To fully appreciate the position The Whistler Real Estate Company finds itself in today, one must look back at our humble beginnings, when the company was founded as MacGregor Pacific Realty in a Creekside trailer in 1978. In 1980, we became one of the original businesses in the new Whistler Village. The name was changed to The Whistler Real Estate Co. Ltd. in 1988. The company continued to grow its operations and added a second office in Pemberton in 1998. The first quarter of 2016 reported the most active quarter of real estate activity since mid-2004. Overall, over 300 transactions were finalized in the first 3 months of 2016. This represents a 63% increase in activity as compared to the same period a year ago and a 26% increase over the previous quarter.

Demand for Whistler real estate is being driven by favourable exchange rates, low interest rates, extremely active real estate market activity in the Great Vancouver area, and Whistler’s ongoing evolution as a diverse year-round community.

All market segments showed strong buyer interest that was limited only by the continued low level of available opportunities.

The overall average transaction value in Whistler rose by 4.8% to $832,000 over the course of the first quarter of 2016. However, both single family homes and townhouses showed big jumps of almost 30% in average transaction value as purchasers focused on higher value properties throughout the resort.

Currently, the average transaction value of a single family home is $2,198,000, while townhouses ring in at $1,022,000. The condominium market in particular posted its strongest quarter since 2003; however, condominium values fell slightly to $373,799.

Single family lots average $1,072,000 to date and shared ownership/quartershares fell slightly to $75,000.

Current market activity is being determined largely by what is being offered for sale and we expect that general statistical analysis will be quite volatile going forward. Whistler is a small market so it is important for buyers and sellers to look closely at more detailed data for both the type of property they are considering buying /selling as well as the neighbourhood in which they are interested in order to get a true picture of their particular area of interest.

Going forward we expect prices to remain strong as the factors driving demand for real estate in Whistler will likely remain unchanged. Sellers will continue to be firm on prices and buyers will need to be decisive to avoid disappointment.

THE ORIGINAL VILLAGEWhistler Creekside was the site of Whistler’s first ski area when it opened to the public in 1966. The Pemberton real estate market continued to be strong and active throughout the first quarter of 2016 despite a significant drop in the number of available market opportunities. Overall, average prices have risen as a result of limited selection and increased demand. To date the overall average transaction value for property in Pemberton has risen by 10.8% to $472,100 since the end of 2015. Average single-family home values have increased to $628,000 while condominiums and townhouses have remained relatively steady at $208,600 and $330,000 respectively.

Interest in acreage and rural properties outside of the Village boundaries has also been very strong as buyers looked for more recreational/rural properties. As these properties are rarely similar, it is difficult to provide meaningful general statistical information that could be applied with any confidence. Suffice it to say that our rural market paralleled the experience of that found in the Village of Pemberton. The total number of properties being offered for sale in all segments of the Pemberton market are at their lowest level in several years and new properties placed on the market will likely sell quickly if properly priced.

Going forward we expect buyer interest to remain strong as the factors driving demand for real estate in Pemberton will likely remain unchanged. New subdivisions are coming to the market at Tiyata and at the Pemberton Hillside (to be called Pemberton Ridge), and it is expected that at least one new townhouse development will break ground. As the most affordable community in the Sea-to-Sky corridor, we expect interest to be high in all new real estate offerings The Pemberton market is highly nuanced and dynamic.
