• Urban redevelopment of +/‐ 6 acres near Metro that allows building massing to create better
public open spaces and a transitioning of density and varied height from Wisconsin consistent
with Sector Plan
• Greater public open space framed with a mid‐block pedestrian connection providing
enhanced streets cape, placemaking and pedestrian circulation

Enhanced retail opportunities through larger footprints that ignore existing property lines
• More efficient utilization of land through a consolidated building program that would provide
