SITUATION Having obtained the Outline Planning Permission, Lodge & Thomas are delighted to bring to the market four serviced building plots within a 0.64 Acre (0.26 Ha) development site at Trewennan, St Teath. Detailed Planning Permission has now been secured with Reserved Matters applications having been concluded by the Architects, Keystone Consultants (UK) Ltd. The four plots are available individually, or the site may be purchased as a whole. The plots are situated in a delightful rural location approximately ½ a mile from the centre of the sought after village of St. Teath, which has a thriving local community and offers good local amenities inc. Post Office/store, butchers, village inn, parish Church, primary and pre-schools, WI, football club, drama group and gardening club, etc. The village is approximately 400’ above sea level and lies between the North Cornwall coast and the western edge of Bodmin Moor, both of which are designated Areas of Outstanding Natural Beauty. There are stunning coastal and country walks in the area which is also an Area of Great Landscape Value. The development plots are therefore ideally located in a rural yet accessible setting just a short distance from spectacular stretches of the rugged North Cornwall Coastline with its sandy beaches, coastal footpaths and fishing villages etc. The well known coastal village of Port Isaac, famous for the TV series Dr. Martin and the “Fisherman’s Friends” is 6½ miles away. Tintagel, associated with the legend of King Arthur, and the fishing village of Boscastle are 5 and 8½ miles respectively. The plots are accessed directly off the B3267 North Road which runs parallel to the property and leads in to St. Teath from the B3314 at Westdowns, or from the A39 at Knightsmill. Camelford is just over 4 miles distant and offers a comprehensive range of shopping, recreational and educations facilities. The ancient market town of Wadebridge on the bank of the River Camel is about 8 miles distant and is on the picturesque Camel Trail, a popular multi-use recreational trail, formerly two railway lines running from Padstow via Wadebridge and Bodmin to Wenfordbridge near Blisland on the edge of Bodmin Moor, now used regularly by walkers, cyclists and horse riders etc. The City of Truro has a large shopping centre and is the administration centre for Cornwall with excellent facilities and is about 33 miles away. Newquay Airport with its regular flights to various UK and European destinations is approximately 20 miles distant via the A39 Atlantic Highway which is 1 mile from the property. The Trewennan development is approached off the Council maintained B3267 tarmac road which runs parallel to the site. From there a private estate road will lead to the four serviced building plots. THE LAND Outline Planning Permission was granted on 15th March 2017 under application no. PA17/00571 providing permission for the development of four detached open market residential dwellings with all matters reserved. Detailed Planning Permission was secured on 25th September 2019 by way of two further Reserved Matters Applications. Application no. PA19/02331 dealt with access, appearance, landscaping, layout and scale. Application no. PA19/04400 dealt with the soakaway system.

The whole site extends to approximately 0.64 Acres (0.26 Hectares) comprising the four development plots together with an access road. The site is enclosed by a traditional Cornish hedge against the public highway to the west, there is a post and rail fence against the property to the north and a concrete block wall against the property to the south. A new post and wire fence will be erected by the Vendor to mark the eastern boundary of the Site. The Vendor will retain a right of access from the public highway, leading to the Vendor’s retained land to the east.

All matters relating to the Planning Permissions, design and layout, Decision Notices etc can be obtained via the Agents or via the Local Planning Authority, Cornwall Council, under the following Planning Application References: PA17/00571 (Outline Planning Permission); PA19/02331 (Reserved Matters: access, appearance, landscaping, layout and scale); and PA19/04400 (Reserved Matters: soakaway system). ACCESS & SERVICES: Each of the four plots are offered for sale Freehold as serviced building plots, each with detailed Planning Permission for the construction of a detached four-bedroom family home. Prior to completion of sale, the Vendor will install the private access road leading to the eastern boundary of each plot, the pedestrian footpath and steps leading to the western boundary of each plot, together with mains electricity and water connections.
