Clean or replace the furnace filter on forced hot air systems. Have your chimney checked and serviced by a licensed contractor at least once a year. Pay particular attention to having build up removed from chimneys servicing wood- stoves and fireplaces. During winter: Have your fuel tanks filled and keep an eye on levels throughout the winter. Set your heat no lower than 55 degrees as the temperature inside the walls where water piping is located is colder than the living spaces; open doors to unoccupied rooms to keep an even tem- perature throughout the house. Your Insulation: Add extra insulation in the attic to help guard against ice dams. If too much heat escapes into the attic, it can warm the ice and snow on the roof. When it refreezes, it can cause an ice dam, which can lead to water damage inside your home or possibly even a roof collapse. Add weather stripping around doors and caulk windows to guard against drafts and heat loss. Remove screens from windows and install storm windows, if appropriate. Your Utilities: Check for water leaks and fix problems immediately. Learn how to shut off your water and know where your pipes are located in case they do freeze; you may be able to prevent water damage. Tight Market Conditions in November

December 2, 2016 -- Toronto Real Estate Board President Larry Cerqua announced that Greater Toronto Area REALTORS® reported 8,547 home sales through TREB's MLS® System in November 2016. This result represented a 16.5% increase compared to November 2015.

For the TREB market area as a whole, sales were up on a year-over-year basis for all major home types. The strongest annual rates of sales growth were experienced for the townhouse and condominium apartment segments.

"Home buying activity remained strong across all market segments in November. However, many would-be home buyers continued to be frustrated by the lack of listings, as annual sales growth once again outstripped growth in new listings. Seller's market conditions translated into robust rates of price growth," said Mr. Cerqua.

The MLS® Home Price Index (HPI) Composite Benchmark was up by 20.3% compared to November 2015. The average selling price at $776,684 was up by 22.7% on a year-over-year basis.

"Recent policy initiatives seeking to address strong home price growth have focused on demand. Going forward, more emphasis needs to be placed on solutions to alleviate the lack of inventory for all home types, especially in the low-rise market segments," said Jason Mercer, TREB's Director of Market Analysis.
