BEFORE SETTLEMENTNot long until you call Seventh Bend home! Between now and then, you just need to complete a few steps to get yourself ready:

Choose your builderIt can take 3 months to create a Build Contract, so if you haven’t chosen a builder, the Seventh Bend team can assist in helping you get in touch with some builders.

Secure financeIf you are planning to borrow, you’ll need a lender. Be sure to shop around as interest rates and packages can vary.

Book a valuationYour lender will need to inspect and value the site in preparation for settlement.We will let you know when the site is pegged and open for inspection.

Confirm your Legal RepresentationWe need contact details of your solicitor or conveyancer so we can communicate with them about settlement. You will have provided us with this information at the time of your contract signing, but its important to let us know if these details have changed since.

Once titles have been released from the Titles O�ce, it’s timefor settlement.

Settlement is when you o�cially take legal possession of your block and will occur 14 days after titles are released, unless your Contract of Sale states otherwise. The Seventh Bend legal adviser will contact your nominated legal adviser (conveyancer or solicitor) when settlement is scheduled.

You will need to make sure you are ready to settle on your land per the terms of your Contract of Sale, to avoid delays which can incur penalty. This means confirming finance has been formally arranged and submitted to your legal adviser before the planned settlement date.

DESIGNGUIDELINES

Before you can start building yourdream home at Seventh Bend,as outlined in you Contract of Sale,you’ll need to have your home designsapproved to ensure they comply withthe Seventh Bend Design Guidelines.

The Design Guidelines approval process is designed to ensure that all homes built at Seventh Bend are designed in a way to uphold the vision of the community, a community that all residents can be proud of. When your house plans are ready for approval, you’ll be required to submit them to the Design Assessment Panel:

FENCINGFencing requirements for Seventh Bend are listed in our Design Guidelines, which can be found in your Contract of Sale or on the website www.seventhbend.com.au.

When you’re ready to erect your fencing, you need to make contact with your neighbours to arrange this. Due to privacy regulations, the team at Seventh Bend are unable to provide the details of your neighbours. To obtain these, you’ll need to contact Melton City Council and request the details of your neighbour/s.

SITE SECURITYOnce you have settled on your lot, the security of the lot transfers to you. If you’re not planning on building straight away, we recommend you secure your block to prevent unwanted materials being placed on your block.

NATURE STRIPSWhilst YourLand Developments have installed high quality andwell maintained nature strips, all nature strips are ultimately the responsibility of each purchaser.

BONUS LANDSCAPE PACKAGEOnce you have home is finished and you have received your Certificate of Occupancy, you can apply to get your bonus frontlandscaping installed. This is managed by Flemings.

Simple measures can be adopted through the building phase to protect nature stripsand we highly recommend that purchasers advise their builder of their expectationswith regards to nature strips prior to construction commencing.
