The Wilton Springs Residential and Commercial Medical Office Complex & Surgery Center is a proposed
redevelopment of the Maiden Choice Medical Center property owned by Dr. Norberto Machiran and his family
on Maiden Choice Lane in Catonsville, Maryland.
The proposed Wilton Springs Residential and Commercial Medical Office Complex & Surgery Center combines
all four (4) owned parcels of land including an existing Medical Office building. Taken together, there is 11.695
acres of land, 8,100 square feet of existing office space and access to more than 100 parking spaces.

The Maiden Choice Medical Center
was originally developed on a piece of
land known as Wilton Springs in 1985
and is the only condominium medical
office complex in the area. The
campus consists of the original
buildings, labeled “A” and “B”,
constructed in 1957 and consisting of
12,000 square feet of medical office
space, two new medical office
buildings, added in 1991 and labeled
“C” and “D,” a surface parking lot
available designated as #2 and a
vacant parcel of land for development
designated at lot #5.
Buildings C & D having been sold in 1991 and unit B of the original building in 2017, the owner retains
and now offers for redevelopment the remaining 8,100 square feet of medical office in Building A (aka
720C Maiden Choice Lane,) the surface parking lot #2, the vacant parcel of land #5 and also an adjacent
7.6 acres designated as Parcel 2105, Part 1 & 2 which was to be the site of a surgery center and senior
housing complex.

A Vision for Wilton Springs as a Residential/Medical Office Complex and
Surgery Center
The Maiden Choice Medical Center is located across from the Charlestown Retirement Community.
Originally developed in 1983 by Erikson Retirement Communities, Charlestown is one of the largest
retirement communities in Maryland.
The success of the Charlestown Retirement Community and increased demands for housing health care
might suggest that a redevelopment of the Maiden Choice Medical Center is in order. The combination
and composition of property offerings and the Density Residential and Office Zoning designations
provide necessary redevelopment support.
This four-parcel sale combines Office Residential (OR) and Density Residential (DR5.5) zoning which
offers tremendous opportunity to expand the existing Medical Office complex and add additional
residential units including an opportunity for senior housing or assisted care facilities.

Property #1: 720C Maiden Choice Lane
.71 acre of land with 8,100 square foot Medical Office Building constructed in 1952 and zoned OR1. This
medical office building is part of a two-unit condominium building. Tax account number 2300006101
