The Masonic Village maintenance team responds to a variety of daily requests from residents and staff which can include unclogging a sink, adjusting the heating or cooling systems and fixing a leaky roof. In fact, maintenance staff completed over 25,000 work orders in 2016 and over 16,000 work orders so far this year.

In addition to daily requests, the maintenance team is responsible for maintaining and operating numerous systems (such as our water system), managing utility consumption and inventory, managing construction projects, and maintaining our fleet of vehicles.

Here are some interesting facts about Masonic Village and the Maintenance Department:

DID YOU KNOW: Masonic Village operates a Pennsylvania Department of Environmental Protection permitted small public water system? Our system draws water from three deep underground wells. We provide disinfection and storage and distribute water across campus. The underground piping system is over seven miles long and contains over 300 valves. Annually, the entire system must be flushed at each of our 87 fire hydrants.

Currently, we are working on a water study that will forecast our system growth to develop a comprehensive water plan for the next 20 years.

DID YOU KNOW: the entire underground electrical grid on campus is operated and maintained by Masonic Village? Although the bulk of our electricity is provided through PPL, we generate around 16 percent of our own electricity here on campus. This generation is accomplished through our solar field and combined heat and power plant.

Our electric grid includes miles of high voltage cables, over 70 transformers and numerous panels and switchgear. Along with our electrical grid, we maintain 24 emergency back-up generators.

DID YOU KNOW: we maintain 40 fire alarm systems on campus? The fire alarm systems are a combination of over 6,800 smoke and heat detectors, over 300 carbon monoxide detectors and over 3,000 emergency pull cords covering every building on campus. Each alarm system receives annual inspections and is closely monitored by our main switchboard operator.

DID YOU KNOW: Masonic Village is a licensed Pennsylvania State Inspection Center with two mechanics licensed to perform state vehicle inspections? We operate and manage 121 cars, trucks and buses plus several pieces of equipment such as backhoes and skid loaders used on campus. In 2016, our fleet mechanics completed over 600 service requests.

DID YOU KNOW: while our campus continues to grow in population, the amount of energy we consume has gone down? After completing an energy benchmarking study last year, we determined that our energy cost between 2009 and 2015 decreased by 15 percent while the campus grew by 9.4 percent.

When we compare Masonic Village to the national average benchmark for senior care facilities, we operate 36 percent more efficient per square foot than the national benchmark.

As we continue to service cars and keep the lights on and the water flowing, know we are always just a simple work order away from serving you.
