    SITE SELECTION

    CITERIA FOR SELECTION OF SITE

    Location

    Housing for the elders should be in a neighbourhood that provides opportunity for independence in an atmosphere of comfort and

    security. The retirement home must be built in a residential zone, so that the elders get an opportunity of living, where there is

    activity. The elderly feel safe among their own peer group. They also feel themselves secure when among the general populace,

    watching the younger generation going by on their way to work, children to school etc. The retirement home being among a

    residential neighbourhood including shops, temples, parks, gardens gives the residents in the retirement home satisfaction that

    they are a part of the habitat and have not been cast aside in the last few years of their life on this earth. They can be involved in

    social service, impart and share the knowledge they possess in the course of their working lives and share the same with the new

    generation growing along side.

    Area

    The site area must be adequate place to accommodate the built up area requirements. Since climbing for elderly may not be

    feasible, due consideration must be given to ensure most of the residences and activities are created on a ground level. Should

    space constrain be there, or more facilities can be created on the same site, elevators, ramps and stretcher lift that can

    accommodate wheel chair with power back up must be in place for use.

    Access

    The access road shall be such that vehicles can move in and out easily, especially ambulance in case of an emergency.

    Topography

    Normally retirees being aged, they prefer a relatively flat topographical area. The housing project must be located keeping this in

    mind. Climbing up or down is mostly disliked by the elders and is dangerous and must be avoided in the general design pattern.

    Traffic density

    Elders are reluctant to go out in high traffic zones due to noise, pollution and the speed vehicles. They fear the accidents may take

    place due to their slow movement, low visibility due to poor eye sight and the hurry in which the current generation is living in. A low

    density traffic zone is preferred; this can be said of sites being developed for retirement homes just off the main road, with a normal

    access by means of a side road.

    Facility relationship requirement

    Due to the physical limitation of the elders and often with meagre inflow of income, they become dependent on common public

    transport such as public service transport buses, rickshaw, etc. Very few own vehicles. Some may be in a position to have their

    own vehicle and also a driver. Though most of the needs such as shelter, food and health care are taken care of by the retirement

    homes, the elders may move out if need be to

    1. Visit a place of worship

    2. Barber shop or a beauty parlour.

    3. Drug store

    4. Essential shopping.

    These facilities should always be available, but need not be located within the critical walking distance if direct and convenient

    public transit is available to the inmates when going to or returning from them. A reasonable and comfortable walking for the aged

    has been determined to be 0.75km.

    Social interaction facility requirement

    Social interaction facilities are being recognized as equal in importance to those, which provide basic necessities.

    SITE ANALYSIS

    Location

    This site has been chosen at Kharadi, off the Kharadi

    bye-pass in Pune. The site is around 10km from

    Pune railway station and 7km from the airport.

    Area

    The area of the site is 37,294.97 sq m i.e., 9.32

    acres

    Access

    Currently the site is accessed by a 6m wide kachha

    road running along the west side of the site, which

    meets the main Kharadi bypass road. The site is just

    200m from the main Kharadi bypass road.

    Zoning

    The site is located in a residential zone, as marked on the development plan of Kharadi. The area is still developing and not very

    thickly populated.

    Surrounding

    The eastern and southern sides are bounded by vacant sites. The Mula-Mutha river is towards the south at quite a distance from

    the site. On the north side of the site is a residential colony by the name of Nyati Empire. On the western side is the access road to

    the site, beyond which, there are individual bungalows and a few residential buildings. The site is located in an area which is

    coming up fast as a major residential area together with IT parks, 3 star hotel, restaurants, petrol pump, Noble hospital, Mega

    shopping mall all within a radius of 3.0 km.

    Topography

    It is flat land of basalt laden with layers of soft murrum.

    Shape of the proposed site

    The site is almost rectangular, with a curved boundary on the west.

    Traffic density

    Due to the site being off the main bypass and the area around still in developing

    stages, the traffic density is low and mainly comprises of private vehicles of the

    residents staying around in the vicinity.

    Features

    The ground is flat, with scarce

    vegetation except for shrubs

    and grass in specific areas.

    few trees exist which are

    Gulmohar, Jamun and Neem.

    Pune has a tropical wet and dry climate with average temperatures ranging between 20 to 28 C (68 to 82 F). Pune experiences

    three distinct seasons: summer, monsoon and winter. Typical summer months are from March to May, with maximum temperatures

    ranging from 30 to 38 C (86 to 100 F). The warmest month in Pune is April; although summer doesn't end until May. The city

    often receives heavy thundershowers in May (and humidity remains high). Even during the hottest months, the nights are usually

    cool due to Pune's high altitude. The monsoon lasts from June to October, with moderate rainfall and temperatures ranging from 10

    to 28 C (50 to 82 F). Most of the 722 mm (28.4 inches) of annual rainfall in the city fall between June and September, and July is

    the wettest month of the year. Winter begins in November; November in particular is referred to as the Rosy Cold. The daytime

    temperature hovers around 28 C (82 F) while night temperature is below 10 C (50 F) for most of December and January, often

    dropping to 5 to 6 C (41 to 43 F).

    SERVICES

    Electricity

    Power lines on the eastern side of the

    site passes nearby, there are around 3-

    4 electric poles with energised power.

    There is a DP on the east side.

    Water supply

    Main water supply line of PMC runs on the main Kharadi bypass road on the west

    side. A branch line to the site shall bring in piped water supply from the PMC.

    Drainage

    Manholes and chambers to carry the drainage pipes are visible at the north west

    of the site which will carry the waste from the site to the outside main drainage

    line running under the main Kharadi bypass road.

    Positive points of the proposed site

    Away from the city core hence less polluted and less crowded area.

    It is free from any kind of pollution.

    It is free from excessive noise.

    Unobstructed winds as there is hardly any construction around. But in future, it is likely to develop as the surrounding sites

    are in residential zone.

    The site is off the main Kharadi bypass road, at a distance of 150m from it, with a secondary access road, running along the

    west side of the site, so the intensity of traffic is less.

    Convenience of transport facility as auto rickshaws and public transport buses are available on the main Kharadi bypass just

    150m away. Bus stop at 0.5km from the site on the main road.

    Site is flat which will be comfortable for the user considering their age.

    Quick access to the main road. Proximity of Noble hospital in case of any medical emergency.
