Located on State Highway 35 and the signalized
intersection of Union Avenue, a former Lukoil Gas
Station, this prime property was on the market for
nearly 2 years. The Owner’s lack of willingness to sell
the Property as they wanted it for cash flow combined
with their lack of desire to spend the money to
redevelop the Property for a new Tenant, made for a
challenging process. We were able to secure a long-
term ground lease with a fifteen (15) years and another
seventy (70) years in options. From there we secured
two (2) national tenants; Chipotle Mexican Grill and
Kay Jewelers to lease 2,250 square feet each. We
navigated the entitlement process and secured
financing direct from a lender and built the Center
under-budget and ahead of schedule. Both Tenants
opened in their stores in Summer of 2016.
HOLMDEL, NJCASE STUDY

PLAINFIELD, NJA former 25,000 industrial building in a blighted urban area and adjacent to NJ Transit train
station, we worked closely with the City of Plainfield to designate the property and 18 others on
North Avenue an area in need of redevelopment, meeting the standards of a Transit-Orientated
Development and qualified for a Payment in Lieu of Taxes (“PILOT”) Program. Ultimately securing
Site Plan Approval from the City for a 5-story, mixed-use development with 120 market-rate
apartments and 6,120 square feet of commercial space with a five-story wrapped parking deck.

CASE STUDY
Perhaps our most complicated deal to date; we acquired a 1.5 acre
parcel that was, at the time owned and utilized by J.C. Penney for
parking. Located on the Ring Road of the Rockaway Townsquare a 1.2
million square foot enclosed super-regional mall in Rockaway, New
Jersey. After our first two deals with National Tenants faltered, through
our relationships, we were able to secure a deal with Miller’s Ale
House Restaurants, Inc. From there we were required to obtain Anchor
consent for our plan from; Sears, Macy’s, Lord & Taylor, and Simon
Property Group. This cumbersome process was achieved by relentless
pursuit and cooperation of JCPenney. We then immediately mobilized
our team of professionals to pursue municipal Site Plan Approvals. In
this deal, we are responsible for all associated site work and approvals
and Miller’s Ale House constructs their own building.

Landlords include; Triple Five Group, Brookfield Properties, Kimco Realty, and Westfield. This diverse perspective has earned him an impeccable reputation as a skilled deal maker and a relentless professional. His rare insight delivers an unmatched intuitive approach to the transaction.
Tyler Bennett achieved a bachelor’s degree in Political Science from Montclair State University. He is a licensed real estate broker in New Jersey, Connecticut, Pennsylvania, and New York, and a member of the International Council of Shopping Centers (ICSC). He resides in New Jersey with his wife and two children. In his spare time, he enjoys participating in ultra-endurance races including running and hiking.
