INTRODUCTION|

This urban design report, for residential development at 1 and 2 Murray Rose Avenue, Olympic Park, initiated through a design excellence competition, achieves high quality residential development in accordance with SOPA Master Plan 2030 (2016 Review) and the competition brief.

Our design incorporates more than 280 apartments across two sites, with new built form in response to the urban setting and engagement with the adjacent parklands. This is most evident in the introduction of new visual and physical connections across the sites which provide new publicly accessible through-site links. Importantly these through-site links provide important public views out across the adjoining wetlands while becoming regional landscape connections.

The provision of Communal Open Spaces across the devel-opment is provided in the form of a series of central court-yards and/or landscaped podium rooftops. Opportunity for seclude communal garden terraces for either ground floor flats or upper level penthouse flats are also provided. These distinct garden spaces not only provide necessary amenity but help frame adjoining panoramic views. In ad-dition to this, our proposal recognises the evolving urban character of the area. Two residential lobbies are provided at each corner to activate the new urbanity of the area.

Along with an increase in residential density, the proposal anticipates new urban intensity with new street edge re-tail uses provided to activate the public domain with en-hanced pedestrian activity.

INTRODUCTION| SITE LOCATION

The subject site, fronting Bennelong Parkway to the east and Park View Drive to the south-east, consists of two development sites separated by Murray Rose Avenue. Considered as an urban gateway to Sydney Olympic Park, these development sites have urban significance, being lo-cated at the edge of the Sydney Olympic Park Town Centre and the south-eastern corner of Brickpit Park overlooking Badu Mangroves.

With access to Australia’s premier sporting and recreation-al uses, the site is designed to accommodate high-density residential housing. In this respect, views across the open spaces of the Brickpit Park and Badu Mangroves become an important generator in the provision of residential amenity. In addition to this, the profiles of these new res-idential buildings are shaped to prevent any shadow im-pacts onto these important wetlands.

INTRODUCTION| SITE CONNECTIVITY

In the fringe of Sydney Olympic Park, Australia’s premier sporting and recreational venues, the subject site enjoys visual and physical connections with the surrounding rec-reational parkland as well as natural wetland.

Our design, integrated with a landscape concept that re-sponds with the green ribbon of the site, connects with the surrounding significant natural features seamlessly.

Within Site 1, a stair and lift is designed to provide resi-dents with direct access to the Brickpit Park to the north. These are also numerous through-site links available to the west, improving equal accessible pathways and site permeability.

2.1 Landscape Intent Statement

The landscape intent draws upon the precincts unique surrounding context which is invited

into the site as a folded, layered and diverse landscape with new public and private spaces which

embrace an outdoor lifestyle. Pivotal to its success, the site will be connected intrinsically to

the surrounding Bennelong wetlands, Brickpit park and adjacent cycleways along Bennelong

Parkway, connecting residences with the nearby amenities. The built form and landscape will

blur at its edges, dissolving the boundary between building and landscape as the borrowed

landscape flows through, and up the building,lightly blanketing the building in planting

CONCEPT AND PRECEDENT

The design concept is characterised by organic forms with curved corners. Taking cues from the naturalistic shapes of the adjoining landscapes, including the curvilinear Brickpit ring walk within the adjacent Brickpit Park, the design of the buildings incorporate fine slab lines and sinuous span-drels to visually integrate each podium and tower as one urban element. The strong horizontal lines of the podium elements incorporate white glazed brickwork with full height glazing to provide an elegant and contemporary aesthetic. This architectural language is extended across each building block to provide urban cohesion and visual unity.

SITE 2

Development of the design for the central courtyard with-in Site 2 requires careful consideration: the pragmatic service requirements to the landscape treatment being balanced by the amenity of the residents. After careful consultation with our Consultancy Team and with onerous technical difficulty, the revised scheme does not include glazing over the courtyard roof. The solid section to the roof will extend over this courtyard to provide additional weather protection including a section of open corridor. The final design will also include a refinement in the de-sign of the lift shaft. This will continue to be dynamic in appearance, articulated as a series of fins radiating out across the courtyard space.
