We feel the time is right for a permanent, year-round, well-appointed destination for like-minded people.
We think we have found the perfect place, and have made it our mission to restore this amazing,
abandoned treasure to its former glory…and beyond!

Hailing from Burlington, VT, the rock quartet of Phish have become one of the most successful rock groups ever. Phish sold well over three million albums and earned over $10 million in 1997.
Here they are slightly previous to fame in 1991…before they began to pack stadiums.

BILL GRAHAM’S ROLE
Bill Graham (1931–1991) was an immensely successful rock promoter from San Francisco. He had a pivotal
role in making rock music a multi-billion dollar global industry One of his final acts in fostering the music scene he helped create was to help
his son David with the early Jam scene and the band Blues Traveler
whom David managed.
This in turn flowered into the legendary shows at Arrowhead Ranch in the summer of 1991.

US growth set to accelerateAlthough projected growth rates for the U.S. economymay be slightly impacted by volatile global stock markets,there is nothing visible that could derail the currenteconomic trends, which are strong and expected toaccelerate this Fall. …The industry has delivered five consecutive years ofdouble-digit profitability growth. Depending on theeconomy, the lodging industry could operate at thesepeaks for two more years before topping out. But for now, we are likely only half way through the expansion phase of the lodging cycle and are in the midst of a “golden era” for the hotel industry.

The wonderful thing about these communities is that they provide a community of "like minded" people to spend one’s later years with. They are often not cheap — the Fountaingrove Lodge has a $750,000 entrance fee —but they provide an experience that is more unique and focused than your typical retirement community…

FUNDS NEEDED
We need immediate funding in the amount of $35,000 for the purchase.
Next we will need support the for the “soft costs” associated with legal, planning, and permits as we prepare to begin building, approximately 25,000.
After we buy the ranch, we plan to pay for the building and startup with an SBA or Business Loan . This will require a 20 % down payment, which will be approximately 400,000. We will contribute some of this ourselves, and will be applying for NYS grants which may help cover this.
Total: 460,000 neededThe building of the business will take place in PHASES-- as income keeps up with costs.
We can offer Equity Partnerships: a fixed rate of return, with an exit strategy to refinance when the business is up and running, approximately 3 years or less.
We can also offer Business Partnerships: A percentage of the company and profits.
