MY LISTING PLAN OF ACTION

My Objectives Are the Following:

1. To assist in getting as many qualified buyers as possible into your home until it issold.

2. To communicate to you weekly the results of our activities.

3. To assist you in negotiating the highest dollar value … between you and the buyer.

The Following Are the Steps I Take to Get a Home Sold … the “Pro-Active Approach”:

1. Submit your home to our local Multiple Listing Service (MLS)

2. Price your home competitively … to open the market vs. narrowing the market.

3. Promote your home at the company sales meeting.

4. Develop a list of features of your home for the Brokers to use with their potentialbuyers.

5. Fax or Email a features sheet to the top agents in the marketplace for their potential buyers.

6. Suggest and advise as to any changes you may want to make in your property tomake it more saleable.

7. Constantly update you as to any changes in the marketplace.

8. Prospect three hours per day and talk to 40-50 people per day looking for potential buyers.

9. Contact over the next seven days … my buyer leads, center of influence and past clients for their referrals and prospective buyers.

10. Add additional exposure through a professional sign and lock-box.

11. Whenever possible pre-qualify the prospective buyers.

12. Keep you aware of the various methods of financing that a buyer might want to use.13. When possible have the cooperating Broker in the area tour your home.

14. Follow-up on the salespeople who have shown your home … for their feedback and response.

15. Assist you in arranging interim financing … if necessary.

16. Represent you on all offer presentations … to assure you in negotiating the best possible price and terms.

17. Handle all the follow-up upon a contract being accepted … all mortgage, title and other closing procedures.

18. Deliver your check at the closing.

7:00 am – 8:30 am (Get ready / improve my skills as a professional salesperson)

Work on pending to close files & reply to emails and phone calls about them

Prepare phone numbers and leads to contact buyers and sellers.

Role-play with top agents across the country to prepare for prospecting.

8:30 am – 11:30 am (Find new prospect clients and/or buyers for your home)

Contact people who are looking to buy and/or sell Real Estate on the phone.

Knock on doors or make calls on our seller’s neighborhood to see if we can find buyers whoare interested in moving to our area.

11:30 am – Noon

Return phone calls

Noon – Lunch

1:00 pm - 2:00 pm (Follow up to later inform you)

Follow up on emails, phone calls, showings and contracts.

Call all agents that have shown our listings to see how we can put a deal together.

Call sellers to update them on the market and what is going on with their listing.

2:00 pm – 3:00 pm (Lear about the market and our competition)

Preview the competition for any listing appointments we are going on.

Research market and pull up statistics to keep up with market trends.

3:00 pm – 7:00 pm (Find new prospect clients and/or buyers for your home)

Go on listing appointments or contact more people who are looking to buy and/or sell Real Estate on the phone.

Show our own listings to qualified buyers.

Negotiate Contracts.

FREQUENTLY ASKED QUESTIONS

Can we list for a 30 or 90 days period?

I do not want to keep you in an agreement if you are not happy with my service. Therefore,unlike most agents, I put in our contract that you can cancel at any time, with no charge toyou. I want you to tell your friends and family how honest and fair I was with you. Ourstandard agreement is six (6) months. We work hard to get it sold as soon as possible.

We’ve never heard of you.

I understand your concern, I’m sure you realize that a calendar with my photo or a holidaypostcard does not sell any homes… it is the individual agent’s activities. My track recordshows I have the skills & experience to sell your home.

Let’s list high, we can always come down later.

I understand you want to list high to leave room for negotiating, but have you consideredthe problem it creates for you? Most people won’t even bother looking into properties thatare priced too high. Would you rather have a bidding war on your home or not have anopportunity to negotiate any offers at all?

I have a friend in the business.

I can appreciate that, and almost everyone does. So the important question is, if your friendor relative after a while is not delivering the results you are expecting, would you feel freeto call him/her to task? And if you do, could that change your relationship a little? You canonly expect from me results and you can tell me clearly if you see that is not happening.

Another agent said they could get me more money.

I am glad you brought this up. An agent that will list your property overpriced is oftenafraid to tell you the truth up front or just want a listing to cultivate other leads. Buyers arethe ones that tell us what they are willing to pay for a home like yours, not the agent.

Will you cut your commission?

No. Something to seriously consider is this. Do you really want to be at a clear disadvantagewhen marketing your home? I have to market your home to two sets of people…the otheragents and the buyers. I will aggressively market it to both. An agent that can't defend theirown compensation, will not negotiate hard to defend yours.
