7WINNING HOMES MAGAZINE 2013 I

Winning Homes 2013 is a unique publication. It marks the incredible progress of building and construction in the ACT and region, 100 years after Canberra officially became the national capital. Within these pages is evidence of the transfer of skills during the past 100 years, the impact of technology, the transformation of building and construction through innovation, and the individual and collective dedication needed to deliver quality projects.

We are delighted to present this ‘Winning Homes’ 2013 publication depicting the outstanding work of finalists and winners from the showcase awards event for the building and construction industry, the 2013 Master Builders and Cbus Excellence in Building Awards.

Many very experienced current and former industry professionals devote many hours of their valuable time visiting and judging all award entries. Judging is conducted against a strict set of criteria for each award category. Quality workmanship, attention to detail and finish feature prominently in judging criteria set for the awards. Judges are also searching for innovation, functionality and sustainability.

The Awards are designed to set the benchmark for others to aspire to and surpass in subsequent years. They are about excellence and continual improvement, new technology, innovation, and responses to today’s environmental and sustainability challenges.

Excellence and continual improvement is well understood by our major awards partner, Cbus, the building and construction industry’s superannuation fund. Cbus is itself synonymous with excellence, innovation and continual improvement in the products and services it provides to members. We are delighted to be joined in presenting these awards by our own industry superannuation fund, continually acknowledged as one the best in the country.

The wonderful support and outstanding contribution by our many other loyal and generous sponsors is acknowledged in making it possible to present the finalists and winners featured throughout the pages of Winning Homes 2013.

Locally, regionally and around Australia, our industry is constantly in the limelight like no other due to the enormous impact it has on the economy and the very public display of the end product. For 100 years now the industry has accepted the challenges and continues to test itself against exacting standards, public glare and constant change. This publication is recognition of victory by winners and finalists in meeting the challenges but knowing there is more to be achieved in keeping pace with change.

So much is spoken of the critical skills of the people who are essential to evolving with the change. MBA Group Training is key to supporting our industry in developing and maintaining the skills of today and tomorrow’s workforce. Projects inside these pages feature the skills of so many apprentices and others who have worked their way through our system. We work closely with industry, government, the Training Fund Authority and higher education institutions such as the University of Canberra to ensure we have the skills we need to deal with demands of today and tomorrow.

Finally, along with our major awards partner Cbus, I congratulate all winners and finalists of this year’s awards featured in Winning Homes 2013 and wish you further success. For our readers, please enjoy reading and browsing through this year’s ‘Winning Homes’.

Canberra

Dear Steven,

NATIONAL ARBORETUM CANBERRA - VISITOR CENTRE

I am writing to thank Stone Mad for the high quality work on our building. This is a high

profile building in a prominent position in Canberra and it is already attracting a lot of public

interest.

Visitors entering the building gain a first impression from the stone walls, which frame the

entries. The impact of the very pleasing stonework has been commented upon by all visitors

to the job. Early in the project, you worked closely with us to test samples of styles and

jointing, which enabled the design team to settle on the current method.

The Stone Mad team clearly has pride in their work and has produced only first class work.

I appreciate the easy working relationship with you and your team, who have an obvious

willingness to cooperate. Stone Mad has been flexible when we needed it and responsive

when we needed work done quickly.

Our financial dealings have been open and honest so there has been no conflict and we

have a sound understanding of the costs and progress claims.

The mason’s role in this building is highly important and for this reason, I hope Stone Mad

will share my pride in the building.

Yours sincerely,

ocated on the edge of the lush green New South Wales south coast escarpment, this site enjoys distant panoramic views to the sea. The new house is the principal building sitting in the northwest corner of a complex of existing farm buildings including an old dairy, barns, sheds and cottages configured around an ancient Morton Bay Fig tree. It is made up of three pavilions connected through a breezeway creating a series of views through the building. Carefully designed to add a contemporary layer of history to the place, the new building responds in shape, scale and proportion to its immediate surroundings.

External materials include local field stone, vertical blackbutt lining boards with cover battens left to go grey, and

Colorbond roofs to match the surrounding farm buildings. Internally, ‘roasted’ Blackbutt floors, wall and ceiling linings create a warm character. The main pavilion features a dramatic cathedral ceiling with exposed recycled hardwood timber post, paired rafters and scissor trusses. Gradually, the pavilion becomes wider and higher towards the north making the living area the most generous space. The scullery behind the open kitchen is built as a low ceiling room within the main pavilion. Large timber sliding doors open up the house to a wraparound curved verandah to the North West.

ustainable design principles include large roof overhangs and verandahs to provide shading from the harsh Australia sun. Breaking up the building into three pavilions maximises ventilation in between and through the buildings. Ceiling fans and louvres to each room provide continuous cross-ventilation and keep the house cool. Photovoltaic panels generate a portion of the building’s electricity needs. Rainwater is collected and stored in a large underground tank. A variety of recycled and local materials were used for this building including the timber hardwood structure, external paving bricks and dry stone walls.

Words to describe this building include flawless craftsmanship, excellence, extraordinary, stunning and exceptional. This building is a testament to what can be achieved by highly skilled craftsmen, truly flawless.

Gotovac Homes simply love working with the first home buyer who have great ideas yet limited resources. The young family that commissioned Gotovac Homes was ecstatic with the design and first class construction and attention to detail. This has ensured a home with high level inclusions and a contemporary ambience that in other circumstances would add thousands of dollars to the price.

A client’s recent thoughts: “The RAM Constructions team were always responsive, courteous and was extraordinary when it came to design and attention to detail that went in the house and the floor plan. Our guests always complement our house and the passing cars slowdown in the front and people look at the house with admiration. We revised our plans several times during the design phase and spent endless numbers of hours fine tuning details and RAM Constructions were always there listening, working with us until we were fully satisfied with the plan.

Both my wife and I also wanted to take the time to compliment the staff for being customer focused from start to finish. As busy as they were, they always made us feel like we were the only customers they were working with. We were impressed that they continued to remain engaged with us during the construction process, were always responsive to our needs and kept us in the loop of construction progress and anticipated next steps.

WINNERREMODELLING OPEN

It was the combination of skill, discipline and tenacity of the builder bought this project to faultless completion.

This project was characterised by numerous challenges including technical difficulty, hard-to-get matching materials, steep slope and access constraints. Salvage of existing materials for re-use proved to be essential in achieving this award winning result.

The designer very successfully reorientated the original voluminous building to capture available solar gain whilst retaining the outstanding views to the west and the outlook to the reserve at the rear of the building.

Also, the interior designer worked closely with the builder, client and architect to ensure a beautifully balanced outcome.

WINNERREMODELLING $400,000 TO $600,000

The outcomes achieved in this project more than justified remodelling rather than demolishing as many beneficial features of the existing garden were retained.

The designer, builder and client collaborated to completely transform an aging Campbell home into a marvellous modern home that entirely reflects contemporary life.

The scope of this work was significant and included the replacement of standard 2400mm high ceilings with long raking alternatives that ensured access to ample natural light. The kitchen, bathroom and en-suite were very professionally finished and exude style. Both visual and physical access to outdoors enhanced the result.

A beautiful, contemporary home transformation.

WINNERREMODELLING $200,000 - $400,000

An inspection of this project would suggest that no remodelling work had taken place. The new rooms were so successfully integrated they appeared as though they were always a part of this home.

Remodelling of the original dining room, living room and extensions to the original family room delivered much improved spaces and perfect integration with the new second floor outdoor living area. Technical difficulty provided significant challenge for the builder of this project.

An earlier upper floor addition had to be re-supported during the removal of lower floor load bearing walls although the finished result conceals all reference to this. The new project was constructed in an internal corner of the original building and consequently there was a strong interface between new and old, with the preservation of straight and true floor levels being particularly important.

Functionality of the home was greatly enhanced and connection to outside living areas significantly improved.

Trade work was of a very high standard, particularly in the outstanding solid timber floor. This project is a credit to both the designer and the builder.

WINNERLANDSCAPINGAPARTMENTS/UNITS/AGED CARE

DIG-IT! LANDSCAPES / DSB LANDSCAPE ARCHITECTS SUBURB: MONASH

With an aging population, the quality of aged care facilities is an increasingly relevant issue for the Australian population. The Goodwin Aged Care facility, Monash embodies the highest standards of design and construction for this important demographic.

Attention to construction detail is apparent in all aspects of the project, as evidenced by the transition of materials between the putting green, adjacent paved areas, access ramps, walkways and associated seating walls. A high standard has been set for this site by the careful installation of art work, fencing and custom built seating requiring onsite resolution of details.

The judges found the construction of finishes in all areas to be an important feature of this project and congratulates Dig It! Landscapes and DSB Landscape Architects on their high standard of construction.

WINNERRESIDENTIAL LANDSCAPING

With an exemplary blend of the contemporary and traditional landscape elements, the judges felt this project was completed by Easycare Landscapes to a high construction standard across a range of landscape materials. Challenging site conditions were overcome and resolved by their creative solutions and workmanship.

The project involved two focal points, both of which involved circular design and advanced understanding of construction.

The centrally located artificial grass seating area is a prominent design statement that incorporates

a complex level change around its circumference and required a finely resolved construction solution. Similarly the circular seating area involved the construction of a low timber deck to clear existing tree roots and supports a circular gabion and timber bench seat.

Easycare accomplished these features exceptionally well, resulting in an award winning project.

Both the designer and the builder of this project collaborated to produce a stunning, well built, cost effective building exterior that is both very robust and easy on the eye.

A variety of materials including feature brick, cement block, stained timber and painted surfaces were used externally and were integrated beautifully to produce a stunning façade.

Each interface between these eclectic selections was carefully considered and professionally constructed so ensuring a reliable, balanced exterior that complemented the very nicely conceived gardens.

The designer’s selection and placement of the light fittings in this project appeared flawless to the judges. Energy efficient lighting was a primary consideration.

Attention to detail has produced a result that provides effective, even light throughout the residence together with feature lighting that approaches art.

This attention to detail was not limited to the inside of this home with both ambient and feature lighting externally offering a seamlessness connection.

WINNERWORK,HEALTH & SAFETY - RESIDENTIAL

PBS BUILDING / LEND LEASE RETIREMENT LIVING / CUSTOM STEEL / BLUESCOPE STEEL PROJECT: ISABELLA GARDENS RETIREMENT VILLAGE

PBS Building has developed and deployed a first class workplace health and safety systems for the past 10 years and is considered a leader in meeting legislative requirements and provides a safety systems for its team and the community.

The key to their successfully WHS credentials is the high level of communication and consultation that occurs at all levels in the organisation, with its subcontractors and others in the building precinct. In the case of Isabella Gardens PBS staff were required to develop safe systems of work with the adjacent civil contractor and its close proximity to the Isabella Plains community. One of the key objectives on the project was to eliminate potential falls from heights and so it was decided to build the full roofing system for each living unit on the ground and then lift the entire roof. This was a great success overall in terms of safety and quality of construction.

SELECT CUSTOM JOINERY PROJECT: CENTRAL TILBA

All judges found this project very refreshing as it served to prove that traditional craftsmanship is still available in this day and age.

Select Custom Joinery utilised sustainably produced bamboo in this unique project to deliver a beautiful, functional and serviceable furniture grade kitchen. Traditional dovetail joints and nail free, glued connections gave a sense of timelessness to this project that was completely in harmony with the home and broader landscape surrounding the project.

Most importantly the project’s uniqueness, and the quality of service provided by the entrant was not lost on the customers who were delighted with their experience.

If you’re contemplating building a new house or renovating your current residence, your most valuable asset throughout the entire process is the Master Builder’s Association.

Canberra boasts an extraordinary number of well seasoned, highly regarded building industry professionals. The very best of these are all members of the Master Builders.

Utilising a Master Builders member offers you the assurance of an informative, professional, supportive and reassuring design and construction experience at all levels.

With that in mind, your first point of call when undertaking any construction project should be the Master Builder’s Information Centre in Fyshwick. There you’ll receive professional advice about every facet of building from the foundations up.

THE BUILDER

If you’re looking to construct a new home or undertake a renovation, you’ll need to find a builder. We all want value for money in everything we purchase, but when faced with finding a builder to construct a home, what else should we consider outside of price?

The Master Builders Information Centre has the answers. They’ll outline important issues you may not have thought of as you set off to find the right builder or building company for the job.

Here are some questions you should ask when searching for a builder.

• is the builder a current member of a recognised building industry association?

• how long has the builder been licensed in the ACT & operating with the same trading name?

• can the builder provide names & contact details of past and or current clients as referees?

• has the builder provided a fully detailed list of the inclusions for your new home?

• how long will your build take and can the builder substantiate the claimed build time?

• is the builder using a contract designed by a building industry association?

If the builder is a Master Builders member, you’re halfway there.

The Master Builders is Australia’s leading building and constructing industry association, boasting over 30,000 members. It has been part of the Canberra landscape since 1925 and is the acknowledged industry leader.

THE DANGER

Houses built in Canberra before 1985 are likely to contain asbestos, which means renovating can be hazardous to your health. Asbestos is a potentially fatal product and should not be disturbed or removed by unlicensed persons. You should not drill, hammer or disturb any walls that may contain asbestos. If you are unsure whether the walls could be asbestos, assume they are.

Consult the Master Builder’s Information Centre for a complete rundown on all things asbestos, including: • what asbestos is and where it is

commonly found• what the law requires when asbestos is

discovered• who is allowed to work with or remove it• training

THE INSURANCE

Something else you should be aware of before you start is the existence of the Master Builders Fidelity Fund, established to protect the interests of consumers in the Australian Capital Territory. The Master Builders Fidelity Fund issues Home Warranty Insurance Certificates to builders, providing consumer protection for owners who are building new homes and those making significant changes or renovating an existing home. The insurance covers the owner during construction should the builder disappear, die or become insolvent. The owner is also provided with a six-year statutory warranty that covers defective work, should the builder no longer be around to rectify the faulty works. The Master Builder’s Information Centre can explain the Fidelity Fund in detail.

CONTRACTS

To minimise any hassles with your project, a written, and signed, contract should always be in place before you pay a deposit to the builder, and before any work starts.

As a minimum, a contract should include:

• The contract price• Descriptions of the work site, and the scope

of work to be done• A commencement date and the length of

time to complete the works• A payments schedule• A procedure to deal with any variations in

costs or the completion date• A defects liability period• Details of insurances required• How the contract may be ended by either the

owner or the builder• A process for the resolution of disputes• Details of any special conditions/material to

be supplied by the owner

Master Builders has a number of contracts for sale, to cover most situations. The most popular are:

• The Minor Works Contract, which is suitable for works in the ACT where the value of the work is in the region of $25,000 or less

• The ACT Home Building Contract, which can be used for new homes, extensions or renovations over $25,000.

Contracts are available for sale at the Master Builders Information Centre, in Fyshwick.

If you have any concerns about any aspect of a contract, please seek legal advice before you sign it.

THE RENOVATION

Your home is one of the most important and valuable assets you can own. It’s important to maintain that value or help increase it by making appropriate improvements to the property as it ages.

You need to plan your project properly from the start to maximize value and the desired outcome of your renovation. It can be daunting at first because there is so much choice. It’s easy to be overwhelmed. But where do you start? The options available in terms of providers, designs, products, functions, colours, shapes and sizes are staggering – electric or gas, granite or laminate, stainless steel or glass, tiles, vinyl or timber, gloss or matt…the list is endless and of course is dictated by budget.

HOW DO YOU DETERMINE YOUR BUDGET? DO YOU KNOW HOW MUCH YOUR IDEAS WILL COST?

One option is to have all your ideas and wish list documented into plans and sent out to tender to see what prices come back from various builders. This can be a time consuming and expensive exercise.

A recommended option is to involve a builder early in the planning process to discuss approximate costs up front so the design can be tailored to suit the preferred budget, rather than paying to make changes to your design plans later if the building costs come in too high.

Importantly, don’t underestimate the amount of time it’s going to take to renovate. Work out a budget and allow at least 10% extra funding as a contingency for unexpected items or changes that often occur.

A FEW OTHER POINTERS TO CONSIDER: • Research real estate values in your area to see

whether the outlay for your planned renovation will add the value you hope it will. If it won’t, perhaps re-think your plans

• Depending on your kitchen layout, re-locating or removing a wall may be all that’s required to solve your space problems

• Maybe only a fresh coat of paint and new appliances can make a difference

• Installing lever or mixer taps, or replacing the cupboard doors present a realistic, more economical alternative

• Can you afford to update your home

Then do your sums, take measurements, think about surfaces, appliances, storage, future family needs and a return on your investment, then make a move.

Be sure to engage Master Builders Association members and enjoy the process.

THE DESIGNER

A good kitchen design is the most important element in planning a kitchen installation or renovation. Hiring a professional who works in planning and design can ease the confusion and fast track the process so you don’t have to spend hours trawling through showrooms becoming overcome by brochures and samples.

Before you hire a designer, do your homework and shop around. Find a designer you feel comfortable with, one you feel understands you and what you want to achieve. It’s important you communicate well so there is no confusion or disappointment down the track.

One suggestion is to put together a scrapbook of images. Don’t worry what’s in it and how it looks. The scrapbook will give your designer a handy insight into your taste and style and help them achieve the look & feel you’re after.

Remember to specify what you don’t like as well. Designers are not mind readers, so provide a list of likes and dislikes to ensure you’re on the same path. That way you won’t be wasting time and money redesigning plans down the track.

Space planning is an important element of the remodelling process. This is an area where trained professionals will be of most use to your project. You must maximise the best use of your available space and a designer will present layouts that you probably hadn’t even thought of. Often it’s hard to conceptualise a new layout or design if you’re living in the space everyday.

THE ROOMS

The most important rooms in any home are the kitchen and bathroom. Men might suggest the ‘man-cave’ takes precedence, but kitchens and bathrooms are lifestyle, fashion and the main selling point.

The kitchen is also the social hub of the home. It’s where families converge and catch up over breakfast and dinner, it’s where you sit and share a cuppa with

friends and of course create any number of ‘Master Chef’ delights.

The bathroom represents privacy, a place where you can take time out and escape the madness for a while. Few things are as satisfying as a hot shower or bath in your own personal space after a tough day.

For these reasons, it is imperative proper attention to detail and planning be given to these rooms, regardless of whether it’s a renovation job or being built from scratch as part of a new home.

Archertec InteriorsArchertec Interiors has been an HIA/MBA category winner or finalist on more than 100 occasions over the past decade. More than half those honours have been for kitchen and bathroom projects. Consistently producing masterpieces that fit within a set budget is what Archertec does better than most.

Plan: Cooking in a badly designed kitchen is no fun. Where you place your sink, cooktop, refrigerator and dishwasher in relation to each other affects the kitchens’ functionality.

Measure: Be sure to measure up for appliances, particularly dishwasher depth. Check on the outlets. If you want electric and gas, make sure there is a power circuit and a gas line.

Storage: Make the most of the area available. Consider deep drawers for pots and pans and make sure overhead cupboards reach right to the ceiling to avoid dust traps on top.

Light: The light should fall in front of you, not behind you. Lighting positioned under wall cabinets shining directly over benches works best.

Fixtures: What you spend on fixtures you can save on fittings. For example, invest in quality cupboards and runners but look for savings on door handles.

Bench: Remember you can never have too much bench space. Look at a surface that’s easy to clean and maintain. Think of your back, and maybe have the benches made higher than normal.

Floor: Consider slip resistance, ease of maintenance and porosity. Hard, natural stone works well. Tiles can be slippery. Floorboards are good, but points by the refrigerator, stove and sink wear out faster than other areas due to the volume of foot traffic.

Rubbish: Bank on a good bin system. There is so much waste in a kitchen, a good rubbish removal system is crucial. But don’t over allocate space for recycling and rubbish. Just put it outside.

Air: A rangehood helps keep air fresh. Buy one that’s efficient, quiet and ducted outside and ensure it’s fitted by a qualified professional.

Safety: Avoid making the kitchen a thoroughfare for the children and aim for good visibility to the backyard and indoor play areas. Install ovens at adult height, reduce the hot water temperature and consider rounded edges on benchtops.

Cost: Depending on materials, size and finishes, a kitchen can start from $10,000, using flat pack kits from a hardware store. An average kitchen is around $20,000-$25,000 (not including appliances).

THE SHAPE

The floorplan of a new kitchen depends on the space available, cooking needs and personal preference.

Galley Kitchen: Uses space efficiently and minimises walking because the appliances you need are all at arms reach, either in front of or behind you. Difficult if more than one person is cooking and foot traffic can be a problem, particularly if the kitchen leads to another room.

L-Shaped Kitchen: Best suited to long or narrow rooms and open-plan living areas. Minimises walking between the main work areas but storage space is lost at the corner. Open shelving or extra cabinets elsewhere can help compensate.

U-Shaped Kitchen: Prevents foot traffic, is suitable for small or large kitchens and provides maximum bench and storage space. One side can double as a breakfast bar. Make sure your design doesn’t leave you cramped for space. One-Line Kitchen: Not great for serious cooks but works well in small spaces as it provides extra floor

space. Consider where the appliances are positioned for easy flow when cooking. Can become a thoroughfare so place the stove in a spot that receives the least foot traffic.

TIPS

• When planning your layout, consider the location of all the plumbing and electricals

• Consider the position of the sink. Under a window is best to enjoy the view.

• Avoid placing the fridge next to cooking appliances as it wastes energy on remaining cool

• Allow an area each side of the cooktop so there’s room to rest your pots

• Keep the cooktop 600mm from the sink

THE SURFACE AREA

A kitchen benchtop has a variety of uses. It’s a work surface, servery, tabletop, social centre and fashion statement. It’s also the most prominent feature in the busiest room in the house, so your choice of surface is important.

Simplicity KitchensSimplicity Kitchens was established 2001 and is now a renowned innovator in the kitchen industry. The recipient of over 30 HIA/MBA awards, Simplicity Kitchens is justifiably proud of the fact that since 2005, it has received more awards for its work than any other Canberra joinery.

Granite: One of the toughest benchtops available. It’s also one of the most expensive. Because it’s natural, every piece is unique. It withstands heat and scratching but needs re-sealing regularly to prevent it from absorbing moisture.

Marble: Another luxurious natural stone benchtop. Not as durable as granite, but more expensive. Favoured by chefs because of the cool, smooth surface. Can scratch and stain and also requires regular resealing.

Engineered Stone: Has taken the benchtop market by storm. Made from crushed stone mixed with resin, it looks like granite but doesn’t need to be resealed. Can support undermounted sinks and cooktops and comes in a wide variety of colours and patterns.

Stainless Steel: Tough, easy to clean, long-lasting and hygienic. The attraction for homeowners though is a minimalist effect that complements stainless steel appliances. Usually fabricated in the workshop then fixed on site over waterproof plywood. Heat resistant but can scratch, dent and show finger and water marks.

Timber: Wins on its look of natural warmth and rustic beauty. Strong and versatile and made from a variety of hardwoods including jarrah, brushbox and Victorian Ash. Well priced too. Be warned though. Solid timber benchtops that aren’t laminated can warp and split.

Laminate: A versatile and relatively inexpensive surface that can be manufactured in any size or shape

and most colours. Susceptible to scratches and burns, although there are some, such as Duropal, which are scratch and heat resistant. It is no longer the poor cousin of benchtop materials.

Solid Surface: One of the most flexible benchtop materials, made from acrylic resin or polyester sheets bonded to a plywood base. Can be made to almost any shape. Non-porous so it’s hygienic, stain and acid-resistant but not as tough as granite or engineered stone and not heat-resistant.

THE LIGHTING

Think about what you do in the kitchen – you cook, eat, clean, read, surf the net, watch television….all these activities require light. There’s no point having a new kitchen if you can’t see what you’re doing.

Spotlights: Kitchen cabinets above eye level are great for storage, but cast a shadow on the workspace. A series of spotlights provide enough light to read fine-print cookbooks. Install them towards the front edge of the cabinets so the entire counter top is lit. Use frosted bulbs if walls are tiled or benchtops are reflective.

Hanging Lights: A sensible option if the kitchen is combined with the dining area. Pendant lighting or similar makes for a suitable fixture between the two rooms and is aesthetically appealing. Dimmers enhance the mood.

Downlights: Modern downlights are compact, stylish units that cast a bright, wide beam over any area. As ceiling height increases, light levels fall. Place the lights around 1-1.5 metres apart, depending on ceiling height and bulb strength.

Tracklights: Have multiple fixtures that can be aimed at dim work areas. The different shaped connectors available means tracks can be installed in a number of directions. Track lighting is prominent so choose a style to complement the kitchen.

Sunlight: The best and cheapest light of all. Make use of north-facing windows or install a skylight. Modern skylight installations may not require structural changes, adding to their appeal. Position the skylight away from windows so it highlights the darker parts of the kitchen.

THE FLOORING

Timber: Visually appealing, easy to clean and copes with heavy traffic. Needs to be sealed. If well sealed, remains resistant to stains and spills. Can be costly and time consuming to lay and needs stripping and sanding every few years to maintain moisture and prevent warping. Options include Floating Floors, Strip Flooring, Gluedown Flooring and Overlay Flooring.

Tiles: Offer a variety of looks from natural stone reproductions through to modernist minimal colours and textures. Energy efficient, Tiles absorb and release

heat in the colder months and stay cool in the summer. A durable and practical finish for most areas indoor and outdoor.

Vinyl: Perfect for busy areas like kitchens and bathrooms. Highly durable, easy to clean with an extensive range of styles and colours to suit all budgets. Prone to dents and scratches, may fade from excessive exposure to heat and sunlight and the cheaper vinyls may reduce the quality and longevity of your floor.

Slate: Sturdy and hard-wearing. Provides a uniform and even surface. Easy to care for, water resistant and comes in a tasteful array of earthy browns, greys and greens. It’s noisy, cold and hard and can get slippery, so it’s not recommended for wet areas like bathrooms. Can also be expensive.

MAINTENANCE TIPS

• Protect your floors from excess dirt and sand by investing in a good quality doormat

• Close your blinds and shutters to minimise the floor’s exposure to extreme heat and sunlight

• Clean up spills immediately. Wipe from the outside and work your way in.

• Always lift heavy objects across floors. Never slide or drag them.

KITCHEN FEATURES

THE SPLASHBACK

The Splashback started out as something used to protect the wall from food and oil splatters. These days, its style and look are every bit as important in a new kitchen as the fixtures and fittings that surround it.

They can be made of the same material as your benchtop, such as granite or engineered stone. But don’t rule out glass, stainless steel or tiles.

Just make sure the material you choose is hard, heat-proof and easy to clean.

Glass: Easy to clean and the colour choice is endless. Glass splashbacks can be made from 6mm-thick smooth, textured or slump glass. It’s toughened for safety and is cut to fit, with power point cut-outs and holes removed by water jet.

Glass Tiles: A ceramic backing gives strong body structure. Glazing with glass results in a high-gloss finish. Use a non-slump adhesive and Perfil corners for a seamless, professional finish.

Tiles: The most commonly used splashback material. Tiles are easy to clean, heat resistant and durable. Available in many finishes, colours and textures. Tiles can give your splashback that finishing touch.

Granite: Virtually maintenance free. This durable surface is chip, heat and scratch resistant. It is 20mm thick, is cut to fit, and needs to be fixed to the wall with silicone.

Mosaic Tiles: Mosaics have been around for a very long time and come in an array of finishes from natural stone, ceramics, glass and porcelain to name a few. Available in many shapes and sizes, mosaics can often be more costly to install.

Stainless Steel: Cut to fit, durable and hard wearing. It can show scratches though. If gluing to a flat wall, use a thicker steel (1,2mm). If gluing to a backing board first, a thinner steel (0.9mm) is recommended.

SPACE A white, off-white or neutral colour scheme gives the illusion of more space in the tiniest bathroom, as does a clear shower screen. Colour it up through accessories and bath towels. Utilise every centimetre available.

VENTILATION Avoid foggy mirrors, mould and damp. Bathrooms are ‘wet areas’ that require ventilation and cross ventilation is the best. Consider a ventilated skylight or roof window, or an exhaust fan.

STORAGE Bathrooms need lots of storage. The best place to store toiletries is the shaving cabinet because they are at eye level and not too deep. Create recesses in the wall, maybe a storage wall that runs the whole length of the bathroom or have deep drawers in the vanity.

LIGHT The best lighting is wall mounted above or beside the mirror. Avoid ceiling mounted recessed down lights as they cast shadows under the eyes. Where you can’t get good natural light, try using up lights to bounce light off the ceilings and walls.

CLEANING Use large wall tiles to minimise the grout or, where the tiles allow, consider tight grout joints. You could also consider glass walls as they are easy to clean and reduce the potential for mould or mildew. Install just a basin instead of a bench top so items aren’t left lying around and there are less surfaces to clean.

TAPWAREInvest in the best tapware you can afford. Good tapware saves water, and is easier to maintain and will last longer. VANITY Look for a vanity with contemporary storage systems like wire racks mounted inside the doors, rubbish bins, towel racks and tilt-out drawers. Also, set your bathroom up with a view of the vanity and give the toilet some privacy.

DOOR In a small bathroom, a normal hinged door can be a real space invader. Consider a sliding door hidden in an in-wall cavity, creating a clean, designer look.

MIRROR A well-placed mirror can almost double the feeling of space. Make sure mirrors are well sealed on the back to avoid deterioration around the edges.

MOSAIC TILES Mosaics have been around for a very long time and come in an array of finishes from natural stone, ceramics, glass and porcelain to name a few. Available in many shapes and sizes, mosaics can often be more costly to install.

COST How much does a car cost? Some cars cost a few thousand dollars, some are tens of thousands of dollars. Costs of a new or renovated bathroom are as varied as the cost of a car.

WATERPROOFINGDon’t cut corners on waterproofing. Whether you’re building a new home or renovating your bathroom, laundry or kitchen these wet areas need a waterproofing system that works and that will maintain its integrity for many years to come. Dampness, water leaks and condensation in wet areas can also cause major structural damage to your newly built home. The Building Code of Australia (BCA) Volume 2 sets out waterproofing requirements for residential building and these must be followed by law. The BCA specifies which areas need to be waterproofed, how junctions are treated and which systems are deemed to be waterproof. Ensure you use a properly skilled Waterproofer that has completed the Certificate III in Construction Waterproofing (CPC31411).

The most important area that needs to be waterproofed is the shower. Other areas that may need to be waterproofed, in the kitchen, laundry or any other room with active plumbing may include sink areas, dishwasher cavities and splashbacks.

There are substantial costs in having to remediate a failed waterproofing system. These costs far outweigh what would be considered a reasonable amount to pay for an adequate waterproofing system applied during the construction phase.

The number of tiles you require depends on the size of the area being tiled, with 10% extra allowed for breakages. It’s a good idea to buy extra tiles if you’re using a complex pattern and to use as spares for future repairs/replacements. As replacements may not be obtainable in the future.

HINTS: • If you intend to tile a ‘wet area’, choose slip-

resistant tiles • Floor tiles can be used on Floors and Walls. Wall

tiles are generally made with a soft biscuit and therefore not suitable for use on floors.

• Choose appropriate finish for intended use. • Feature tiles can be many things these days from

different coloured walls to vertical strip features and blocks of colour which add interest to an otherwise plain room

Rivoland Tiles is a family-owned business, established for over 30 years. The staff have a variety of experience and knowledge in building, renovations and interior design, enabling sound advice and solutions to your construction and installation ideas.

Rivoland stock tiles from all points of the globe, including Italy, Spain, Turkey, Brazil and China. Suppliers include Lea, Del Conca, Majorca, Refin, Ergon, Bisazza, Inalco and Portobello.

Their range of tiles suits all budgets and styles with glazed, polished and matt finished porcelains to name a few, Rivoland Tiles also offer natural stone tiles and pavers to compliment your home. Many offer an opportunity to create a seamless flow between indoor and outdoor spaces. External feature walls and columns are popular these days and Rivoland Tiles have many options to give your home the WOW street appeal.

Whether you’re building or renovating, Rivoland has the tile to meet your brief, style and budget in whatever shape or size you desire.

Rivoland will add the finishing touch to your kitchen floor or splashback using elegant, classic lines and subtle colour, or create an impact with bold colour, textures, sizes and patterns.

Harmony within your home and personal space is what Rivoland Tiles can provide for you. With tiles that provide

the look, style and colours to suit you, your bathroom will no longer leave you feeling drab and agitated. Rather you will be feeling fresh and energised. You might just find yourself indulging in the relaxation your new bathroom look provides.

The finishing touch to any tiling project is grout. You won’t believe the range of colours available these days and Rivoland stocks the lot.

WHY RIVOLAND?

• The largest range of tiles, tiling products and stock in the region
