Exclusive: iSquare developer updates construction costs, bid info, new look

The iSquare Mall + Hotelproject by The Blackmine Group is still in play and even has lowered its overall construction costs to previous estimates.

That's what project developer Abdul Mathin told Orlando Business Journal about the proposed 1.6 million-square-foot project that's designed to have a 23-story building with 539 hotel rooms divided into two towers- a Capella Suites and Solis Orlando Hotel -more than 434,800 square feet of upscale mall, restaurant, meeting room and office space, as well as a seven-story parking garage, a heliport, a rooftop infinity pool and an ice rink.

"We are close to bringing the total project under control within the initial budget of $400 million all-in. That being said, we need to tweak some major components on the structure with keeping the same design," said Mathin, chairman and CEO of The Blackmine Group.

That's a decent price cut from July when the price had been increased to $500 million. For example, he said the project curtain wall - seen in the new rendering - has been value-engineered to lower its cost, but still maintain the aesthetic cutting-edge look the projectdesires.

He added that while the value engineering delayed the project's timeline a bit, he felt it was the best decision for the project. However, the original estimates that bid packages

could be out this fall has been pushed back. "The delay is paying off by the new value-engineering design scopes and reduced costs. Bidpackages will follow after all adjustments to the designs are done. That timeline could be extended further to February or March 2017 for the bidding."

The project's general contractor is PCL Construction Services.

The latest timeline for bids also will push back groundbreaking for the project, which originally was set to happen in early 2017. A February or March timeframe for bids could push the groundbreaking back to next summer.

If iSquare does come to fruition, it is entering the north I-Drive market at a time when that segment of the corridor may see a massive amount ofinvestment. Projects in the area include the $100 million mixed-use complex by Cincinnati-based North American Properties by the outlets and the prospect of a new theme park operator looking to build at the current Artegon Marketplace site.

Project update: Hilton Orlando files for permit on future hotel expansion

One of International Drive's top convention hotels is one step closer to beginning construction on a future expansion.

The 1,418-room Hilton Orlando, located just east of the Orange County Convention Center, has now begun filing for the permits needed to fill in an existing 2.66-acre stormwater pond for "future building expansion."Documents don't share exactly what's planned, but the hotel's broad amenities could mean anything from additional rooms, meeting space, entertainment/outdoor space, parking and more.

In August, A-R HHC Orlando Convention Hotel LLC, a subsidiary of Houston-based Rida Development Corp., informed Orange County of plans to redevelop the area. Executives with Rida were not immediately available forcomment.

Kimley-Horn & Associates Inc. is the listed engineering consultant on the project.

An expansion at the Hilton Orlando, which serves as one of the Orange County Convention Center's connected hotels via a walkway, will impact how thecorridor attracts events. New rooms, space or amenities all play a role in how events or trade shows view what the region has to offer.

That, in turn, can have a trickle-down effect as theconvention business in Orlando generates more than $2 billion in annual economic impact and lures millions of convention goers each year.

Brazil's economic travails likely to mean fewer travelers to Orlando foryears

Orlando's tourism and travel industry will have to look to the United Kingdom andCanada as top-tier countries bringing international visitors here because Brazil isn't looking so prosperous these days.

That's what a local business very well in tune with the Brazilian travel market is hearing from the once-booming South Americancountry.

"We recently had lunch with the president of a Brazilian national bank, and we were told it could take three to four years for the economy to fully recover there," AMP Group COO Alejandro Pezzini told Orlando Business Journal. "Brazilians will continue to come, but to reach the

maturation we saw five years ago, as far as that level of Brazilian market excitement, will take a little while."

AMP Group owns and operates many businesses onOrlando's International Drive tourist corridor - includingPerfumeland, I-Drive NASCAR and the Orlando Crossings shopping center -that cater to Brazilian travel groups.

Brazil not long ago was a hotbed of visitor spending for Orlando. The averageBrazilian would spend up to eight times more than any other international visitor.

That's why the area was so heavily marketed to Brazilians for the past couple of years.

But a Brazilian economic slowdown and unstable political environment havecurbed travelers' spending habits.

Roughly 1.47 millionBrazilians visited Florida last year, down 10 percent from 1.64 million the year before, showed data from Visit Florida, the state's tourism marketing bureau.

That represented the second-largest drop in international visitation behind only Venezuela, which was down 17 percent, the data showed.

Meanwhile, the number ofBritish tourists increased by 3 percent between 2014 and 2015 to 1.69 million.

And Germany saw an 11 percent jump to 499,000tourists who visited Florida, the data showed.

So, it appears the Brazilian market's dominant spot among Orlando's internationalvisitors is coming to an end, said economist Sean Snaith, director of the University of Central Florida's Institute for Economic Competitiveness.

Brazil's economy has faltered so much that it's now in one of the worst recessions the country has witnessed since 1901, Snaith said during a presentation to Orange County leaders earlier this month.

In addition, the U.S. dollar'sslow recovery - good for Americans, bad for foreign travelers - has made exchange rates not as

advantageous to Brazilians, he said.

"Consider this: We are the healthiest patient in theintensive care unit," Snaith said, noting several other discouraging factors in the world's economy that also could affect visitation to the region.

For instance, the ongoing Brexit issues in the United Kingdom could cause some issues. But travelers from thatregion were nowhere near as big spenders as Brazilians, so the impact may not be as severe.

Added Pezzini: "When theexchange rate was favorable, it made sense for Brazilian tourists to shop here due to the deep pricing difference when compared to Brazil.

"Now, with a higher exchange rate, prices in the U.S. have become somewhat comparable to Brazil. As a result, the shopping frenzy we experienced for many years firsthand through 2014 is nolonger a factor in bringing Brazilian visitors to CentralFlorida."

AMP Group's I-Drive helicopter attraction eyeing early 2017 debut

AMP Group's plan for a helitour attraction on north International Drive will happen a little later than first expected.

The attraction, which is still very much alive, will go through some design revisions to accommodate needs brought up by city of Orlando staff to improve accessibility, Alejandro Pezzini, COO with AMP Group, told OrlandoBusiness Journal.

"The designs are all approved, but with some slight modifications being made. For example, the city requiredsome changes to the exit

route - asked for a spiral staircase to be added to both helicopter platforms. So those design revisions are being made, but everything has been approved. This is a go," he said.

The $2 million, 2,400-square-foot, two-story attraction will have two helicopters taking tourists on a birds-eye view ofOrlando during the day. The platforms sit along International Drive at AMP Group's Orlando Crossings retail center that has been booming with new tenants.

The modifications in play will have an impact on the opening date of the attraction, Pezzini added. "Opening was originally December, but we now are looking at more of a late January to early February opening."

AMP Group envisions the helitour pads to be its own nighttime attraction afterflights have stops for the day. Pezzini previously said he expects the helicopters will become a nighttime photo opportunity and a centerpiece for the Orlando Crossings retail center, which itself has been growing rapidly, welcoming a Seabra Foods, Ichiban Buffet and a Banco do Brasil.

With more than 5 million visitors to the I-Drive corridor, the attractions could appeal to tourists looking for activities to do outside the theme parks. The north I-Drive corridor's strength comes from the shopping centers there, most notably, the Orlando International Premium Outlets and other nearby stores like Perfumeland, which is owned by AMP Group.

Area General Manager,Florida Resorts, Vistana Signature Experiences.

Glen joined Vistana in February of 2005 as General Manager at Sheraton Vistana Resort, Vistana Signature Experiences first and largest resort with

almost 1700 villas, eight HOA's and a 40 member board of directors.

As a career hotelier, Glen began his hospitality career over 30 years ago. Glen gained hospitality management experience in New York NY, Puerto

Rico, the West French Indies (St. Martin), Virgin Islands and Mexico. Prior tojoining Vistana, Glen served in the capacity of Regional Director ofOperations for the Cendant Timeshare Resort Group where he was

responsible for 11 resorts in the Southern California region.

In partnership with Jorg Heyer and Chris Egan, Glen will be responsible for all Florida resorts, while continuing to serve as General Manager for the very

tenured, strong and dedicated team at Sheraton Vistana Resort.
