RESIDENTIAL DEVELOPMENT ACTIVITY Year End 2009 New Residential Construction During the period of January 1 to December 31, 2009, permits were issued for 95 new residential dwelling units in the Town of Fort Erie. 41 of these units were located within Registered Plans of Subdivision or Condominium. Of the 95 units, 61 were single-detached dwellings ( 6 4.2% ) , 2 were semi-detached dwellings ( 2.1% ) , 16 were townhomes ( 16.8% ) and 16 were mobile dwellings ( 16.8% ) .

Registered Plans of Subdivision There were no new Plans of Subdivision registered in 2009. Two ( 2 ) Plans of Condominium ( Hagey Avenue Condominiums - NSC-102 and River Trail Condominiums ( NSVLC-99 ) were registered in 2009, adding 31 units ( 21 being converted from existing rental units ) . As of the end of 2009, there were 36 Registered Plans/Activated Condominium Plans in Fort Erie, representing a total of 1261 lots ( 1538 units ) . Of these, 401 lots ( 437 potential units) were vacant. This represents an approximate 3 year supply of housing on Registered Lots. Of the 401 vacant lots, about 36% were located in the Crystal Beach Neighbourhood ( 146 lots ) , about 31% were located in the Ridgeway/Thunder Bay Neighbourhoods ( 1 23 lots ) , while about 9% were located in each of the Stevensville and Garrison Neighbourhoods. The remaining lots were spread out amongst the Crescent Park, Lakeshore, and Douglastown Neighbourhoods, or located in Rural Areas.

Draft Approved Plans of Subdivision There were no Plans of Subdivision or Comdominium receiving Draft Approval in 2009. As of the end of the year, there were 21 Draft Approved Plans in Fort Erie, representing a total of 999 lots ( 1163 potential units ) . This represents an approximate 7 year supply of housing on Draft Approved Lots. Of the 999 lots, about 1/3 were located in the Spears/High Pointe Neighbourhood ( 325 lots) , nearly 1/4 were located in the Douglastown Neighbourhood ( 236 lots ) , while the Ridgeway Neighbourhood contained 11% ( 113 lots ) . The remaining lots were scattered throughout the Crys-tal Beach, Stevensville, Lakeshore and Garrison Neighbourhoods, and in the Rural Area.

Active Plans in Process As of the end of 2009 there were nine ( 9 ) active plans of subdivision in process, which had not yet received Draft Plan Approval. In total, the nine Active Plans represented 525 lots ( 921 potential units ) . Of these 525 lots, 40% were located in the Crystal Beach Neighbourhood ( 208 lots ) , 32% were located in the Ridgeway/Thunder Bay Neighbourhood ( 1 69 lots ) and the remainder were located in the Spears/High Pointe, Crystal Beach and Crescent Park Neighbourhoods, and in the Rural Areas.
