The Jewel of River CityCreated by Saucier+Perrotte as a dramatic contrast to the edgy, darkexteriors of Phases 1 and 3, the sleek white design of Phase 2 will standout as a luminescent jewel against the industrial feel of the buildingssurrounding it. Three glass mini-towers are connected on each floor withfully glazed passageways; units are constructed to look like boxes juttingin and out and pivoting eft and right. The use of translucent and whitematerials gives the structure undeniab e appeal that’s airy, modern andcompletely sophisticated.

The LobbyTall, narrow and elegant, the entrance to River City Phase 2 speaks to thebuilding’s careful, angular aesthetic. Appearing as a sleek vertical slot inthe façade of the building, the two-storey entryway opens into a dramatic,light-filled lobby with sophisticated proportions and striking black andwhite finishes. It’s a beautiful entrance - and it also serves as a spare,contemporary pathway to the lush greenery of the Don River Park.

The structures of River City blend seamlessly with the natural landscape around them.The contrasting architectural elements - hard and soft, angles and curves, lights anddarks - replay beautifully in the design of elegant outdoor spaces.

The courtyard, shared between Phases 1 and 2, contrasts undulating grasses andtextured ground cover with the straight lines and modern edges of a floating deckand a heated, illuminated lap pool. The overall feel is that of a polished wooden boatslicing through gentle waves. A grove of delicate aspens surrounds a private diningarea in the south end of the courtyard, offering quiet, leafy respite.

Conceived by renowned Montreal architects Gilles Saucierand Andre Perrotte, River City Phase 1 is a darkly beautifulstructure with a modern sensibility and a nod to theindustrial nature of the area’s past. It combines bold formsand playful angles, dark panels and transparent glass, rawmaterials and soft landscaping, all in ways that reflect RiverCity’s unique surroundings.

Phase 1 is made up of two buildings, each with soaringlobbies and high-design amenities. The buildings areconnected via a three storey enclosed bridge, similar to the industrial design of warehouse buildings in New York,Chicago and Montreal.

Like people, these buildings fit in by being completelyunique - and truly themselves.

NATURE+INDUSTRY

Saucier+Perrotte’s award-winning design for River City takes its inspiration from the formerly industrial WestDon Lands site. The beautiful new condominiums are designed to evoke the industrial structures thatpreceded them - and subtly mimic the lush shapes of the green spaces that will surround them in the future.

Hard elements contrast with soft, and light with dark. The shapes of the buildings bring those contrastssubtly into play, creating appealing organic shapes that fit into the landscape – but stand out from thecrowd. Green surrounds them in the form of parkland and beautiful landscaping.

Thoughtful design turns utilitarian urban infrastructure into sculpture – the Richmond-Adelaide ramps, whichbisect the neighbourhood, become an integral feature of the community, turning the buildings that surroundthem into an inviting gateway for people entering the downtown core.

No element is overlooked or forgotten – even the area underneath the ramps becomes an appealing spacewith great landscaping, intriguing art installations and a children’s playground. Underpass Park is anexciting reimagining of a spot that would previously have been deemed unusable, and it’s just one moreelement that makes River City liveable, beautiful – and a wonderful place to call home.

Six thousand residences. Restaurants, coffee shops and hip retail spaces. Offices, schoolsand child care centres. Artful public spaces and acres of green parkland. There’s abeautiful neighbourhood rising from the industrial wasteland that was the West Don Lands.But it has taken tremendous vision to break ground on that vibrant reimagining of thisunderused parcel of land.

In the 1900s, the West Don Lands was a dynamic industrial area with busy factories andwarehouses. But by the 1970s, rapid deindustrialization had effectively shut the areadown. Industries moved, factories closed, and the area lay vacant for decades. For years, it was boarded up on King Street and cut off from the city by the Don River to the east, theGardiner Expressway to the south and the not-yet-restored Distillery District to the west.The West Don Lands became a place completely outside the consciousness ofTorontonians.

In 2006 things changed. The province put the West Don Lands into the hands ofWaterfront Toronto. They developed definitive plans, public funds were set, anddevelopment began. Now the area is experiencing an exciting renaissance, and massivesteps towards redevelopment have been made. A flood protection landform has been builtto protect the area from Don River flooding. Don River Park and the highly innovativeUnderpass Park are nearing completion. Work on the River City development is in progress.And a developer for the Pan Am Games’ Athletes Village has been announced.

It’s an exciting time to be living in Toronto - a whole new section of the city is opening up.And it’s going to be amazing.

A new type of urban spaceIn the West Don Lands, roads will be designed as“woonerfs,” European-style laneways that erase theboundary between street and sidewalk, providingcommon public space shared by pedestrians, cyclists andslow-moving vehicles. Streets will be dotted with publicart. And everything will be steps from a streetcar stop; a brand new streetcar line will connect the waterfront toKing Street for easy access to downtown.

A green neighbourhoodThe West Don Lands is one of the first communities in Canada to achieve Stage 1 LEED ND (LEED forNeighbourhood Development) Gold certification. LEED ND goes beyond rating individual buildings, tracksoverall smart growth, urbanism and green building, andensures a comprehensive sustainable approach to newdevelopment.

Pan Am GamesThe next few years will see the building of world-classinfrastructure for the 2015 Pan Am Games. The WestDon Lands is the site of the Games’ Athletes’ Village;designed and managed by Waterfront Toronto, thisvillage will be a showcase of modern design, sustainablearchitecture, and technological innovation, all touchstonesof River City itself - and all guaranteed to be in place bysummer 2015.

After an extensive public competition that included 18 Canadian and international developers,Urban Capital won the right to develop River City as Waterfront Toronto’s first private sectorresidential development partner. 1.REDUCE AS MUCH AS POSSIBLEWHAT IT TAKES TO BUILD AND THENLIVE IN OUR BUILDINGS:

• River City represents “smart growth”development on a dense urban site,close to public transit, using existingmunicipal infrastructure

• A hybrid car and bike shareprogram will be available to allresidents, reducing the need forindividual cars

• Overall energy usage will besignificantly reduced by using anenergy efficient building envelope andlighting, high-efficiency boilers andchillers, Energy Star appliances, andenergy recovery ventilators (ERVs) thatrecover heat typically exhausted fromsuites

• All units will be individually meteredfor electricity, heating/cooling andwater usage

• Units will contain dual flush toilets andwater efficient faucets andshowerheads, as well as sustainablehardwood flooring and otherfinishing materials

• Full building life-cycle commissioningand a comprehensive education andtraining program will be put in place,ensuring optimal equipmentperformance and resident “buy-in” ofthe sustainability features

2.CREATE A HEALTHY LIVINGENVIRONMENT IN THE SPACES WEBUILD:

• ERVs have the added benefit ofbringing in fresh air directly from theoutdoors, rather than through thecorridors, as is typically the case innon-LEED® buildings

• Units will be finished with low “off-gassing” materials such as formaldehyde-free flooring, low-emitting paints and coatings, andwater-based adhesives and sealants

3.REDUCE WHAT OUR BUILDINGS PUTINTO THE ENVIRONMENT.

• Buildings will have vegetated greenroofs and a rainwater storage system,allowing rainwater to be collected andused for on-site irrigation as well asfor irrigating the neighbouringparks, and reducing stormwaterrunoff into the city’s stormwatersystem

• An advanced recycling system will beinstalled in each River City building,allowing residents to separaterecyclable materials at source

• All units will come with condensingdryers, which draw out water fromwet clothing rather than heat themand expel the resulting hot air fromthe building

4.OFFSET ANY REMAINING IMPACTS SOTHAT OUR OVERALL DEVELOPMENT ISCARBON NEUTRAL:

Climate change is the most significantenvironmental risk to the future of ourplanet. In order to combat this risk, actionis needed to reduce our reliance on fossilfuels and other practices that releasegreenhouse gasses into the environmentand cause our climate to deteriorate.

River City is at the vanguard of oursociety’s response to the climate changephenomenon. In designing thisdevelopment we have taken significantsteps to reduce our “carbon footprint”right from the start. However, it is currentlyimpossible to fully eliminate carbongeneration in any building, so our aim isto offset remaining impacts to achieve a development that is “carbonneutral."

River City will be a LEED® GOLD,CARBON NEUTRAL building, among thefirst such residential buildings inCanada.
