locationrowan House is located approximately 10.5 miles north of Norwich city centre and to the west off Buxton, a small village in Norfolk. the property is accessed of Buxton road which joins the a140/cromer road to the west providing access to Norwich to the south and aylsham to the north. there is a resident population of c. 80,000 people within a 20 minute drive time catchment.

Reception Building

the two storey reception building is of timber frame construction with brick elevations and timber cladding to part, although the front of the entrance section is glass. the building sits under a pitched pantile covered roof. internally there is a reception area, offices and Wc’s on the ground floor, and multipurpose rooms, office, kitchenette and Wc’s on the first floor.

the building provides controlled access to the residential areas which are bound by 5m high fencing.

Administration Building

Residential Buildings

Five of the bedrooms in the two storey building have been updated and provide en-suite wet rooms. the wings are connected by a central lounge on the ground floor and a walkway on the first floor although each is separated by a door to be semi self contained.

internally the bedrooms have carpet floor, painted plaster walls and the ceilings have an artex finish. a number of doors are anti barricade with secondary override locks, and the majority of the fittings are anti ligature. the communal areas have a mix of carpet and laminate floors, painted plaster walls and the ceilings also have an artex finish.

Occupational Therapy Building

a single storey building which adjoins one of the residential blocks. Facilities comprise multiple classrooms, games rooms and music rooms. there is also a gym, and a sports hall, with double height ceiling.

Maintenance Building, Workshop and Grounds

the maintenance building is arranged over two storeys and comprises staff kitchen, reception, offices and a meeting room on the ground floor, as well as a workshop and materials store. the first floor comprises four staff bedrooms with en-suite showers and a bathroom.

externally there are two football pitches and residents gardens. there is also a large car park at the front of the site.
