LocationThe London suburb of Harrow is a well-established retail and commercial centre and is also considered an affluent location. Access is good with Heathrow Airport approximately 11 miles to the south-west and nearby A40, M1 motorway (Junction 1) and M25 motorway (Junction 17) providing excellent access to the national road network. The London Underground service at Harrow-on-the-Hill is provided by the Metropolitan line, with journey times into central London (Baker Street) of approximately 35 minutes.

The site is located in South Harrow, with the former public house bounded by South Hill Avenue to the south-west and the A312 to the north-west.

Description The site currently comprises of The Star public house, which is a two storey building of brick (painted in part) construction with pitched clay tiled roof.

Internally, the public house is fairly open plan with WC’s. At first floor, there are 7 bedrooms a domestic kitchen and 2 bathrooms. The kitchen at the pub is also located at first floor.

In its current form, the public house measures approximately 325 sq m (3,498 sq ft).

The existing public house underutilises the site and therefore it is proposed to re-provide the public house in a reconfigured format, measuring 493 sq m (5,306 sq ft) with 9 private residential flats and 1 manager’s flat associated with the public house. The make-up of the flats are detailed below.
