There is no putting it offany longer. You reallymust start getting your
trees and shrubs back intoshape before the dormant sea-son ends. Pruning extends thehealth and life of all the trees inyour garden, enhances their beauty and pre-vents them from crowding out other plants.
Let’s start with evergreen conifers.Junipers are probably the biggest problemwhen it comes to keeping shrubs in check.Whether they are low or medium spreadingtypes, or an upright variety, they need to bepruned at least yearly to enhance their ap-pearance and to keep them from taking over.With electric hedge trimmers or two-handledgrass shears in hand, simply trim back intolast year’s growth while shaping the plant.Low spreading varieties usually look best ina fan shape, while uprights can vary depend-ing upon their form, but I have found thenarrower you prune them, the better theylook. If they get ahead of you, you may haveto be a little more severe. Remember if youprune back into the old hard wood, it takesa long time for your junipers to look goodagain.
There are, however, a couple of exceptionsto take note of. Whether they are compactornamentals or tall specimens, all pine andspruce trees are best pruned in May. Thereason is that they grow by producing buds,or candles, which should be allowed to ‘pop’before pruning. If you cut the buds or can-dles off, it may be a whole year before anygrowth appears, leaving a rather choppedappearance. Prune pines in May when thenew candles are shooting up profusely. Whenthis new growth is pruned, conforming tothe shape of the tree of course, a multitudeof new buds will develop, ensuring muchslower, bushier growth. You can even cutback into older wood at this time and stillget bud development for next season. Thepruned-back candles will still develop thisseason, leaving a much more attractive tree.
The same is true of spruce trees. Let thenew buds pop first, then prune followingthe shape of the tree. Although many newgrowth tips will be cut off, others back fur-ther on the branches will develop nicely tofill in the tree. Try to maintain a rather nar-row form on all your spruce trees, especiallyblue spruce, to keep them looking handsome
without overpowering the landscape.Many broadleaved evergreens can be
pruned back now as well. Laurels, Photiniafraseri, summer blooming heather, boxwood,euonymus and many others should be cutback fairly hard to maintain their shape andprevent them from becoming too big for theirlocation. A mid-summer pruning may also benecessary for very fast growing broadleavedevergreens. Pieris japonicas, azaleas, camel-lias and rhododendrons should be trimmedjust as their flowers finish in April or May.
Most flowering shrubs should not bepruned now for fear of cutting off this year’sflowers. As a rule of thumb, prune most vari-eties immediately after they flower. Mopheadhydrangeas, lilacs and forsythias are classicexamples. Weigelas, deutzia, potentillas anda few other flowering shrubs bloom on newgrowth and can certainly be pruned now
When you prune flowering shrubs backimmediately after blooming, keep two thingsin mind. First, try to keep them compactbecause they so quickly overpower a garden.Many new, more dwarf varieties are solvingthis problem. Second, try to renew the plantby taking out the old hard wood, leavingthe more recent growth from the past twoyears to give you good colour. This summer’sgrowth on forsythia, for example, will not beas spectacular as last year’s wood. Chinesewitch hazels also bloom best on old wood. Itis also a good idea to thin out shrubs, leavinglots of room for air and sunshine to circu-late and penetrate. Look at the shape of theshrub before you prune, and try to maintainor improve that shape.
Flowering trees, too, should be prunedafter you have enjoyed their blossoms. Ifollow three simple rules: first, cut out anydiseased or damaged branches; second, cutout all the thin and wispy branches thatgrow toward the centre and clutter up thetree; third, cut back the ends of the majorbranches to check the growth. Always try tomaintain the integral shape of the tree whenpruning. Having someone on the ground di-recting where to make the cuts is a big help.
Roses should not be pruned until after thelast hard frost in March.
Even though at the end of February lastyear we had a severe cold spell, it’s stillalright to prune these plants now. It takesa little work, but pruning is actually inter-esting and more enjoyable than you think.You have to be a bit of an artist, and you getto judge your work next season when theblooms appear.

Get up and get outside with Latis.A condo project from developer
Kerkhoff Construction, Latis is located right in the heart of Cloverdale. Th e project will have just 34 units in total, which Craig Anderson, marketing manager at Pilothouse Real Estate, describes as “a very limited, very intimate selection of homes.”
Latis places a big emphasis on providing outdoor space for its residents, with big balconies included with most units. Th e balconies here range from 90 up to 183 square feet, and one second-fl oor unit comes with a huge, 412-square-foot terrace. One unit on the top fl oor has a smaller 51-square-foot balcony, but Latis makes up for this, adding a 553-square-foot rooft op deck. And this suite isn’t alone – fi ve of the top-fl oor units at Latis include these rooft op decks.
Anderson says these types of rooft op spaces are extremely rare in Cloverdale.
“We took an existing building structure and had fun with it,” he says.
“We already had a roof and a fl at building area, so it didn’t add a lot of cost.”
Th e decks on the roof are all fenced off , and they also come equipped with electrical outlets and gas lines for entertainment and barbeques. And at four storeys, Latis will rise above the two- and three-storey buildings that dominate the neighbourhood, providing excellent views in all directions.
“You have to invite your friends to come see it,” Anderson says. “Your place is where everyone is going to go in the summer.”
In addition to the balconies, decks and ground-fl oor patios, individual gardens will be available for all units in the grounds surrounding the building, so even if you don’t purchase a unit with a rooft op patio, you’ll still have some outdoor space you can use to grow whatever you want.
Latis features one- and two-bedroom suites, with one three-bedroom suite on the ground fl oor. All come with dens as well. And with 17 diff erent layouts, buyers will fi nd a lot of variety at Latis.
In the kitchen, you’ll fi nd a stainless-steel appliance package, highlighted by a big, 24-inch-wide refrigerator and a classy Venmar designer hood fan over the stove. Under-cabinet puck lighting keeps the space nice and bright, and a two-basin undermount sink adds
to the modern feel of the space. Th e microwave and dishwasher are housed in two drawers under the counter, providing a cool, space-age touch.
Kerkhoff used quartz for the kitchen and bathroom countertops. Since quartz is less porous than granite, Anderson says it makes for a superior countertop surface.
“Th is is a level above granite,” he says. “We tried to stain it with red wine – it didn’t work.”
Th e living rooms feature laminate fl oors, faux-wood window blinds and 5.5-inch baseboard moulding. In the bedroom, buyers will fi nd broadloom
carpeting, contemporary baseboards and a window trim package to highlight the big and bright windows.
Th e development includes underground parking for cars as well as a storage space for bicycles. Anderson says he pushed hard for the inclusion of the community bike rack because the amenities in Cloverdale are so close by. You can pedal your way around the neighbourhood on errands and grocery runs or even to school at Kwantlen Polytechnic University.
“I’m amazed at how close things are,”
he says. “Langley is literally right over the hill.”
A major retail and commercial redevelopment underway at the site of the old Cloverdale Mall means buyers at Latis will arrive early in an up-and-coming area.
“Drastic changes are coming to Cloverdale aft er decades,” Anderson says. “Th is is an opportunity 18 to 24 months before everyone else jumps in.”

Finding a home at Tsawwassen SpringsFor Francis Cheung and his wife, fi nding
a home that allowed them to just close the door behind them when they wanted to travel was extremely important. Th ey found that perfect home at Tsawwassen Springs, by Shato Holdings and Talisman Homes.
“It’s so close to the border and the ferries,” Cheung says. “We could just walk to the ferries.”

“Once I saw the whole concept, I knew it was going to be a real community,” he says, adding that he also liked the idea of living on a golf course.
“It’s very well designed,” Martin says. “Th ere is no wasted space.”
He was also impressed with the lengths Shato and Talisman were willing to go to ensure he was completely satisfi ed.
“Th e whole experience was great,” he says. “Th ey really bent over backwards to make sure (everything was okay) ... (Tradespeople) came in and fi xed any defects, no questions asked.”
