PARKS GALORE
On completion, Waterlea will have a total of 5 local parks, a
district park and 30 hectares of linear parkland. The existing
Henry Lawson Park will also be upgraded by the developer,
connecting the estate directly to the centre of town.
At Waterlea, the train station and shops are only a walk through
the park away.
Waterlea’s Stage 1 Captain John Rea Park opened in 2017 and is a
popular place for the community to connect, having hosted fitness
classes, movie nights, Easter Wonderland and Autumn Fest
events.
Waterlea’s waterway will be the central feature weaving through the
core of the community. The design features a network of connected
local parks linked together by shady greenways with walking and
cycling paths – 2.4km in total! The central District Park will be
the main focal feature of the waterway corridor with major
playgrounds, recreation and community
facilities, fitness stations, BBQs and a boardwalk crossing. Most
of the waterway corridor will be an idyllic natural bushland
landscape using local native plant species creating new habitats
for local fauna, including mammal, reptile,
amphibian and birdlife species.
The Village Park in Stage 3 features a range of play equipment to
cater for children of all ages. Taking inspiration from the Walloon
train station, the park incorporates a train theme in the
children’s park. There will be a multi-level castle, flying
fox, along with an educational bicycle track. On top of all this,
there is designed a kickabout area ideal for throwing a footy and
frisbee or enjoying a family picnic. The park is another impressive
asset for Waterlea – walking distance to the future
Café and Childcare Centre.

OUTLOOK - WALLOON
Located within 12km of the Ipswich CBD, Walloon offers residents
local access to education, employment, recreation and retail
amenity.
GROWTH OUTLOOK
The combination of affordable land, substantial infrastructure
investment and a diversified and growing local economy has ensured
that the Ipswich LGA is one of the fastest growing regions in South
East Queensland (SEQ).
Waterlea Walloon is close to established infrastructure such as the
Walloon train station and major road networks. A primary school,
IGA supermarket and other convenience retail is located within the
suburb, while the Amberley RAAF Airbase, a major employment node,
is a short 10 minute drive away.
With limited greenfield land available in SEQ and demand for
affordable detached housing continuing, Walloon is expected to grow
at a greater rate than current government projections have
allowed.
EMPLOYMENT OUTLOOK
The RAAF Airbase at Amberley is a major employment hub for the
Ipswich LGA, employing around 4,200 residents as of 2015. Job
opportunities within RAAF Amberley are estimated to grow to 7,000
by 2020 when the $1.2 billion expansion is complete, a creation of
2,800 jobs over four years.
Strong employment growth is forecast for the Ipswich LGA at an
annual rate of approximately 3.9% per annum over the 20 years 2011
to 2031. This rate of growth will add 76,000 new jobs to the
Ipswich LGA by 2031. The Ipswich LGA is characterised by a younger
demographic than the Brisbane LGA, with a higher proportion of the
population under 19 years of age. The Ipswich LGA also has a lower
proportion of people aged over 55 than the Brisbane LGA.
POPULATION OUTLOOK
The population is projected to grow at a rate of 4.5% per annum
over 20 years. This is equivalent to an additional 14,011 new
residents residing within the Ipswich LGA every year. This will
increase the population from 200,123 residents in 2016 to 480,339
in 2036.
INFRASTRUCTURE
Walloon is an area in close proximity to all the good things
happening in the local region:
