Over the past eight years, the Stoneacre Property Group has built

enjoyed significant growth, maturing from the estate agency business I established in

Chapel Allerton eight years ago, into the successful Stoneacre Property Group which now

the crowd. You don’t necessarily have to spend much money – it’s more

a question of knowing what buyers are looking for when they view your

Based on our many years’ experience and hundreds of successful sales across the region, here are our top

tips to ensure your property makes a great first impression:

• DECLUTTER – clutter makes rooms appear smaller and personal items like family photos can make it

difficult for people to imagine themselves living in your home. So go through each room and remove as

much clutter as possible.

• ROOMS WITH A PURPOSE – ensure each room has a defined purpose. Make sure bedrooms have a bed,

a dining room has a dining table and so on. This helps viewers envisage how they would use each room

and can ease concerns about the practicalities of smaller rooms.

• REPAIRS – dripping taps, mouldy grout, wobbly doors – all quick to fix and will make a big difference to

how prospective buyers view your home.

• KERB APPEAL – it’s not just the inside that counts. Viewers often

make their mind up even before they set foot in your home so

make sure your garden is neat and tidy, remove rubbish from the

street and give your front door a fresh lick of paint.

• HIDE FIDO – not everyone is an animal lover and signs of pets can

be a big turn off for viewers so hide the food bowls and litter trays

and keep animals out of the way during viewings.

• DECORATE – if you have chosen bold colours

or have unusual taste in décor, it might be worth

toning things down before you welcome viewers.

Equally, if paintwork is looking a little tired or

wallpaper is peeling, it’s a good idea to freshen

things up. Investing a little on decoration could

WHY DO I NEED A SURVEY?

Buying a new home or investing in property is a big

financial commitment.

Often a survey will uncover things that you simply

cannot see when viewing a property and will help

avoid expensive surprises after you’ve moved

in. Instead any issues raised in the survey can be

addressed before completion and ensures that the

price you are paying represents the true market

value of the property.

BUT WON’T MY MORTGAGE LENDERUNDERTAKE A SURVEY?

No, your lender will arrange a valuation of the

property to ensure they are not offering to lend

you more than the value of the property. However,

a valuation is not the same as a survey and won’t

usually uncover any potential problems regarding

the condition of the property.

ARE DIFFERENT TYPES OF SURVEY AVAILABLE?

Yes, there are three main types of survey – a home

condition report, a homebuyer’s report, and a

building survey.

A home condition report is a basic type of survey

that is most suitable for properties that are

constructed from conventional building materials

and are in a reasonable condition. This type of

report provides a summary of the risks associated

with the condition of the building.

A homebuyer’s report is more extensive, involving

a more detailed inspection and will include the

surveyor’s professional opinion regarding the

market valuation of the property. It will also

contain a list of any problems the surveyor thinks

may affect the value of the property with advice on

repairs and ongoing maintenance.

A building survey is the most detailed of the three

types of survey and is often recommended for

older properties or for those with unconventional

construction or period features.
