Hire/train locals

Acculturate

Relearn caring in a Chinese context

A lot more than you plan on…

A costly exit from China

> 4 Western senior living/high acuity firms have exited China in the past 2 years.

Even with the predicate of localizing….that is no guarantee of success…In fact, the challenges just begin

A vastly overestimated “high-end” in China

Complete imbalance between land/real estate prices and monthly bed/service fees…seriously consider your prospects of self-developing a facility

Health care services are very price sensitive

A haphazard, vague and byzantine regulatory/licensure system

A target market that is China’s poorest generation and at best, indifferent to senior care…and at worst…

So why even bother?

Because – For those who can localize, adapt and re-invent themselves as a Chinese geriatric operator or other senior living service provider, there is demand. In 5 years that demand will be overwhelming…

At some point in time there will be a re-alignment of assets in the China senior living industry…this moment will “flush-out” the bad actors…leaving opportunity…and those of you who have localized will own that moment.
