Welcome to Westlake!
Dear New Westlake Resident,
It gives us great pleasure to welcome you to our community. Let us introduce ourselves. We are
the Welcome Committee of Westlake Golf and Country Club. It is our intent to assist and
familiarize you with not only Westlake but the surrounding areas.
By doing this, we hope that your transition to Westlake as well as Jackson Township will be a
positive and pleasurable experience. We will also be available to guide you around the
development and share all the wonderful things our community has to offer. There is a wide
range of clubs to join, special events throughout the year, trips to Atlantic City and beyond,
social events in our ballroom where you can meet new friends. We have Friday night movies and
even a full service restaurant right in our own clubhouse!
This brochure contains information you will find useful in the weeks and months ahead, as well
as a listing of useful Westlake references and important addresses and phone numbers for
utilities and other government offices you may need.

WESTLAKE MASTER ASSOCIATION
The governing body of Westlake Golf and Country Club is the Westlake Master Association
Board of Trustees. The Board has the financial and fiduciary responsibility to manage and
administer Westlake business affairs. It has the power to establish and collect maintenance fees
from all residents. There are nine Board members and each year, three residents are elected to
the Board for a three-year term. The Board contracts a management company to perform day-to-
day operations. The Board provides up to 6 open board meetings each year usually on the 4th
Thursday of the month. The purpose of these meetings is to provide residents with community
financial status, report on committee activity, consider and ratify contracts and governing
resolutions and provide a forum for resident feedback to the Board. The Board also has one of its
members go to the Lobby one night a month to meet with any resident, about any topic. These
meetings are announced in the Weekly Update.

WELCOME MESSAGE
On behalf of the Board of Trustees of the Westlake Master Association and all the
residents of Westlake, I would like to welcome you as the newest residents of our wonderful
community.
I urge you to participate in some of the varied activities that Westlake has to offer. Drop
by the Pub, or enjoy a meal in our restaurant. Take a plunge in our indoor and outdoor pools.
Join one of our many clubs that cater to almost every interest, whether it be wine-tasting, card-
playing, travel or a host of other activities offered here. Play a game of pool in the Player’s
Lounge or Bocce on our first class Bocce courts.
For the golfers among you, try a round at a world class championship golf course,
designed by renowned golf course architect Arthur Hills. We offer a variety of playing
opportunities, everything from pay as you go daily play to full unlimited golf course
membership. A full description of all the possibilities is available in the Pro Shop or in the
Management Office.
Lastly, I urge you to consider joining one of the many committees that help keep
Westlake running smoothly. Whether it is Golf, the Pool, the Restaurant, or Building and
Grounds etc., almost 10% of our households are represented on one or more of these committees.
Without the help of these volunteers, Westlake would not be the fabulous place that it is.

Welcome New Resident of Westlake,
I am the Property Manager of Westlake Golf and Country Club and with my staff of three
employees, work for Premier Management Associates. We work on-site at Westlake and our
office is located downstairs to the right of the stairway near the exit to the outdoor pool.
Our role as the Managing Agent of Westlake is to handle the day-to-day operations as
directed by the Board of Trustees. We are the contact for all vendors, committees, clubs and
residents to the Board. As such, our responsibilities include handling all questions from the
residents, over-site of all of the contractors in Westlake, communications with all of the
committees and many others.
If at any time you have a question, issue or concern, you can stop by the Management
Office, call us, or submit a resident input form. Management will determine if the question can
be handled in our office, or if it needs to go further. We will advise you once an answer is
available, and/or the concern is addressed.
Westlake is a beautiful community made up of wonderful residents. There are so many
different activities that you can be involved in and we encourage everyone to become involved in
whatever may interest you. I look forward to meeting you at the Welcome Committee Brunch
and answering any questions you may have at that time.

The Grille offers menus for lunch, early bird specials, and dinner. Along with
mouthwatering menu items, there are daily specials announced by your server.
The Masters Pub offers glasses of wine, draft beer or bottled beer, well drinks, premium
liquor, top shelf drinks and cordials at club prices. Come watch your favorite sports team on one
of our four large screen TVs.

WESTLAKE JOURNAL
The Westlake Journal is the official publication of the Westlake Master Association. Its mission
is to print articles which are informative and may improve the quality of life of Westlake
residents by providing a wide variety of subject material. There are printing limitations imposed
by the printer, Senior Publication. There are no political endorsements printed in fairness to all
parties. It is comprised of editors, photographers, writers, proofreaders, and a typist. A free
classified section is provided for the personal use of all residents. They are always receptive to
new staff members, and meet almost every Monday at 10 AM. If interested, feel free to attend

WESTLAKE RESIDENT DIRECTORY
The Westlake Resident Directory provides a current listing of names, street addresses, e-mail
addresses and phone numbers for all residents. The Directory is reproduced annually and is free.
A six month update is also issued. The Directory is also available on the website and provides
an up-to-the-minute version of the hardcopy directory.
ZELDA’S LIST
Thanks to the organizational skills of Zelda Krodman, who put together recommendations from
many Westlake residents, we have a list of various professionals and trade personnel who have
serviced our community. The list, available on the Westlake website, contains more than 30
categories of physicians and facilities and more than 75 kinds of repair specialists, everyone
whom you might need to survive. The list contains the names of the individual or company,
their addresses and phone numbers, and the name of the Westlake resident who has
recommended them.

MAILBOXES
Mailboxes are standard white and must have your house number displayed in black
numbers (Lennar side only) and numbers and street name (on Toll Brothers side) at least
4” high. White mailboxes tend to get black over time and must be kept clean. Clorox
products work well to clean the boxes.
POOLS
The outdoor pool is opened from Memorial Day through the end of September. The
hours are posted and are listed in the Westlake Journal at the beginning of the season.
The outdoor pool has recently been heated for the comfort of our residents.
Up to four (4) guests are allowed per household and are allowed from 12:00 pm to
closing when pool is open with the exception of holidays, when guest hours are
extended.
The indoor pool hours are constant and posted at the pool site.
ROADS
All roads within Westlake are privately owned and maintained by the community.
The speed limits are posted and should be strictly adhered to at all times.
The speed limit is 25 MPH in Westlake; 15 MPH in Westlake North
Please be especially careful near the clubhouse and other complexes where heavy
automobile, pedestrian traffic and golf carts crossing increase the chance for an
accident. Roadway traffic has the right-of-way at cart crossings.
Whether walking, jogging or running, pedestrian traffic should use the walking/biking
paths where available. Walking on the golf course is not permitted during golf season
except for Monday’s after 5PM when all maintenance is completed, and during the
winter when the course is closed. Walking dogs on golf course is not permitted.
Pedestrian traffic on the roads should go AGAINST the traffic.
Golf carts must comply with the stop signs posted along the cart path and then proceed
when the roadway is clear.

GARBAGE and RECYCLING
Garbage collection is provided by the Homeowners Association and is collected every Tuesday
and Friday. All trash is to be placed in BLACK plastic bags and placed curbside no earlier than
7 pm the night before collection. If you have a problem with your garbage collection, call the
Management Office.
Recycling materials are to be placed in yellow containers provided by Jackson Township.
They can be obtained from The Department of Public Works on Don Connor Blvd., (732) 928-
1200 Ext.267. Recycling is done every other Friday. Recyclables should be placed curbside no
earlier than 7:00 PM the night before collection.
The township provides bulk pick-up throughout the year. Dates will be made public through
the use of the Westlake Master Association web site.
The Township also has a bulk recycling center which accepts cardboard, newspaper, plastic,
batteries, etc. located at Recycling Center on Don Connor Blvd. You must bring proof of
Jackson residency. Please call for the most current operating hours. (732) 928-1200
Computers, monitors, printers, cell phones, laser and inkjet cartridges and televisions must be
brought to the Ocean County Recycling Center, 601 New Hampshire Avenue, Lakewood

GATEHOUSE
Everyone in the Community should have filled out a Westlake gate access form. If you have not filled
out this form please do so, and you can also update this form at anytime by stopping in the
Management Office or obtaining a new form on the website and submitting it to the Management
Office electronically. Once management receives a form, we then forward the information to our
vendor, who inputs the information into their computer system to update the gatehouse file.
Upon a person coming to the gatehouse or calling the gatehouse from the North gate, the attendant is
required to ask the person their name and where they are going. They will then check the database to
see if the visitor is on the authorized list for that address, if they are, they we will be permitted to enter.
If they are not, the attendant will then call the homeowner and request permission for the person or
vendor to enter. If permission is granted, the person will be allowed entrance. If not, they will deny
entrance. The attendant will also deny entrance if the resident is not home. Prior to entry being
granted the attendant will log the visitor’s name, time, where they are going and license plate number
of the vehicle.
The management has made available to homeowners a preferential guest list which can be completed
by all homeowners and filed at the Management Office for those guests who come on a regular basis.
For those guests on the list, there is no need for the guard to call the homeowner and announce the
guest.
Also, residents are strongly encouraged to call the gatehouse if you know someone is coming to your
home that is not on your list, this includes delivery and contractors. The attendants keep a separate log
of those calls they receive each day so they can permit entrance without having to contact the resident.

SNOW CLEARING SERVICE
Westlake Golf & Country Club is responsible to clear the snow from all roadways, driveways
and entrance walks to your home, as well as the clubhouse parking lot, sidewalks around the
clubhouse and the sidewalks around Pine Lakes Circle after 2” of snow. The contractor will
apply ice melt once the snow is removed from all areas.
A common problem we are always faced with is the fact that cars are not moved from the
roadways at the time the contractor is performing the snow clearance. This not only hinders and
limits the contractor from performing an effective clean up, but also exposes the vehicles to
potential damage. We urge you to anticipate snowfalls by taking the following precautionary
measures:
Keep cars parked off the roadways. Use your garage to park your car. If you
park your car in your driveway the driveway may not be plowed.
Park cars facing front forward to ensure easy getaway.
Leave outside lights on to assist contractors.
Do not go out in the severe winter weather unless you absolutely have to. Take
some responsibility for your own safety by being cautious during the winter
weather.
If there are any areas which may have been overlooked by the contractor, we would appreciate
you IMMEDIATELY calling the Westlake Management Office at (732) 833-5011 to report this
information. Please remember that the contractor starts at one end of the community and
ends at the other. Each snow storm the contractor picks a different location to start from
(however, someone will always be last). Please do not direct the contractor; they cannot
leave an area to assist someone else in the Community.
NOTE: IF YOU HAVE AN ESSENTIAL JOB OR A DISABILITY THAT
NECESSITATES PRIORITY SNOW REMOVAL, YOU MAY APPLY AT THE
MANAGEMENT OFFICE BY FILLING OUT THE APPROPRIATE FORM.

EMERGENCY
For any emergency, call 911. The fastest response to any emergency will be
obtained by calling 911, not the gatehouse. Our local firehouse, rescue and EMS
as well as other emergency responders are dispatched by the 911 call center.
Westlake also has a Community Emergency Response Team (CERT) which
educates people about disaster preparedness for hazards that may impact their
area and trains them in basic disaster response skills, such as fire safety, light
search and rescue, team organization and disaster medical operations. Using the
training learned in the classroom and during exercises, CERT members can assist
others in their neighborhood or workplace following an event when professional
responders are not immediately available to help. CERT members are also
encouraged to support emergency response agencies by taking a more active role
in emergency preparedness projects in their community.

SWIMMING POOLS
This heated pool is open from Memorial Day through the end of September with hours posted in
the Westlake Journal as well as on the Westlake website. With plenty of sun, shaded areas, and
comfortable chairs, there is something to please everyone’s needs.
The indoor pool is open year round with the hours posted at the site. You can take an aquasize
class, swim laps, or just use the indoor pool for exercise on your own. Following an invigorating
swim you can relax in the whirlpool adjacent to the pool and change clothes in our newly
renovated locker rooms
EXERCISE ROOM
Across from the pool is the exercise room. We now have state of the art equipment geared for
the novice to the experienced individual. We have a variety of machines as well as treadmills,
exercise bikes, elliptical, rowing machines, free weights, and universal weights.
ADDITIONAL INFORMATION
The clubhouse is comprised of many meeting rooms within its two elevated floors and is
handicap accessible. The Ballroom, with a full stage, is home to many shows and live
entertainment performed by world class acts. There are also rooms designed for cards and Mah
Jongg, filled to capacity on most nights with noisy residents having a wonderful evening out
while enjoying competitive games. Mah Jongg lessons are available. There is also an arts &
crafts room equipped with a fully operative kiln, instructive classes that meet regularly, a fully
stocked library from which readers can borrow or donate books, a computer bank on the lower
level, and a Billiard’s room along with a Ping Pong Table. Movies are shown on Friday nights
and Saturday afternoons depending on room availability. Bingo is scheduled on a monthly basis.
Many other activities go on at Westlake also. We have a bowling league, many exercise classes,
bus trips to NYC, dinner dances, concerts, just to name a few.

GOLF
Westlake Golf and Country Club is home to New Jersey’s premier Active Adult Community golf
course. Our Arthur Hills designed 18 hole championship course has seven tee options and offers
challenging but friendly play to all golfers.
Residents may choose open play or annual membership. Many of us began our golfing life here
at Westlake and found pleasure in both the game and the friendships and social aspects that come
with it.
Annual membership is available on a daily or seasonal basis and offers a choice of several cart
options. Membership entitles one to exclusive privileges, the most important of which is the
ability to request prime tee times. Another enjoyable membership feature is eligibility for
membership in the Westlake Men's and Women’s Golf Associations.
All golf fees, including guest and junior, are extremely reasonable, well under the going rate at
comparable New Jersey golf courses. The 2019 membership fee is $800.00 (tax included).
Any resident may sponsor an adult family member or friend for a Westlake golf membership
even if they are not members themselves.
The Pro and Assistant Pro are always available for lessons and offer several attractive
“packages” to golf club members. Additional details and pricing can be found on the
community web site and are available in the Pro Shop (833-7274) and in the Management
Office.
MEN’S GOLF ASSOCIATION
The Association was formed to promote an appreciation of the golfing tradition and to foster
friendships in our Westlake community. The WMGA provides an excellent opportunity thru
weekly participation whereby members will enjoy getting to meet other residents and make
lasting friendships.
We currently have over 100 members and play tournaments in a “shotgun” start every
Wednesday at 8:30 AM, from mid April to early October. The tournament format changes every
week and ranges from simple scrambles to a 64 man field “Match Play“.
After the game, players gather for lunch at the “Grille”. The WMGA provides lunch free of
charge (4) times during the season. We also sponsor opening and closing day complete
luncheons for all members.
Additionally we have sponsored an annual fundraising “Prostate Cancer Outing” for Rutgers
Institute of New Jersey, in partnership with RWI.

WOMEN’S GOLF ASSOCIATION
The Westlake Women’s Golf Association (WWGA) was formed to promote interest in and
improvement of women's golf, by bringing together a group of women golfers to compete, learn
and socialize while enjoying the game.
We have both 18 hole and 9 hole groups playing on Thursday mornings. We also enjoy three
luncheons during the year, a fundraiser, as well as a member-guest tournament.
Additionally, we offer a “Try it – You’ll Like It” period for Westlake women golf members to
play once with the WWGA on Thursdays in April through early May to help in making the
decision to join the WWGA. Our Pro and Assistant Pro also conduct periodic golf clinics.
Membership entitles you to guaranteed tee times on Thursdays, camaraderie and friendly
competition under USGA rules. It also provides you with long lasting friendships that go beyond
the golf course.

WESTLAKE THREE PUTTER GROUP
An exciting new group of beginner golfers has just been formed. It consists of both Men and
Women who would like to play golf on their own home course, in a very relaxed non-
intimidating format.
The group plays nine holes on Thursday afternoons with relaxed rules for the newcomers. It’s a

The Westlake Anglers Fishing Club has been established to unite all people of the Westlake
Community with an interest in fishing.
The goals of the club are:
1. Promote the enjoyment of fishing, and the fellowship of people who enjoy this sport.
2. Encourage the practice of good sportsmanship, fishing etiquette and compliance with
all appropriate rules and regulations.
3. Organize various types of fishing trips.
4. Arrange discussions or demonstrations to improve the skills needed to enhance the
enjoyment of fresh or salt water fishing.

Christian Cultural Heritage and Reading Team, sanctioned in 2012 , gathers as a cultural
educational club open to all residents to study and discuss Christian cultural heritage through
member suggested readings, speakers, and “road trips”. The group has met monthly, as
announced, to host speakers, discuss pre-read articles, view and discuss videos, and to visit

DUFFERS OF WESTLAKE
The Westlake Duffers are a group of men and women who play golf every Tuesday morning at
the Lakewood Country Club from May through October. The men play 18 holes and the women
play 9 holes. The format is best ball and ready golf to move the foursomes along. Members of
the group meet for lunch afterwards. Foursomes change each month to allow members to get to
know each other. Rules are relaxed. There are "nine and dines" and dinners during the season. If

19th HOLE INVESTMENT CLUB
The goal of the Club is to educate our members on researching, discussing, buying and selling of

LINE DANCING
Our line dancing is actually exercise in disguise. We use a low impact format and we line dance
to country, pop, rock, disco and swing music. We have two classes every week. One is on
Mondays at 12:00 and the other is on Wednesdays at 11:00. Come join us in the ballroom to

Do you enjoy taking photos? Whether you have a high end camera or a simple point and shoot,
the Westlake Photography Club is the place for you. We meet the second Thursday of the month
at 7:30 P.M. in the Clubhouse to share ideas and discuss our photos. We also learn more about
composition, lighting and various techniques available to enhance our work. Once a year the
Photography Club sponsors an art show in the Clubhouse and we have an opportunity to exhibit
our work. It’s a relaxing, informative and fun evening – so come and join us.

SINGLES’ CLUB
The club is a social club for any Westlake resident who wants to meet and socialize with other
single residents. It is not just a ladies afternoon lunch club. In addition to the social and
entertaining events/programs, we sponsor events and programs addressing specific interests,
needs and issues of single living. A single resident is defined as anyone who does not live with a
spouse, significant other or partner.
Our vision also includes creating a network through which our members can easily find friends
and, when needed, depend on one another for support. We also want to increase our members’
enjoyment of the many activities sponsored by other Westlake organizations in the company of
friends. To facilitate this we will connect our members with one other and assist in arranging
tables, etc. for different Westlake events and programs.
We will be supporting the Jackson Food Pantry. We may collect non-perishable items and/or
monetary donations for the pantry at some events.
Our 2016-2017 executive board and committee members consist of wonderful people who are
committed to working for the best interest of our single residents.

SNOWBIRDS OF WESTLAKE
Many of the Westlake residents go to Florida for varying amounts of time during the winter
months. We meet at the Westlake Grille and receive all information before we start heading
south. A directory-listing Florida and NJ addresses and telephone numbers of all members is
given out in October. Dues are $6.00 for couples and $4.00 for singles. We look forward to
seeing and sharing with each other.

The Tennis Club is unique in that all games are scheduled from Monday through Saturday by
members willing to volunteer their time. All levels of skill are welcome. We will rate your level
of play and place you on the schedule with comparable players. For a nominal fee, members

WINE LOVERS OF WESTLAKE
We are a club dedicated to the education and enjoyment of wine. Our meetings are held on the
fourth Wednesday of the month in the Arts and Crafts room from 7:30 to 9:30. At these
meetings, we present carefully evaluated selections of eight wines that are chosen to offer a good
balance of quality and price. Our goal is to enjoy the wines and the camaraderie of other people
who enjoy drinking wine in an intimate environment.
Besides our knowledgeable local sponsor, we also have excellent speakers from the wine
distributors that educate us about the wines and the particular characteristics that distinguish
them from each other and also foods to pair the wines with. To enhance the wine selections are
accompaniments of cheese, nuts, chocolates and other items. Several times a year we serve
pizzas or sandwiches and salads. In lieu of our monthly tastings we have a cocktail party and
also, in addition, our yearly dinner dance with live entertainment. We enjoy a 15% discount on
the wines that are presented monthly.
Dues are $20 a year and tastings are $15 for only the tastings you attend. For further

WINE TASTING CLUB
Our goal and mission is to educate our members about wines. We seek to have fun while we learn how to
taste reasonably priced wines, from all around the world, and learn how to pair wines with different food.
We taste up to eight wines at each meeting and there are occasions where we have a pairing theme, like
different pizzas, or cheese with grapes and chocolates, and so on, at a cost of $10 to $15 per person. Twice a
year, in place of our monthly meeting, we have wine pairing dinners in the Clubhouse Ballroom, our Lobster
Fest in July, and our Holiday Dinner in December. At the end of each monthly meeting the member has an
opportunity to purchase the featured wines at a discount.
Our meetings are held on the first Wednesday of the month, from 7:30PM to 9:30PM, in the Clubhouse
Ballroom. Membership is open to all Westlake residents, there are no membership dues, and you pay only if

WOMEN’S CLUB AT WESTLAKE
The purpose of the Women’s Club is to promote service to the Westlake community; provide a social and
supportive atmosphere; encourage activities that unite the community; assist and raise funds for charitable
organizations and provide for Westlake community needs where appropriate. The club shall be autonomous
and not for profit. Meetings are the 2nd Wednesday of the month.
We have had Mah Jongg and card parties, fashion shows, craft fairs and our largest fund raiser is for Susan
G. Komen Race for the Cure. We have a kickoff dinner, a breakfast, a walk and a journal.
We have contributed to CentraState Hospital, Deborah Hospital, and Kimball Hospital as well as to
Alzheimer Research, The Jackson Fire Department, the Jackson First Aid Squad, Krones Disease Research

WESTLAKE ANIMAL GROUPS
WAGs - Any resident with an interest in promoting the well-being of our furred and feathered home
companions is welcome to join. We run several fund-raisers and activities throughout the year. Money and
in-kind donations go to help the abandoned animals in the Jackson Animal Shelter, specifically by funding
needed medical care. We accept donations year round, either in the basket in the coat closet in the
Clubhouse, or by phoning for a pick-up. Please read our ad in the classified section of each month's
Westlake Journal to know what we need.
Our group generally meets at 10 AM on the last Saturday of each month, in the clubhouse. Dues are only
$10 per home per year, lots of warm animal themed talk and friendly humans with whom to share your
stories. Some of our activities: Paws for a Cause Walk in the spring, Golf Course Cart Path Safari, Lost
Animal protocol, trained obedience dog demonstration, compassion after loss of a pet, animal nutrition, live
sled dogs, veterinarian talks and live pet bird discussions. We can also provide consultations on any pet
related topic. One of our most important services is providing in-our-home vacation care for your
companion animals. We are always looking for foster homes and forever homes for our shelter animals.

THE WESTLAKE MEN’S CLUB
The Club is dedicated to doing good deeds and to enjoying ourselves in the process. We have contributed to
many local and national charities. A weekly breakfast club and a nine hole golf club are the latest additions.
There are always interesting speakers such as experts in medicine, legal affairs, finance, government, and
education. The Club has sponsored many trips to various sporting events and places of interest throughout
the tri-state area. In addition, the Men's Club sponsors a blood drive in September which has earned
Westlake recognition as the largest one day contributor of blood among communities in Central New Jersey
for over 12 years.
The Men's Club meets on the second Thursday of each month. Every male resident of Westlake is
welcomed as a member. There are no dues, however, there is a nominal fee for attendance at the monthly
meeting which includes a hearty breakfast.

YIDDISH CULTURAL CLUB
The Westlake Yiddish Cultural Club’s purpose is to encourage and promote the knowledge and pride of the
Yiddish heritage and to promote social and cultural activities and good fellowship among the members.

Sunday of the month at 10 AM. Our members have breakfast and then
