Southwest Colorado’s real estate market is back with a vengeance. Local area sales are up 29% from the same period last year with residential properties lead-ing the way with a 34% increase. Median prices have also risen, although not to the peaks of 2006-08. The lack of inventory and the prospect of higher interest rates are two main con-cerns for many buyers. Sellers are enjoying a more balanced market now that the benchmark “Days on Market” have slipped below 130 days for Durango-in-Town residential properties. While some real estate brokers may think the selling season has come to an end, our 28 years of experience proves that the next two months will account for the year’s highest dollar volume. We attribute this seasonal surge to serious buyers looking for luxurious homes and large acreages; sensing sellers are more willing to negotiate than earlier in the year. Land prices have lagged in this recovery and offer the best opportunity for buy-ers. For home buyers, the cost to purchase and build remains high compared with existing home prices, keeping downward pressure on the prospect of new inventory.
