This study was conducted to examine the distribution and overnight ac-commodation prices of accommodation facilities in Muğla, one of the fo-cal points of tourism in Turkey and the features of the hotels that cause the differences between the prices and researching the per-room sales val-ues of 3, 4 and 5 star hotels in the districts with a high tourism potential.

This study covers researching the distribution of accommodation facilities in Bodrum, Marmaris, Fethiye, Ortaca, Dalaman, Datça, Milas, Köyceğiz, Ula dis-tricts of Muğla and Muğla city center and the per-room sales values of and annual average overnight accommodation price per person (door price) of 3, 4 and 5 star hotels in Bodrum and Marmaris which are the most tourist at-tracting districts and the general features affecting the values of the hotels.

During preparation of this research report, newspaper advertisements for ho-tels for sale in this region were found for per-room sales values of hotels, the owners of the advertisements were called by phone and a survey was con-ducted on the accommodation prices and other features of the hotels and the agency prices (including profit) of the hotels were obtained from the back of-fices of the agencies.

The basic economic indicators of a country are also associated with the other sectors in that country. The basic data that we, İstanbul Gayrimenkul Değerleme, have provided below with regard to the Turkish economy are directly related to the tourism po-tential in the country and the offer-demand balance of the hotels. Table 1 contains a summary of these data.

Muğla – Research Area

Table 2 shows the change of GDP of Turkey be-tween 2006 and 2009. According to IMF data, Turkey became the 15th greatest economy of the world in 2008 with a GDP of $740 billion. The GDP of 2009 is $617 billion.

The tourism revenues of Turkey between 2006 and 2009 are provided in Table 3. In 2008, the number of tourists arriving in Turkey was calcu-lated over 26 million and the tourism revenues increased by 18% when compared to the previ-ous year and were calculated about $22 billion with a share of 3% in GDP. In 2009, the num-ber of tourists exceeded 27 million; the share of tourism revenues in GDP rose up to 3, 5% and $21, 5 billion was gained from tourism rev-enues.

In 2009 Turkey ranked 7th in the number of foreign tourists arriving and left Germany and Mexico behind. In rev-enues, it rose one step higher than the previous year and became the 9th. The tourism revenues of Turkey in 2008 was recorded as $21,9 billion. The number of foreign tourists arriving in Turkey in 2009 was 25,5 million.

Muğla, located on the south-west of the Aegean Region and has an area of 13.38 km2, is surrounded by Aydin on the north, Denizli and Burdur on the east and Antalya on the south-east. The distances of the city from the neighboring cities are 398 km from Balıkesir, 100 km from Aydın, 153 km from Denizli, 321 km from Burdur and 336 km from Antalya.

Muğla, located on the south-west of Turkey, 65% of which is covered by forests, and has a shore of 1.124 km along the Mediterranean, is a very popular city with its sea, sun and historical features. Muğla has 4 gulfs, 97 bays, 2 national parks, 1 natural park, 6 canyons, 4 natural lakes, 3 caves, 3 thermal resources, 5 museums, 222 monuments, 3 churches, 3 winter tourism facilities and 1 paragliding area.

Socio-Economic Pattern

According to the listing of development prepared by the State Planning Organization in 2003, Muğla is 13th of 81 cities in the socio-economic development listing. Muğla consists of 11 districts including the central district, 65 municipalities and 395 villages. The nearest district to Muğla city center is Urla which is 18 km away. The farthest district from the city center is Fethiye, 124 km away.

According to the latest data from TÜİK, the resident population of Muğla in 2009 was 802,341 and this population may increase to 8 million people in summer. The most populated district is Fethiye with 183,000 people.

The development performance of Muğla, as prepared by the State Planning Organization in 2003, is outlined in Table 6.

The GDP per person of a country or city is one of the main indicators of the income and accordingly the economic welfare level of the residents. Muğla, listed as the 7th of 81 cities in GDP per person, is listed as the 13th in assessment of the general performance.The sectoral distribution of employment in the districts of Muğla in 2004 is provided in Table 8. While the agricultural sector has a ratio of 56,7% city-wide, this figure has been estimat-ed as 38% for 2025. The ratio in 2004 for the services sector, which includes the tourism sub-sector, was 36% city-wide. This ration has been estimated as 51% for 2025. Accordingly, it is estimated that there will be an increase in the weight of the services sector in all dis-tricts and Bodrum will sustain its leading posi-tion in the services sector in 2004 also in 2025.

Tourism Types

According to the data of 2009, the number of foreign tourists arriving in Muğla was calculat-ed at nearly 2.800.000 persons. In the list of the cities with border gates through which most foreign tourists enter our country, Muğla is the third of the first five cities with a share of 10%.

Yacht tourism has an important place in our country, as it is surrounded by the sea on three sides. The best-equipped marinas of Turkey are centered in the Southern Aegean and Mediterranean shores and 8 of the top 10 marinas are located in Muğla. Yachters can find all services and materials they need in these fully equipped ports. Seven of the total 13 Blue Flagged Marinas throughout Turkey are in Muğla.In addition, touristic yacht trips are organized from Kuşadası to Bodrum, from Bodrum to Marmaris, from Marmaris to Fethiye and from Fethiye to Kaş.

Trekking: Muğla is one of the most preferred trekking routes, with its unique plant species and nature. The world-famous Old Lykia Road, the most important one of these routes, is 500 km long and starts from Fethiye and ends in Antalya. The natural beauty, scenes and ancient city remains on the road increase the demand for this trekking route. The road is open for excursions and the demand by the tourists for 1 month programs that walk the entire road.

Diving: Marmaris has a total of 52 diving points. The Marmaris shore, containing underwater remains of many ancient sub-merged cities, is one of the most preferred points for diving tourism. Many one day diving trips are offered by licensed divers.Bodrum has one of the world’s very few underwater museums. There are 9 main diving points, the most preferred of these be-ing the Small and Big Reef.There are many diving points around the big and small islets of Datça; however, most of these points are restricted. Esen Ada, a small islet attached to Datça Yacht Port afterwards, has the most suitable diving points in Datça.

Rafting: Dalaman Creek, which springs from Koçaş Mountain near Dirmil and has a total length of 229 km, extends between Marmaris and Fethiye and rafting tours are organized here from Marmaris, Fethiye and Dalyan between May-November. Eşen Brook, which springs from Kızılcadağ on the north of Akdağlar in Antalya, forms Saklıkent Canyon and Eşen Delta with its branches and flows into the Mediterranean Sea. Eighty kilometers of the brook, which is 125 kilometers long, is within the bor-ders of Muğla. Eşen Brook is flooded with people who wish to join the canoe tour in summer.

Canyoning: Saklıkent Canyon, within the borders of Muğla, is 18 kilometers long and 300 meters deep. It is one of the most tourist attracting canyons. It is visited by an average of 200-250 people every year.

Paragliding: Ölüdeniz, Babadağ in Muğla is a world-famous paragliding point. Ölüdeniz, where paragliding was first performed in Turkey, has become well-known all around the world. The region, enchanting thousands of domestic and foreign tourists each year with its unique nature, sun and sea, is suitable for all sorts of outdoor activities. No transportation, accommodation or catering problems are experienced in the region, a developed touristic center. The boat trips around also attract attention. Babadağ is preferred as a trekking and camping area both in summer and in winter.

Golf Tourism: There are 6 golf facilities licensed by the Ministry of Tourism in our country. Among these, Hilton Dalaman Golf Resort & SPA in Dalaman, with its 18-hole golf course, is a 5-star facility with 410 rooms and a total bed capacity of 828 beds.

According to the data from Muğla Provincial Culture and Tourism Directorate, 45% of the 2.892.358 foreign tourists arriving in Muğla in 2009 (1.318.289 people) entered through the Ports of Marmaris, Bodrum, Fethiye, Datça, Güllük, Turgut Reis and Yalıkavak.

Turkey is among the first seven countries in terms of geothermal spring richness and potential and is the first in Europe. Thermal tourism offers opportunities for ensuring balanced development of regional tourism with the possibility of year-round tourism, high occupancy rates in the facilities, development of high employment and easy integration with other alternative tourism types.Muğla has three baths; Dalaman Bath, Girmeler Bath and Sultaniye Bath. Dalaman Bath: It is located in Dalaman. There is one facility making use of the thermal spring. This facility, with lake and moun-tain views, has 80 rooms and a bed capacity of 200 beds.Girmeler Bath: It is located in Fethiye. There is one facility with 25 rooms and a bed capacity of 50 beds. The number of people coming for one day and staying is about 2,000 in the summertime.Sultaniye Bath: It is located in Köyceğiz. There are two facilities with bed capacities of respectively 82 and 32. Many tourists come to the bath, which is widely visited on day trips by the tourists from the land and by boats from Köyceğiz Lake.

The fact that our country is located at the crossroad of Europe and Asia makes it a very suitable place for meetings and congresses. Turkey offers first-class accommodation and conference facility richness, easy access to the major cities of the world, beautiful decors and unique scenery. In addition, a perfect climate and very low cost advantage compared to the alternative destinations are added too. Finally, within framework of the at-traction of Turkey in congress tourism, studies and investment exist and are maintained for development in this was country wide.There are 23 hotels in Muğla which offer congress tourism services. Almost all of these hotels offering service with a total number of congress halls of 50.

Thermal Tourism

Traveling in youth is one of the most effective ways of developing charac-ter, learning about new places and lives and expanding social relation-ships. Tourism is an activity which allows traveling and learning as travel-ing. There are some facilities which provide discounts and conveniences for our youth traveling in our country for any purpose, as well as young people from foreign countries. Within the borders of Muğla, there are 17 facilities which work together with the Ministry of Tourism under the title of Youth Tourism and provide accommodation. Five of these facilities are in Bo-drum and 4 in Dalyan, 2 in Fethiye, Datça and Dalaman each and one in Akyaka and Ortaca each.

Sleepy Valley Theme Park Project: In Değirmendere Valley (Sleepy Valley), Gökçeler Village, Milas District, in an area which also includes İncirli Cave, a “Theme Park Project” consisting of a culture camp, Karia Open Air Exhibition, an Anadolu Handicrafts Village where the local handicrafts and agricultural products are offered for sale, an observation terrace, a lagoon, the cave management unit, rest areas, cafeterias, buffets and walking paths was developed by the Governorate of Muğla. The studies for the project are still being carried out. Sleepy Valley and Gökçeler Cave are considered to be an important track of the agencies organizing daily trips from Bodrum and Milas.The valley and the cave have been declared natural protected areas. Fethiye-Seki Eren Mountain Ski Center Project: The studies for an international ski center in Eren Mountain within the borders of Seki Town at 85 km distance from Fethiye district and 1.670 meters high was started in 1996 and completed in January 2010, and the facility has been opened.Köyceğiz-Sandras Mountain Ski and Mountaining Training Center Project: Studies for training the young having education in Muğla and the surrounding cities and establishment of a ski school for winter sports in Sandras Mountain is being carried out.Project for Opening Yerküpe Cave to Tourism“Yerküpe Cave,” within the borders of Menteşe Town, Kavaklıdere District, was illuminated and landscaped. İncirli Cave in Gökçeler Village, Milas was illuminated and opened to tourism.Development of Canyon Tourism: Studies for opening Ula Canyon and Geyin Canyon to tourism between Aricilar and Karabörtlen villages by various trekking activities are being carried out.Project for Restoration of the Windmills: The windmill in Datça’s Kızlan Village, of the total 41 windmills in Bodrum and Datça districts visited by thousands of tourists every year was restored and opened to tourism. Other windmills will be restored and opened to tourism with the studies of BOTAV in the upcoming years.

Fair Center: In the fair center with 15.000 m2 closed area planned to be built on an area of 82 decares in Akçaova Village, Muğla 2 exhibition halls and permanent ethnography exhibition are planned; an 80-room hotel/restaurant/café, 5 meeting rooms; 3 tennis courts, a swimming pool, an open air theatre for 3,500 people and 82,155 m2 of natural green area will be included.

Marmaris Maritime and Spring Festival: The festival, organized by Marmaris Municipality, is held in May and is a follow-up of the 19 May Youth and Sports Festival.International Bodrum Regatta (Sailing Wooden Boats Race): The race that has been held in the third week of October since 1989 is hosted by ERA Bodrum Sailing Club. This race is also the celebration of the closing of the tour season each year.European Open Sea Swimming Championship (LEN CUP): The 2nd stage of the championship organized in September every year is performed in Marmaris. Dance of the Pearls International Children’s Festival: The festival, first held in Moscow in 2004, has been organized in Marmaris since 2008. The festival was included in the UNESCO festivals list in 2009.Bodrum International Ballet Festival: The festival organized by the Ministry of Culture and Tourism, State Opera and Ballet will be organized for the 8th time in August this summer.

Ölüdeniz Culture and Art Festival: The festival organized by Ölüdeniz Municipality is held in the first week of July every year. International Ölüdeniz Air Games Festival: The festival held for the 10th time in October last year is held in Belcekız beach in Ölüdeniz which had a worldwide reputation in paragliding. Par-ticipations are received from more than 40 countries of the world.International Caretta Caretta Environment, Culture and Tourism Festival: The festival organized by Ortaca Municipality, which has the world-famous beach for endangered sea turtles (caretta carettas) in İztuzu, has an international reputation.

Muğla is both one of the important centers for domestic tourism and one of the major holiday regions preferred in Turkey by foreign visitors.Considering the distribution of the nationalities of the foreign tourists arriv-ing in Muğla in Table 12, it is clear that the foreign tourists from England have a majority, with a ratio of 51%. While Germany and Holland share second place, Russian Federation is the third. Muğla impresses the British, who enjoy resting by the sea and activities such as golf, yachting and diving, and prefer health tourism with its hot climate, cultural, historical and natural beauties, as well as its reasonable prices. These types of holiday are the main reasons the British choose Turkey for a holiday. More than 50% of the British who go on holiday between July and September and during the Christmas and Easter prefer having their holidays in Muğla, while 15% prefer İstanbul and 12% prefer Antalya. Table 13 shows the first 5 regions preferred by foreign visitors arriving in Tur-key. Among these regions, while the districts of Antalya take the first place, Bodrum, one of the most preferred districts of Muğla, is in the 4th place with a share of 13%.

Table 16 shows the number of passengers arriving at Milas, Dalaman and Turkey airports between 2001 and 2008. According to this table, an increase of 122% was observed in the number of passengers arriving in Turkey by air between 2001 and 2008, an increase of 129% was observed in the number of passengers arriving at Muğla Airports.

Table 17 shows the total number of passengers arriving at Turkey airports and the two airports within the borders of Muğla (Milas and Dalaman) in 2008. The months when the number of arrivals reaches to maxi-mum are July and August for both data. It can be seen that the passenger movements rise between May and October. Accordingly, it can be said that Muğla has an active season of 6 months.

AirportsThere are two airports serving to Muğla; Milas and Dalaman.Dalaman Airport, which was opened in 1981 and rebuilt in 2004 and operating with its international terminal with a capacity of 10 million passengers, has direct flights to 22 countries, mainly Eng-land, Germany, Holland and Russia. It is intended that the passenger capacity of Milas Airport which was opened in 1997 will be increased to 5 million passengers with the new terminal planned to be completed by 2012. Milas Airport has direct flights to 21 countries, mainly Germany, England and Russia.The distances of these airports to Bodrum, Fethiye and Marmaris are shown in Table 14.

According to the data from the Provincial Culture and Tourism Directorate of Muğla, the number of accommo-dation establishments licensed by the Ministry of Tourism is 386 in Muğla and the total number of beds of these es-tablishments is 40.649. Table 20 shows the distribution of the touristic accommo-dation facilities licensed by the Ministry of Tourism among the districts of Muğla. The first three districts with the most establishments are Bodrum, Marmaris and Fethiye respectively. These three districts host 89% of the total number of establishments in Muğla.

When we look at the distribution of the accommodation establishments li-censed by the Ministry of Tourism and their bed capacities provided in Table 21, the rate of increase in the number of beds between 2001 and 2008 is calculated as 21%.

Table 22 shows the distribution of the estab-lishments licensed by Local Administrations among the districts of Muğla. The total number of accommodation establishments licensed by local administrations in Muğla is 533 and the total number of beds of these establishments is 57.040.Marmaris holds the leading position in terms of both the number of establishments and the bed capacity. Just as in the statistics for the es-tablishments licensed by the Ministry of Tour-ism, the leadership here rests with Bodrum, Marmaris and Fethiye.

Accommodation Establishments

Examining the percentage distribution of the touristic accommodation establishments throughout Turkey approved by the Ministry of Tourism shown in Table 18, Muğla is in the sec-ond place after Antalya, with a share of 15%. Table 19 shows the accommodation establish-ment preferences of foreign tourists arriving in Muğla. According to the results of a research by Muğla University, tourists prefer staying at 3-star hotels offering Bed+Breakfast with a per-centage of 29%. Four-star hotels take the sec-ond place and the ratio of the tourists prefer-ring holiday villages is 20%.

Distribution of 3, 4 and 5 Star Hotels

Average Overnight Accommodation Price PP

As can be seen in Tables 23 and 24, the first three districts where the 3, 4 and 5 star hotels in Muğla are concentrated are Bo-drum, Marmaris and Fethiye. While Bodrum is the leader in terms of the number of 3 star hotels licensed by the Ministry of Tourism, Marmaris holds the first place in terms of bed capacity. In the category of 4 and 5 star hotels, Bodrum holds the first place in terms of both the number of establishments and bed capacity.

In this part, the average overnight accommodation price per person (door price) in 3, 4 and 5 star hotels licensed by the Ministry of Tourism in the 3 major districts of Muğla in tourism sector will be examined.

According to Table 25, while the average overnight accommodation price in Bodrum and Marmaris is € 85, this price is € 35 in Fethiye.

While the average overnight accommodation price in 4-star hotels in Bodrum and Marmaris is € 136, this price is € 52 in Fethiye.

While Bodrum is the leader in the average accommodation prices per person in 5 star hotels with € 230, Marmaris is the second with € 180 and Fethiye is the third with € 110.

The highest value in the average overnight accommodation prices per person (door price) is in Bodrum for all hotel types. While Marmaris is the second, the lowest average price among the three districts is that of Fethiye.

When we look at the average sales value per room of 5 star hotels in Muğla, the leader is Marmaris with € 115.000. Bodrum is the second with € 85.000.

As can be seen in Table 29, the leader in the average sales value per room of 3 star hotels is Bodrum, with € 50.000 compared to Marmaris. Marmaris is the second with € 35.000.*

*The average sales value per room cannot be calculated for Fethiye due to lack of sufficient data

While the leader in the average sales value per room of 4 star ho-tels is Bodrum again with € 70.000, Marmaris holds the second place with € 55.000.

The highest values for the average sales value per room of 3 and 4 star hotels in the first two districts where the accommodation establish-ments in Muğla concentrate are in Bodrum. The highest value for the average sales value per room of 5 star ho-tels is in Marmaris.
