• Use of the existing Transportation Services offices for non essential UWPD functions would add relocation costs. Use of the offices for essential functions would add a premium for construction cost.
• Depending on the ultimate configuration, construction of a new building on the site could necessitate demolition of the Ocean Research Building 2 and relocation of associated functions.
• Construction on this site would displace approximately 60 parking stalls.
• An important pedestrian connection between 15th and Brooklyn must be maintained.
INSTITUTIONAL ISSUES
• Site can accommodate the program with room for a future building footprint of up to 27,000 square feet for a maximum of 108,000 gross square feet.
• Existing parking structure offers potential use for non essential service program elements.
PROGRAM
• Visibility and accessibility are not an improvement over existing UWPD location and not ideal for promoting connections between the UWPD and the greater UW community.

• Accommodating the grade change and retaining wall revisions would add significantly to the construction cost.
• The footprint is barely large enough to accommodate the site program and would necessitate vacation of 11th Avenue, adding cost, additional permitting complexities and time. The configuration of the site will make accommodation of the site program challenging.
• This site is highly visible from a busy arterial, but located at the very western edge of campus. It is near new student housing.
• Access is very challenging as Campus Parkway is a one way street leading away from campus at this location.

• Potential for co-location of new parking garage and UWPD facility.
• This block represents one of the few sites on campus where many parcels can be assembled to form a large, full block site for future use.
• This block offers flexibility for future development.
• Site can accommodate the building program on the existing parking lot W12.

• Construction on this site would displace approximately 40 parking stalls at parking lot W14 and would necessitate demolition of buildings 3937 and 3945, requiring the relocation of the UW Care Clinic and additional functions. The CBE working yard south of Gould Hall would be reduced in size.
• The Church of Latter Day Saints and PSE West Receiving Station are not owned by the University and cannot be assumed to be part of any future UW development on this block.
• This block has been identified as a potential site for a future central utility plant with a building footprint estimated between 38,000 and 51,000 square feet. Construction of the UWPD on this site would leave approximately 18,000 square feet for a future use.
• A visible, recognizable site close to the new campus housing.
• Accessible to the central campus, the hospitals, and Montlake via Pacific.

• Development would displace approximately 90 parking stalls at north campus parking lot N1. The site is also an excellent site for academic use.
• This site lends itself to development of below grade parking in conjunction with the UWPD building.
• Use of prominent site at ceremonial campus entrance is extremely sensitive. 100’
• Access to Memorial Drive is excellent but a second access point, necessary for the UWPD, would require a new curb cut somewhere on 15th Avenue, which would require coordination with SDOT.
• There is adequate space at this location to accommodate the program.
• This site is very visible and would promote community connections.
• Proximity to Greek Row and the community north of campus, along with a UWPD presence activating 15th Avenue, are desirable.

• A 40,000 square foot building footprint will remain for future development of an academic building at the corner of Memorial Drive and Stevens Way.
• Use of prominent site at ceremonial campus entrance is extremely sensitive.
• This site is very visible at the main campus entry and would promote community connections. The building could have a visible presence on 45th Street, while buffered from the formal campus entrance with existing planting.
• Proximity to Greek Row in the North Campus is desirable.
• Access to Memorial Drive is excellent and there is an existing traffic light at 45th and 19th that would provide access to 45th Street from this site.
• There is adequate space on the site to accommodate the program, but the building configuration will be limited to maintain appropriate distances between the UWPD building and the campus entry and theater.
