she has also noted a new trend which is that younger buyers are choosing to move to their dream home at the lake earlier in their life and, like Sturm, choosing to work from home or just retiring early.

The choice whether to buy or rent is one of the biggest financial decisions many sav-vy adults must make. And a study conducted

by Realty Trac and released by the U.S. Department for Housing and Urban Development, reveals that buying is still more affordable than renting. Interest-ingly, the study shows that purchasing a median price home was more affordable than renting a three-bedroom apart-ment. And, according to the Virginia As-sociation of REALTORS® August 2015 Home Sales Report, there was nearly a 4 percent rise in real estate sales from the same time period last year, which clearly indicates that Virginians are re-entering the housing market.

What’s Driving this New ShiftAs the economy improves and sal-

aries continue to rise, consumers are more likely to depend on big ticket items when they feel confident about tomorrow and their future, according to S. Lisa Herndon of Montague Mill-er & Co. (www.montaguemiller.com). When consumers have an optimistic outlook about the U.S. and local econ-omy, they are more likely to spend. In addition, the strengthening of the economy and low unemployment also has gained enough momentum to help provide the support that the housing

market needed to sustain a recovery, she adds. Pat Dent of Dale Hardy Real Estate (www.pamdent.com) believes that there’s an urgency for buyers to get in on the low interest rates before they increase. Since the economy is a lot more stable than it was five years ago, “people are a little more comfortable and ready to jump back in” the housing market, Dent adds. Furthermore, Hern-don believes that the drop in oil prices is another driving factor attributed to the increased interest towards home-ownership, which directly has an effect on transportation and energy cost for households. In fact, the Virginia Asso-ciation of REALTORS® sales report shows a sustainable housing market, and there appears to be no indication of it slowing down anytime soon.

Homeownership Brings Finan-cial Stability

For decades, homeownership sig-nified an essential step in a success-ful life for many Americans, and this still holds true today. When you are a homeowner, the principle portion of your mortgage payment helps to build your net worth. With every monthly payment, you are building equity in your home that you can tap into when needed, says Herndon. Over time, this creates tangible financial value that al-lows you to draw upon in the case of an emergency, or if you need to do home

improvements – “that’s almost like a savings account,” she adds. On the other hand, when you are a renter, you don’t have this option available to you. Another reason to buy and not rent is the annual tax benefit. Homeowners are allowed to deduct mortgage inter-est from their tax obligations, a perk that’s not given to renters.

Whether you rent or buy, you still have a monthly housing cost, says Dent. But when you are a renter, you are paying your landlord’s mortgage and building his equity and not your own. The argument REALTORS® of-ten hear from potential buyers is that homeownership seems too expensive. During the first few years it may ap-pear to the homeowner that renting is cheaper, but keep in mind that you are paying off the interest up front, says Herndon. Consequently, over time, you can expect the interest to lower, and the equity to increase – an incentive your landlord experiences every time

you make a monthly rental payment. For example, if you get a 30-year fix mortgage rate, the monthly payment will not change no matter what hap-pens to interest rates or the economy. However, when you rent, you can ex-pect an increase in rental property to change with inflation.

Re-entering the Housing Market after Foreclosure

According to the National Associa-tion of REALTORS® return buyer re-port, more than 1.5 million formerly distressed owners will likely buy again. If you have paid rent and utility bills in recent years, and you have improved your credit report, re-entering the hous-ing market is more of a reality than you might think. Despite the overwhelm-ing foreclosures experienced a decade ago, the benefits of homeownership remain the same, says Herndon. Those who were hit hard during the recession and are now back on their feet should not be afraid to stop renting and re-en-ter the housing market. Dent says that potential buyers should not let previ-ous foreclosures deter them from be-coming homeowners again. In fact, the experienced homeowner understands that homeownership not only brings about financial net worth, but it pro-vides a sense of stability and security for raising a family. Baby boomers who lost their homes to foreclosure during the recession also should reconsid-er homeownership, says Herndon. Baby boomers understand the value of homeownership, and getting rid of their landlords provides them with a second opportunity of experiencing the American dream. However, poten-tial buyers should not enter this pro-cess blindly—just do the research and investigation before returning to the housing market.

Homeownership is still the Ameri-can dream. In fact, buying still remains more cost effective than renting. And studies conducted by organizations like the National Association of RE-ALTORS® provide statistical research and data that indicates that the econ-omy is strong and sustainable making it a prime time to fire your landlord and begin building wealth and security through homeownership. When you continue to rent, the one thing you can expect is that your monthly payments will increase every time you sign a new lease. It makes greater fiscal sense to buy than to rent, which is why you should take control of your financial future and become a homeowner. n
