What are the critical things to

consider when choosing a location?

There are so many personal variables

it’s really up to you to decide. As an

example, if it is just as important to

you to be close to your children’s

school as it is to your place of work,

then look for a place that o� ers

you the best of both worlds. If you

own a car and want to use public

transportation whenever possible

to save on parking and gas costs, a

well-connected mass transit location

may be a better option for you. If

you’re a walker, close proximity to

major amenities should be a defi nite

consideration. Doing errands such as

grocery shopping and banking on foot

has many health benefi ts and gives

you a chance to meet your neighbours

and discover new places too.

Don’t let the cost of rent solely

dictate your choice of location. Make

a list of your priorities fi rst, and then

take the time to assess each location

for its merits and weigh your options.

How about the people that work in

your building? Other parents or other

singles – or maybe even others in

community groups and area sports

leagues to which you belong?

Rental communities tend to be

close knit. While sit-coms may make

it look “Too Close For Comfort” or

like everyone is “Friends” – you don’t

need to rent at “Melrose Place” or

have “2 Broke Girls” next door to feel

like you’re part of your community.

Rental living isn’t quite like we see

on TV, but it does provide a ready-

made community. Families may

gravitate to buildings with onsite

daycare, playgrounds and pools

for family fun and end up having

built-in playmates and babysitting

options, while it’s not unusual to

fi nd uncomfortable silences in the

elevator turning into a friendly “Hi,

how are you?” and evolving. Work

opportunities, friendships and

romance are all part of the mix, too.

You live with each other, make the

most of your community.

St. Boniface is a� ordable for a

middle income bracket, though it

caters to high end condo owners

along the river. A small budget can

live here resourcefully within reach

of city services.

Tra� c is constant over the

bridges, so there are several tra� c

lights and mildly congested routes.

The airport is not convenient and

there is a smoky industrial area in

the east consuming large plots of

land. Close to downtown, there

are several bus routes and river

walks for pedestrians.

St. Boniface hospital dominates

the landscape. Parks are plentiful,

like Whittier or King George park,

with three golf courses and trails

throughout the area. There is

St. Boniface City Hall, the Mint,

St. Boniface Cathedral and the

Universite de Saint-Boniface.

St. Boniface is loved by those

who enjoy a bit of French culture,

history and who like to live close

to downtown. Shopping and

services are ample. Health and

business sectors thrive, but work is

not available for everyone. Young

families or those who favour the

suburbs may prefer more child-

centred neighbourhoods.

throughout the area. There is

St. Boniface City Hall, the Mint,

St. Boniface Cathedral and the

Universite de Saint-Boniface.

St. Boniface is loved by those

who enjoy a bit of French culture,

history and who like to live close

to downtown. Shopping and

services are ample. Health and

business sectors thrive, but work is

not available for everyone. Young

families or those who favour the

suburbs may prefer more child-

centred neighbourhoods.

TV, cable, Internet, food, clothes,

etc. You can’t be prepared for

the massive expense until you’ve

experienced it, and landlords

are wary of taking the chance.

Plus, fi rst-time renters are often

annoying. They don’t know the

rules and regs yet, and will often

have unrealistic expectations – like

having the landlord pay for and

change the lightbulbs.

Talking too much: You want to

paint a picture of why you should

get the apartment - and it may

cards and prospective tenants

are experiencing everything from

bidding wars to bribery just to fi nd

You may think that you’re a

prime candidate - good job, good

credit, lots of savings, but with a a

large pool of applications for every

apartment, why are you getting

be discerning, privately owned

Maybe you hate carpet, maybe

you can’t deal with linoleum or

maybe you despise tile.

Me, I hate parquet. And when

I say parquet, I mean the cheap

generic stu� you fi nd in apartment

buildings, not the beautiful 17th

century fl ooring in Versailles.

I’m not insane, obviously those

fl oors are gorgeous.

Parquet originated in France

as this amazing new fl ooring. It

was made by gluing small pieces

of wood in geometric shapes to

the fl oor like art. Back then, it was

beautiful and expensive. Now,

parquet fl ooring is a� ordable and

popular in many rental buildings.

Sadly, it’s also annoying as

eventually the adhesive glue loses

its stick and the fl ooring tends to

tent up during summer months

due to humidity. Plus, the generic

stu� is boring. Sorry, not sorry.

After parquet fl ooring was

invented, years later carpet

followed. I’m sure 2016 renters will

agree, carpeting does renters little

to no favours.

Shag rugs, for example, were

popularized in the ’60s and ’70s. A

shag rug consists of a deep, thick

pile of fabric that is usually made

up of loops of yarn, giving the

rug its shaggy appearance. While

shag can be comfy to stand on in

bare feet, it is extremely di� cult to

clean. You can vacuum – but that

will only help remove dirt. For a

full clean, you will need grooming

rakes or professional help. And

let’s face it, no renter wants to

pay for carpet cleaning, nor do

its warmth and comfort, and in

likely holds the stains and dents of

tenants past too.

It’s to each their own in the

rental world. I love hardwood,

even grimy old stu� like the wood

in my apartment. I currently have

a few planks in serious need of

repair, but I would still choose

this over parquet. I was never that

impressed by the tile in my kitchen,

but a friend came over once and

loved it. My highrise-dwelling

friends take no issue with parquet

because all you need is a Swi� er

to clean it. So hey, whatever fl oats

your boat. As always with renting,

it all depends on your likes, dislikes

WHILE IT MAY SEEM complex, insurance is really quite simple: The payments (or premiums) of the many pay for the losses of a few. Your premiums go into a large pool, if you will, at your insurance company. The claims of the few are paid from that pool. Because there are more people contributing to the pool than there are making claims, there is always enough to pay the claims – even large single claims like when someone is permanently disabled as a result of a car collision, or many smaller claims like those resulting from a natural disaster. (The 1998 ice storm that hit parts of Ontario, Quebec and New Brunswick resulted in an estimated 700,000 claims for damage totalling $1.4 billion.) However, large disasters (such as the ice storm) do come close to emptying the pool.

Insurance for insurance companies: Even when the pool comes close to emptying, there is another pool from which insurance companies can draw to pay claims. Some of your premiums are used by your insurance company to buy reinsurance – insurance for insurance companies. Sometimes losses are so big – like those resulting from an earthquake

– that there is no way that an insurance company can cover the costs. Reinsurance is an extra layer of protection against large losses.

6WHILE IT MAY SEEM complex, insurance is really quite simple: The payments (or premiums) of the many pay for the losses of a few. Your premiums go into a large pool, if you will, at your insurance company. The claims of the few are paid from that pool. Because there are more people contributing to the pool than there are making claims, there is always enough to pay the claims – even large single claims like when someone is permanently disabled as a result of a car collision, or many smaller claims like those resulting from a natural disaster. (The 1998 ice storm that hit parts of Ontario, Quebec and New Brunswick resulted in an estimated 700,000 claims for damage totalling $1.4 billion.) However, large disasters (such as the ice storm) do come close to emptying the pool.

Insurance for insurance companies: Even when the pool comes close to emptying, there is another pool from which insurance companies can draw to pay claims. Some of your premiums are used by your insurance company to buy reinsurance – insurance for insurance companies. Sometimes losses are so big – like those resulting from an earthquake

– that there is no way that an insurance company can cover the costs. Reinsurance is an extra layer of protection against large losses.

landlords check references, and

if you’re considering someone as

a roommate, you should check

their references too. A person

can seem charming initially, then

later on turn into a nightmare. Do

your homework and avoid such

situations.

Have a rental application

form that’s appropriate for your

province. It will cover all the

bases. Discuss how they feel

about overnight visitors, smoking,

pets, sharing household chores,

etc. Asking why they left their last

place and how long they lived

there is important.

The application form will have

a spot for references. Ask for

references from their current

employer, a previous landlord and

at least one previous roommate.

Tell them that you will call these

people to verify employment

status and their previous housing

history. By providing contact

information for these references,

the prospective roommate is

giving you permission to contact

them. Check your province’s

privacy and human rights laws for

what you are allowed to ask and

what isn’t okay.

When calling an employer, state

that you are verifying the potential

roommate’s employment status

and character, not doing an

employment check for another

job. When calling a previous

landlord, fi nd out how long

the person lived there, whether

they paid their rent on time or if

there were any other pertinent

issues, and why they left. If this

information doesn’t match what

the person told you, you may

need to clarify.

Previous roommates can be

revealing. Ask how long they

have known the person and how

long they lived together. Then

ask “What did you like about living

with __?” and “What didn’t you

like about living with __?” Ask why

they are no longer living together.

If someone cannot provide

any references or if none of

their references are forthcoming,

beware. You will be living with this

person in close quarters, sharing a

space and relying on them to fulfi l

their responsibilities. You need to

have a reasonable comfort level

with them – they will have access

to all of your personal posessions

and be privy to much of your

private life. Your health, safety and

peace of mind are at stake. Be

selective. Communicate clearly

and you will fi nd the right match.

EMPLOYERS CHECK references,

landlords check references, and

if you’re considering someone as

a roommate, you should check

their references too. A person

can seem charming initially, then

later on turn into a nightmare. Do

your homework and avoid such

situations.

Have a rental application

form that’s appropriate for your

province. It will cover all the

bases. Discuss how they feel

about overnight visitors, smoking,

pets, sharing household chores,

etc. Asking why they left their last

place and how long they lived

there is important.

The application form will have

a spot for references. Ask for

references from their current

employer, a previous landlord and

at least one previous roommate.

Tell them that you will call these

people to verify employment

status and their previous housing

history. By providing contact

information for these references,

the prospective roommate is

giving you permission to contact

them. Check your province’s

privacy and human rights laws for

what you are allowed to ask and

what isn’t okay.

When calling an employer, state

that you are verifying the potential

roommate’s employment status

and character, not doing an

employment check for another

job. When calling a previous

landlord, fi nd out how long

the person lived there, whether

they paid their rent on time or if

there were any other pertinent

issues, and why they left. If this

information doesn’t match what

the person told you, you may

need to clarify.

Previous roommates can be

revealing. Ask how long they

have known the person and how

long they lived together. Then

ask “What did you like about living

with __?” and “What didn’t you

like about living with __?” Ask why

they are no longer living together.

If someone cannot provide

any references or if none of

their references are forthcoming,

beware. You will be living with this

person in close quarters, sharing a

space and relying on them to fulfi l

their responsibilities. You need to

have a reasonable comfort level

with them – they will have access

to all of your personal posessions

and be privy to much of your

private life. Your health, safety and

peace of mind are at stake. Be

selective. Communicate clearly

and you will fi nd the right match.
