1.4 DEFINITIONS

1.4.1 Vegetated Roof: Area of planting and landscaping, on a waterproofed substrate of a man-made structure, at a level above ground level. A multi-layered, single media system designed to grow plants and to retain and retard rainwater runoff from the roof.1.4.1.1 Extensive Vegetated Roof: Landscape assembly with less than 6 in (152 mm) of

engineered growing media, with hardy, drought-tolerant plant species.1.4.1.2 Semi-Intensive and Intensive Vegetated Roof: Landscape assembly with more

than 6 in (152 mm) of engineered growing media and a wide variety of plant species including shrubs and trees.

1.4.2 "C" Factor: Runoff coefficient used in Rational Method; the ratio of runoff to precipitation received over a given area.

1.5 SUBMITTALS

1.5.1 Submit under provisions of Section 01 30 00 - Administrative Requirements.

1.5.2 Product Data: Manufacturer's data sheets on each product to be used, including:1.5.2.1 Preparation instructions and recommendations.1.5.2.2 Storage and handling requirements and recommendations.1.5.2.3 Installation methods.

1.5.10.3.1 Account for vegetated and un-vegetated portions of roof as well as local climatic conditions including rainfall depth, intensity, duration, and timing.

1.5.11 Manufacturer Field Inspection Reports: Written reports and acceptance of vegetated roof system Installation based on regular inspections. Include weather conditions, description of work performed, tests performed, defective work observed, and corrective actions taken.

1.5.12 Evidence indicating water is available at roof level ensuring the vegetation can receive sufficient moisture through proper maintenance of roofing system.

1.5.13 Warranty sample.

1.5.14 Manufacturer's maintenance instructions, recommendations for periodic inspection, cleaning and maintenance of vegetated roofing and waterproofing.1.5.14.1 Maintenance Reports: Submitted quarterly. Signed by approved representation

of vegetated roof system Installer.

1.6 QUALITY ASSURANCE

1.6.1 Installer Qualifications; Waterproofing: Certified by waterproofing system manufacturer.1.6.1.1 Five years experience in application of membrane product.1.6.1.2 List of three projects satisfactorily completed within the last five years, of similar

scope and complexity to this project.

1.6.2 Installer Qualifications; Vegetated Roofing Systems: Certified by roofing system manufacturer, whose work has resulted in successful establishment of plants.1.6.2.1 Five years experience: Application of growing media on elevated roof decks and

vegetated roof assembly installation.1.6.2.2 List of three projects satisfactorily completed within the past five years, of similar

scope and complexity to this project.1.6.2.3 Fall Arrest Certificates: For employees of Installer when working on roof top.1.6.2.4 Field Supervision: Full time when work is in progress.

1.6.3 Manufacturer Qualifications; Waterproofing: Five years supplying waterproofing membrane on projects of similar scope and complexity.1.6.3.1 Resistant to acids (fertilizers, building washes and acid rain).1.6.3.2 Maintain membrane thickness during application.1.6.3.3 Technical Staff: Assists contractor, in application and final inspection of

waterproofing.

1.6.4 Manufacturer Qualifications; Vegetated Roofing Systems: Five years experience supplying vegetated roof systems on projects of similar complexity.

1.6.5 Source Limitations: Certification that components of vegetated roofing system and roof membrane are supplied and warranted by a single-source manufacturer ensuring system compatibility and integrity:

1.6.6 Mock-Up: Provide a mock-up for evaluation of application workmanship.1.6.6.1 Finish Area: 10 x 10 ft (3048 x 3048 mm), location designated by Architect,

demonstrating assembly, installation and workmanship.1.6.6.2 Refinish mock-up area as required to produce acceptable work.1.6.6.3 Approved mock-ups may become part of the completed Work if undisturbed at

time of Substantial Completion.

1.6.7 Electronic Leak Testing: By installation of electro field vector mapping (EFVM) system administered by a qualified testing agency. Flood testing is unacceptable.

1.6.8 Health and Safety Testing: Accordance to health and safety requirements.

1.6.9 Pre-Installation Meetings: Verify project requirements, substrate conditions, construction documents, details and manufacturer's warranty requirements.

1.7 DELIVERY, STORAGE, AND HANDLING

1.7.1 Non-vegetation Components:1.7.1.1 Delivery: In manufacturer's original, unopened, undamaged rolls/pallets with

identification labels intact.1.7.1.2 Storage and Protection: Store in flat, dry, well ventilated area out of direct

sunlight, under cover, protected from weather, moisture and excessive dryness and construction activities. Protect from damage.

1.7.2 Vegetation:1.7.2.1 Delivery: In a manner preserving vegetation quality.

1.7.2.1.1 Protect vegetation from temperature and wind damage.1.7.2.1.2 Transport Time; Less than 1 Day: Closed or open trailer.1.7.2.1.3 Transport Time; Greater than 1 Day: Climate-controlled trailer.

1.7.2.2 Upon Delivery: Off-load, remove plastic wrap (if applicable). Install within 12 hours.

1.7.2.2.1 Installation Within 12 Hours is not Achievable: Reserve holding area to store and maintain plants until installation.

1.7.2.2.1.1 Pre-vegetated mats: Unroll and maintain until installation.

1.8 PROJECT CONDITIONS

1.8.1 Maintain environmental conditions (temperature, humidity, and ventilation) within limits recommended by manufacturer for optimum results. Do not install products under environmental conditions outside manufacturer's recommended limits.1.8.1.1 Waterproofing:

1.8.1.1.1 Protect substrates from environmental conditions that affect performance.1.8.1.1.2 Do not apply to wet substrate or during snow, rain, fog, or mist.1.8.1.1.3 Ensure materials are cured before covering with other materials.

1.8.1.2 Vegetation Handling:1.8.1.2.1 Install according to optimal conditions, conducive to plant establishment

and survival based upon local hardiness zone as defined by USDA.1.8.1.2.2 Protect of vegetation and components. Prevent damage and erosion.

1.8.1.3 Foot Traffic: Prohibited during vegetation establishment. Thereafter for maintenance.

1.9 WARRANTIES

1.9.1 Upon Substantial Completion: Contractor provides Owner a single-source manufacturer warranty.1.9.1.1 Waterproofing Warranty Period: ______ years.1.9.1.2 Waterproofing: Included in vegetated roofing system warranty.1.9.1.3 Waterproofing: Refer to appropriate section in Division 07 concerning the roofing

membrane for waterproofing/roofing system warranty and continuing maintenance service requirements.

1.9.1.4 Vegetative Roofing System: Manufacturer and Installer agree to repair or replace vegetated roofing system components, excluding vegetation, that fail in materials or workmanship within specified warranty period.

1.9.2 Vegetation Warranty: Manufacturer and Installer jointly agree to repair or replace plantings and accessories that fail in materials, workmanship, or growth within the warranty period.1.9.2.1 Groundcover Foliage: Achieve and maintain 85 percent minimum foliage cover

over planting area, when averaged within 2 square foot increments, commencing with installation, at the end of the warranty period. Provide extended warranty for remainder of original warranty period for replaced plant material.

1.9.2.2 Herbaceous Perennials, Ornamental Grasses, and Vines: Achieve and maintain 75 percent minimum horticultural viability over planting area commencing with installation, through the duration of this warranty. A limit of one replacement of each plant will be required except for losses or replacements due to failure to comply with requirements.

1.9.2.3 Failures include, but not limited to, death and unsatisfactory growth of plant materials except for defects resulting from abuse, neglect by Owner, or incidents beyond Contractor's control.

1.9.2.4 Warranty Period from Date of Installation:1.9.2.4.1 Vegetation: Two years1.9.2.4.2 Ground Covers: ______.1.9.2.4.3 Herbaceous Perennials, Ornamental Grasses, and Vines: ______.1.9.2.4.4 Woody Plants and Shrubs: ______.1.9.2.4.5 Specimen Trees, Woody Plants, and Shrubs: ______.1.9.2.4.6 Specimen Trees, Woody Plants, and Shrubs: See appropriate section in

1.10 MAINTENANCE SERVICE FOR PLANT MATERIALS

1.10.1 Initial Maintenance Service: By competent employees of vegetated roof system installer as required in Part 3 in this specification. Maintenance begins when plants are installed and continues until vegetation is acceptably healthy and well established but for not less than the following maintenance period:1.10.1.1 Site Visits: Monthly site visits the first year performing required tasks under this

Service. One site visit in second year by a qualified Manufacturer's representative.

1.10.1.2 Growing Media Testing and Amending: Test during second year of initial maintenance period. Apply amendments to growing media as required. Comply with local watershed authority stormwater nutrient run-off restrictions.

1.10.1.3 Include the following remedial actions as a minimum:1.10.1.3.1 During inspection, remove and replace dead and sick plants unless

required to plant in the succeeding planting season.1.10.1.3.2 Trim plants and remove weeds. Provide supplemental water if required at

time of inspection and service.1.10.1.3.3 Reports: Written report to Owner including health assessment of

vegetation and growing media and detailing of work performed with each site visit.

1.10.1.3.4 Initial Maintenance Period: Equal to warranty period under "Warranty for Plant Growth" Paragraph above.

1.10.2 Continuing Maintenance Service: By competent employees of vegetated roof system Installer. Manufacturer's standard continuing maintenance agreement, commencing on date initial maintenance service under warranty is concluded. Include the following:1.10.2.1 Site Visits: One site visit every two months during growing season per

subsequent year to perform required tasks under this Service.1.10.2.2 Growing Media Testing and Amending: Testing annually. Apply amendments as

required.1.10.2.3 Supplemental Water: Add supplemental water as required to bring growing

media up to recommended moisture content levels. Inform Owner of recommended adjustment to Owner's watering practices.

1.10.2.4 Weeding and Plant Material Housekeeping: Remove dead, damaged, and sick growth, weeds and debris. Dispose of debris onsite in Owner's container.

1.10.2.5 General Housekeeping: Perform rooftop housekeeping in accordance with requirements in Division 07 roofing section.

1.10.2.6 Reports to Owner: Include health assessment of plant material and growing media, and detailing of work performed, with each site visit.

1.10.2.7 Continuing Maintenance Period: 20 years from date of substantial completion.

2 PRODUCTS

2.1 MANUFACTURERS

2.2 PERFORMANCE REQUIREMENTS

2.2.1 Waterproofing Membrane: Function as continuous watertight installation and moisture drainage plane. Transition to adjacent flashings and discharge water to the building exterior. Accommodate normal substrate movement, construction material transitions, opening transitions, penetrations, and perimeter conditions without resultant moisture deterioration.2.2.1.1 Compatibility: Materials compatible with one another and adjacent materials

under conditions of service and application required, as demonstrated by waterproofing manufacturer based on testing and field experience.

2.2.2 Vegetated Roof System: Support vegetation, reaching an average coverage of 85 percent minimum coverage of the growing media within 24 months of installation.2.2.2.1 Water Capacity: 3 gal per cu ft (410 L per cu m) of water.2.2.2.2 Water Capacity: 4.5 gal per cu ft (600 L per cu m) of water.2.2.2.3 Calculations include combined water retention capacity of growing media and

3 EXECUTION

3.1 EXAMINATION

3.1.1 Surface Condition for Waterproofing: Before applying waterproofing materials, examine substrate and conditions to ensure substrates are fully cured, smooth, clean, dry, and free from high spots, depressions, loose and foreign particles and other deterrents to adhesion, and conditions comply with manufacturer's written recommendations.3.1.1.1 Verify concrete and masonry surfaces are visibly dry, have cured for time period

recommended by waterproofing manufacturer, are free from release agents, curing agents, laitance, and other contaminates, and have adequate profile for adhesion of product.

3.1.1.2 Test for capillary moisture by plastic sheet method according to ASTM D 4263.3.1.1.3 Test for waterproofing adhesion per manufacturer's recommended method.3.1.1.4 Verify masonry joints are filled with mortar and struck flush.3.1.1.5 Verify drains have suitable flanges at membrane level flush with deck surface.3.1.1.6 Verify deck penetrations including pipes, conduits, and vents are rigidly installed

and flashed and ready to receive waterproofing application.3.1.1.7 Notify Architect of unsatisfactory conditions.

3.1.2 Surface Condition for Vegetated Roof: Examine surfaces and report any adverse conditions which may negatively impact appearance or performance of vegetated roof system. Ensure all unacceptable conditions are corrected before proceeding. Coordinate sequencing of waterproofing work and vegetated roofing work with work of other sections.3.1.2.1 Verify that roof insulation over membrane roofing is in place, secure, and flush

along all seams.3.1.2.2 Verify that perimeter and other flashings are in place and secure along entire

lengths where they will be covered by vegetated roof assembly.

3.1.3 Ensure adequate provisions have been made for loading, unloading, storage, parking and access to roof site.

3.1.4 Ensure all equipment is in good working order. Protect all equipment which comes into contact with roofing membrane, flashings and related work.

3.1.5 Ensure adequate safety equipment has been obtained for all operations.

3.1.6 Proceed with installation of vegetated roof assembly only after unsatisfactory conditions have been corrected.

3.2 PREPARATION

3.2.1 General: Protect structures, utilities, sidewalks, pavements, and other facilities and areas from damage caused by installation.

3.2.2 Protect waterproofing according to the Manufacturer's written recommendations to prevent damage and wear during examination, testing, installation, and remainder of construction period.3.2.2.1 Clean, prepare, and treat substrates in accordance with waterproofing

manufacturer's written instructions including published details.3.2.2.1.1 Mask adjacent finished surfaces.3.2.2.1.2 Remove contaminants and film-forming coatings from substrates.3.2.2.1.3 Remove projections and excess materials and fill voids with substrate

patching material.3.2.2.1.4 Prepare and treat joints and cracks in substrate per ASTM D 4258 and

waterproofing manufacturer's written instructions.3.2.2.1.5 Close off deck drains and other deck penetrations to prevent spillage and

migration of waterproofing fluids.3.2.2.2 Metal Flashings: Where metal flashings are substrate to waterproofing

membrane, set the flashings in continuous bedding bead of urethane sealant; install sealant S-bead between metal laps and mechanically fasten to substrate along leading edges at every 4 in (102 mm) on center, staggered linearly, to lay flat without fishmouths.

3.2.2.3 Detail Preparation: Prepare non-moving shrinkage cracks, large cracks, construction joints, expansion joints, projections and protrusions, penetrations, drains, and changes in plane in accordance with waterproofing manufacturer's written instructions and details, using accessory materials specified.

3.2.2.3.1 Prime substrates as required.3.2.2.3.2 Adhere strips of elastomeric sheet to moving joints and large cracks by

embedding in a layer of hot rubberized asphalt and overlay with coat of hot rubberized asphalt.

3.2.2.4 Transitions to Adjacent Materials: Install elastomeric and composite reinforced flashing to form connect and seal waterproofing material to adjacent components of building waterproofing system, including, but not limited to, roofing system waterproofing, exterior fenestration systems, door framing, and other openings

3.2.2.4.1 Seal top of through-wall flashings to waterproofing with continuous transition strips of type recommended by waterproofing manufacturer for application.

3.2.2.4.2 Install elastomeric sheets at terminations of waterproofing membrane according to manufacturer's written instructions.

3.2.2.4.3 Install termination bars and mechanically fasten to top of elastomeric flashing sheet at terminations and perimeter of waterproofing.

3.2.3 Membrane Integrity Test (EFVM): Install as per manufacturer's written instructions.

3.3 WATERPROOFING INSTALLATION

3.3.1 Install waterproofing in accordance with Manufacturer's recommendations and installation instructions to achieve a continuous waterproofing according to waterproofing

manufacturer's written instructions. Apply waterproofing material within manufacturer's recommended application temperature ranges.

3.3.2 Membrane Integrity Test (EFVM): Install as per manufacturer's written instructions.

3.4 VEGETATED ROOF ASSEMBLY INSTALLATION

3.4.1 Install vegetated roof assembly components according to Manufacturer's written instructions and approved shop drawings.

3.4.2 Continuous Growing Media Handling and Placement: Place growing media for continuous growing planted areas with equipment and methods approved by Manufacturer.3.4.2.1 Final determination of growing media composition, depth, and supplements shall

be by vegetated roof assembly Manufacturer based upon approved plant types and layout, subject to approval of Architect.

3.4.3 Vegetation:3.4.3.1 Seed Mix: In the event of a seeding application, the seed mix should be

calibrated with the supplemental injection at the recommended seeding rate and applied in the top 1 in (25 mm) of growing media prior to erosion netting being installed.

3.4.3.2 Perennial Plugs, Perennial Pots: Where perennial plugs or pots are used, dig a hole larger than the size of the root ball after extracting it from the pot. Lightly cover root ball, ensure plants are planted to their full root depth and gently tamp in place. If netting is used, cut holes sufficient in size to plant through.

3.4.3.3 Shrubs, Trees: Where shrubs or trees are used, dig a hole larger than the size of the root ball. Lightly cover root ball, ensure plants are planted to their full root depth and gently tamp in place. Stake as required.

3.5 PRE-VEGETATED MODULAR SYSTEM INSTALLATION

3.5.1 Install pre-vegetated modular tray system components according to Manufacturer's written instructions and approved shop drawings.

3.6 VEGETATION-FREE ZONE INSTALLATION

3.6.1 Install roof pavers on paver supports and apply aggregate ballast, and other components according to Manufacturer's written instructions and approved shop drawings.3.6.1.1 Apply aggregate ballast uniformly not damaging roofing membrane and base

flashings. Apply as insulation is installed, leaving roofing membrane insulated and ballasted at end of workday.

3.6.1.2 Ballast Load: As indicated on Drawings.3.6.1.3 Install two rows of walkway roof pavers in lieu of aggregate ballast at roof

perimeter, corners, and penetrations, unless otherwise indicated on Drawings.

3.7 FIELD QUALITY CONTROL

3.7.1 Manufacturer's Field Service: Engage membrane roofing and vegetated roof assembly Manufacturer's authorized technical service representative to provide full-time inspection of vegetated roof assembly installation and prepare interim and final inspection reports.

3.7.2 Correct identified deficiencies or irregularities in work that do not comply with requirements.

3.8 PLANT MAINTENANCE

3.8.1 General: During maintenance period prior to substantial completion, and during warranty period, maintain plantings by pruning, cultivating, supplemental watering if required, weeding, fertilizing if required, removal of debris from drainage areas, adjusting and

repairing devices, resetting plants to proper elevations or vertical position, and performing other operations as required to establish healthy, viable plantings.

3.8.2 Replace growing media that becomes displaced or eroded because of settling or other processes.

3.8.3 Maintain integrated pest management program to keep plant materials, planted areas, and growing media free of pests and pathogens or disease following recommendations of USEPA as appropriate to minimize the use of pesticides and reduce hazards.

3.8.4 Use only products and methods acceptable to membrane roofing Manufacturer.

3.9 CLEANING AND PROTECTION

3.9.1 During planting and maintenance, keep adjacent areas and construction clean and maintain work area in an orderly condition.

3.9.2 Protect vegetated roof assemblies from damage due to planting operations and operations of other contractors and trades. Repair or replace damaged vegetated roof assemblies.
