I am recently going onto the market what recommendations can you make with regards to preparing my house for viewings?

This is a very important question. I would say preparing your house for viewings is one of the very first things you should consider even before

you think about putting your house on the market. There are some very simple things you can do when

preparing your house, First Impressions are extremely important:

Curb Appeal – can be improved by making sure the front garden looks tidy. If the front door looks mucky give it another coat of paint.

Say goodbye to every room. Don’t look backwards, look towards the future.

De-personalise the house – quite often buyers will struggle to see past personal artefacts and you don’t want them to be distracted. You want buyers to imagine their own photos on the walls and shelves and they can’t do that if yours are there.

You don’t want the buyers asking I wonder what kind of people live in this home, you want buyers to say I can see myself living here.

De-clutter – have a look around the property and consider if you have used a number of items over a year, you probably don’t need it. If you don’t need it why not donate it to a local charity?

Clean down the kitchen counters – put essential items used daily in a small box that can be stored in a cupboard when not in use.

De-cluttering can be the start of a packing process and will give you a head start on the things that you need to do anyway.

Make minor repairs – replacing cracked floor tiles or counter tiles, patch holes in walls, fix leaky gutterings, fix doors that don’t close properly and kitchen drawers that jam, consider painting your walls neutral colours, replace light bulbs.

Make the house sparkle – wash the windows inside and out, pressure wash you driveway and patios, remove cobwebs, clean our the refrigerator, vacuum, wax the floors, bleach any dis-coloured grout, hang out fresh towels, clean and air out any musty smelly areas, odours are a big no-no!

Let your agent know of relationships with the neighbours. Don’t be afraid to ask your agent for advice and recommendations

I have a rental property that is let out to three sharers. Are there any regulations surrounding this kind of tenancy?

The classification of an HMO – House of Multiple Occupation is as follows;

• A building, house or flat, where two households live comprising three or more people as their main residence

• One or more basic amenity is shared (ie bathroom, toilet, kitchen)

• Rent is paid by at least one person for use and occupation

In other words, many properties with sharers are HMO’s; a two bedroom property with a couple and a single person (assuming they are not family) is an HMO.

Some HMO’s need mandatory licensing;

• A property of three or more storeys (including basement and loft rooms, or two floors above a ground floor commercial premises for example)

• Occupied by five or more people• Forming two or more households who are sharing

one or more basic amenities

These properties must be licensed and there are fines for failure to comply with this licensing requirement.

So, why should we consider those properties that we now know are HMO’s ie three sharers if we do not have to worry about licensing them? Well, an HMO still carries with it particular requirements – not least of which are specific safety measures under Statutory Instrument February 2006, the most important is the mandatory requirement for the fixed electrical installation to be inspected and tested not less than every five years by a competent person and a certificate obtained.

What is the conveyancing process for a purchase and how quickly can I sign the contract and move in?

The conveyancing process is basically in three parts for a freehold transaction. When you instruct your solicitor you will sign a letter of

engagement.

• If you are taking out a mortgage you need this offer in place and if you are a cash buyer you need to ensure your funds are ready to be transferred to your solicitor

• Your solicitor needs to apply for your searches, chancel, environmental, local authority and drainage. Once these are back your solicitor will go through the results with you

• Your solicitor will receive the Contract, Property Information Forms, Fixtures and Fittings Form and other information in relation to the property from the seller’s solicitor and will go through it and raise any enquiries they need to be answered in relation to this. Once the replies to these are in then your solicitor can go through the replies with you

Once these three parts are in place then your solicitor can give you a report on the property you are purchasing and the contract to sign.

If the property is leasehold there will also be leasehold information and a lease which will need to be provided by the seller’s solicitor and your solicitor will also raise enquiries on this.

Once the contract is signed you can pay your solicitor your deposit and it is at this stage you can exchange contracts and set your moving date.

Sophie continues to offer a great service and her business is going from strength to strength, her most recent introduction to a property is Mark Mink and Fre Ram-meloo, both originally from Holland.

The couple have lived in many parts of Europe as well as the North of England and due to work commitments they have moved to West Sussex and settled in the village of Warnham. “we where so used to living in town and city locations we felt it was time to settle down in a nice quiet village”, says Fre.

Mark and Fre returned home to Liverpool and started their search again.
