Roof System –Typical Details

Scope of Work Summary

• Remove existing roofing system down to deck

• Remove all abandoned mechanical curbs, cover openings with heavy gauge sheet metal anchored to surrounding concrete deck.

• Raise through wall flashing at all masonry perimeter walls.

• Raise or install new curbs at mechanical equipment to achieve minimum 8 inch flashing height above finished roof height of new roofing system.

• Clean and prime existing concrete roof decks and install a base ply of modified bitumen sheet torched down the concrete decks.

• Install 4.5 inches of polyisocyanurate insulation and ½-inch thick gypsum roof cover board with low rise foam. All layers secured in accordance with wind uplift requirements.

• Install new wood blocking and nailers as required by manufacturer and to achieve minimum 8 inch base flashing height.

• Install a new, two-ply SBS Modified Bitumen Roofing System, top ply to be granular surfaced.

• Install new unit, edge metals and counter flashings.

• Install new overflow scuppers at locations shown on Drawings.

• Install new life safety guardrails and access ladders as shown on Drawings.

• The Contractor shall provide all labor, plant, supplies, equipment, services, facilities, and appurtenances which are indicated or reasonably implied by the Drawings, or as specified, or that are required for the work described in the Contract Documents.
