“One of the benefits of being a Mediterranean

island is plentiful sunshine throughout the year, and Cyprus is no exception. In fact, Cyprus

epitomizes the ideal weather of the region with sunny days and fine temperatures almost every

day. Extremes of temperatures are rare, meaning Cyprus has something to offer every month of

the year, whether it’s swimming (as late as November) or enjoying cultural sites and festivals

(all year long). While seasonal fluctuations are not drastic, however, they are different.”

Here’s what to expect...

Summer, “When i t Sizzles”Summer stretches from mid-May to mid-October and means

high temperatures, cloudless skies and cooling breezes from the

sea. It’s the ideal season for swimming, sunbathing and a whole

range of watersports from sailing to scuba diving.

At this time of year, it’s good to explore the archaeological

sites early in the morning or in late afternoon, avoiding the

hottest part of the day. It’s always a good idea to bring along

sun protection, such as sunscreen and a broad-brimmed hat.

Even in the height of summer when it’s 32C (90F) at the beach

(and warmer inland), temperatures are refreshingly cooler

in Troodos, making the mountains ideal for hiking or simply

relaxing.

The days of October and November are still sunny and the water warm enough for comfortable swimming. Basically, it’s

still summer. In Lemesos, the first ten days of September bring the annual Wine Festival, a buoyant period not to be missed.

Autumn, “Warm and Sunny “Toward the end of October evenings do tend to get cooler, however. In October and through November the leaves change

colour in Troodos and vineyards take on gold and crimson hues against a backdrop of crystal clear sunlight.

In Cyprus even mid-November can feel like summer, but by the end of the month, medium-weight apparel for the late

afternoons and evenings will enhance the traveller’s experience.

f o r a l l s e a s o n s It is still possible to enjoy swimming, while inland excursions to villages and vineyards for wine tastings can be very

enjoyable.

Autumn also brings with it the annual Kypria festival, with prestigious local and international musical and dramatic

performances at venues throughout Cyprus.

Winter - “An act ive season”December and January are the months of Mediterranean winter,

bringing the possibility of rain, but still an average of six hours

of bright sunshine a day. This is the time of year when smaller

Mediterranean destinations shut down for the season, but not

in Cyprus. The island is a major business centre and has many

important heritage sites and museums, all at their least crowded in

winter.

The cultural calendar is also alive and well throughout the winter,

with new events coming all the time. The summer resort of Agia

Napa, for example, offers a “Cultural Winter” with classical music

concerts and modern and folkloric dance performances.

Early into February there is occasional rain, and often snow in

Troodos, ideal for skiing!

Spring - “Del ights!” The first orchids bloom in January in Cyprus, and by mid-February the countryside is already alive with fresh green

meadows and almond trees in bloom. March days can still be cool (daytime temperatures around 19C or 65F, 9C or 40F at

night) but steadily moderate.

Early spring is a wonderful time to visit Cyprus, with pleasant daytime temperatures and many of the ancient ruins

framed by a carpet of red anemones and other wildflowers. In April and into the middle of May, spring is in full force. This

is an ideal time for nature hikes and off-road adventures in the pristine Akamas Peninsula.

Cyprus has 1,950 species of flowering plants, 140 of which grow nowhere else but on the island, and in the Akamas

alone, there are 700 plant species, of which 40 are endemic. From February to April, pink cyclamen sprout up from rocky

foothills and thickets forming riveting adornments to the Baths of Aphrodite. From March to April, the pink wavy-leaved

monkey orchid (Orchis Italica) grows in dense patches around Pafos.

Pafos Harbour area was originally a Byzantine fort built to protect the harbour, it was rebuilt by the Lusignans in the 13th

century, dismantled by the Venetians in 1570 and rebuilt by the Ottomans after they captured the island in the 16th century.

The medieval fort set in the Pafos harbour, hosts intruiging chambers which take the visitor back in time.

The mosaic floors of these noblemen’s villas dating from the 3rd to the 5th century AD are considered among the finest

in the Eastern Mediterranean. The colourful and intricate Roman mosaics to be found in Paphos are a must for all visitors

to Cyprus. They were discovered by accident in the 1960’s - further excavation revealed a number of Roman houses all

with spectacular mosaics, depicting scenes from ancient Greek mythology. The mosaics give a clue to the wealthy and

opulent lives of some of the Roman Paphiots. The main sites are the House of Dionysos, the House of Aion and the House of

Theseus.

Agios Neofytos MonasteryApril-October, Monday-Sunday: 09:00-13:00 & 14:00-18:00. November-March, Monday-Sunday: 09:00-13, 14:00-16:00.

Entrance fee for the Museum and the Egkleistra: €0,85. 9km (5.5 miles) north of Pafos.

Founded at the end of the 12th century by the Cypriot hermit and writer Neofytos. The ‘Egkleistra’, an enclosure carved

out of the mountain by the hermit, contains some of the finest Byzantine frescoes dating from the 12th to 15th century.

Spread over a vast area, a little over 2 kilometeres, this impressive necropolis dates back to the 4th century BC. They

are carved out of solid rock with some being decorated with Doric pillars. High officials rather than Kings were buried

here, but the magnificence of the tombs gave the locality its name. Archaeological excavations are still being carried out.

Ancient burial habits as in Egypt included burying personal belongings with the dead, such items include amphorae and

through their markings it is possible to date these artefacts. Although the tombs have been casually explored for centuries

and subjected to systematic excavation in the latter 1970’s, the University of Sydney is in the process of publicising its finds.

Kolossi Medieval Cast leTel: 25 93 49 07. Daily: 09:00-17:00 November-March. 09:00-18:00 April-May & Sept-Oct. 09:00-19:30 June-August. Entrance

fees: €1,70. Kolossi is 14 km (9 miles) west of Lemesos.

A fine example of military architecture, originally constructed in the 13th century and subsequently rebuilt in its present

form in the middle of the 15th century. After the fall of Acre in 1291, it served as the Grand Commandery of the Knights

of the Order of St. John of Jerusalem. In the 14th century it came for a few years under the domain of the Knights Templar.

Nearby are the ruins of a sugar mill also dating to the 14th century.

The castle of Kolossi’s four walls are 1.25 meters thick and have withstood mighty earthquakes throughout the centuries.

fees: €1,70. Episkopi, 19 km (11,5 miles) west of Lemesos.

One of the most spectacular archaeological sites on the island where excavations still bring new treasures to light. The

magnificent Graeco-Roman Theatre was originally built in the 2nd century BC and is now fully restored and used for

musical and theatrical performances.

The House of Eustolios, originally a private Roman villa, became a public recreation centre during the Early Christian

period. It consists of a complex of baths and a number of rooms with beautiful 5th century AD mosaic floors. The Early

Christian basilica dated to the 5th century, was probably the Cathedral of Kourion with a baptistery attached to the north

face. The House of Achilles and the House of the Gladiators have beautiful mosaic floors. The Nymphaeum, dedicated to the

water nymphs, is an elegant Roman structure.

Kourion is one of the most glorious ancient kingdoms of Cyprus. It controlled ‘Kouris’, the fertile valley river of the same name.

Amathous, Archaeological SiteDaily: 09:00-17:00 November-March. 09:00-18:00 April-May & Sept-Oct. 09:00-19:30 June-August. Entrance fees: €1,70. 11 km

(7 miles) east of Lemesos centre.

One of the ancient city-kingdoms of Cyprus where, according to mythology, Theseus left the pregnant Ariadne to be taken

care of after his battle with the Minotaur. A very important cult of Aphrodite-Astarte flourished here.

Excavations have revealed parts of the Acropolis and Agora areas, as well as part of the upper and lower city. The remains

including five early Christian Basilicas date from the Archaic, Roman and Christian periods.

L a r n a k aHala Sultan Tekke - Salt LakeDaily: 07:30-19:30 June-August. 09:00-18:00 April-May & Sept-Oct. 09:00-17:00 November-March. Entrance free. Dromolaxia,

5 km (3 miles) west of Larnaka town.

Built in 1816 over the tomb of Umm Haram, allegedly a relative of Prophet Mohhamed who died on this spot in 649

during the first Arab raids. The mosque is an important place of Moslem pilgrimage ranking immediately after the shrines

of Mecca, Medina and Al Aqsha in Jerusalem.

To the west of the town of Larnaca lies the Salt Lake, the haunt of migrant flamingoes from December to March. The Salt

Lake (1.2sq.mi/2.2sq.km), just off the airport road, is one of the most distinctive landmarks of the area. In the winter it fills

with water and attracts large numbers of migrating birds, including flamingoes, which form a blaze of pink as they gather in

the center of the lake. In the summer the water evaporates, leaving a crust of salt and a haze of gray dust.

The Mosque of Umm Haram is the chief Muslim shrine on the island and of great importance for the entire Muslim world.

It is the site of a Neolithic settlement found in a better state of preservation than most others from this period, not only

in Cyprus but in the whole of the Eastern Mediterranean. It represents through its consecutive phases of building, the

whole history of the Neolithic period in Cyprus and divulges precious information as to the spread of the Neolithic culture

throughout the region.

Five dwellings in close proximity have been reconstructed following the Neolithic model, using the same methods and

traditional materials and have been furnished with copies of objects actually found inside the houses during excavations.

Stavrovouni MonasteryTel: 24 53 36 30 (answering machine). Opening Hours: September-March 08:00-12:00 & 14:00-17:00. April-August 08:00-12:00

& 15:00-18:00. 9km (6 miles) off the Lefkosia-Lemesos road, 40 km (25 miles) from Larnaka.

Perched on a rocky peak, Stavrovouni means Mountain of the Cross. According to tradition it was founded in the 4th

century by Saint Helena, mother of Constantine the Great. The monastery was the sanctuary for the Holy cross of which

remains a small fragment embedded within a silver cross. The brotherhood is extremely devout, keeping vows as strict as

those of the Mount Athos brotherhood in Greece. There is an impressive ceremony and celebrations on 14th September, the

day of the Exaltation of the Holy Cross.

The Monastery of Agia Varvara (Saint Barbara) at the foot of Stavrovouni hill, is easily accessible and the monks here have

a high reputation for icon painting. Women are not allowed to visit Stavrovouni Monastery. Men may visit the monastery,

properly dressed. The use of cameras or video-cameras is strictly prohibited.

Legend tells that the cross of the good thief, crucified alonside Jesus Christ, was brought to Stavrovouni after St. Helena was shipwrecked.

The house of Archaeological Treasures of Cyprus, 14 Galleries of Original Art Pieces from the 8th millennium B.C. to the

end of Antiquity. Priceless and fascinating collection of Cypriot antiquities and treasures from the Neolithic Age to the Early

Byzantine period. No country in the world of the size of Cyprus can boast of a past so ancient and a culture of such diversity

and wealth. Situated in the Eastern Mediterranean and surrounded by the cultures of the Aegean and the Near East as well

as those of Anatolia and Egypt, Cyprus became the melting pot of external influences from the dawn of her history, but at

the same time developed her own cultural physiognomy which she cherished persistently throughout the Ages.

The unmistakeable Aphrodite has become synonymous with Cyprus, apart from being her birthplace, her spirit embodies the Island.

Machairas MonasteryTel: 22 35 93 34. The convent is open for group visits only on Monday, Tuesday and Thursday: 09:00-12:00. 41 km south of

Lefkosia through Deftera and Pera villages.

Founded by two monks in 1148, when an icon of the Virgin Mary was found in a nearby cave, the monastery is set in a

picturesque dip in the Machairas mountains. The Vestry has a room where the Monastery’s old books and manuscripts are

kept, galleries and rooms containing icons and other religious artefacts. No photos or video-cameras are allowed within the

Monastery area.

Kykkos MonasteryThe Museum of Kykkos and the Monastery are open daily. Tel: 22 94 27 36 November-May: 10:00-16:00. June-October: 10:00-

18:00. Entrance fees: €5, €3 for groups. The monastery is located 12km after Pedoulas village in Troodos mountain area.

The most famous and richest monastery in Cyprus. Founded in 1100 and dedicated to the Virgin Mary, it possesses one of

the three surviving icons ascribed to Saint Luke. The icon, covered in silver gilt and enclosed in a shrine of tortoiseshell and

mother-of-pearl, stands at the front of the iconostasis. The first President of Cyprus, Archibishop Makarios III served here

as a novice. Religious fairs are held at Kykkos on the 15th August and 8th September. The Museum of Kykkos, houses an

important collection of consecrated vessels and Cypriot antiquities.

Diving / S u b - A q u a A c t i v i t i e sThe crystal clear water of the Mediterranean Sea surrounding

Cyprus is a colourful world in which to dive if you want to

enjoy serenity itself. With water temperatures varying from

27 to 16 degrees Celsius, Cyprus offers one of the longest

diving seasons in the Mediterranean.

Spear-fishing is prohibited within the bathers’ areas,

which are demarcated with red buoys. It is forbidden to

remove antiquities and sponges from the bottom of the

sea.

Organized Sub-Aqua clubs and Diving centres can be

found in all towns and resorts, as well as at a number of

hotels. Besides these clubs and centres, many firms sell or

hire sub-aqua equipment to holders of diving certificates.

Horse R i d i n g This sport can be enjoyed all the year round at Horse Riding Centres or Ranches, all set up in beautiful surroundings all over

the island. Trekking and hacking for all level of riders is on offer. Riding lessons are also available at the Riding Centres,

SkiingIn Cyprus, snow-skiing can be enjoyed on the slopes of Mount Olympos (1951 metres a.s.l.), from the beginning of January

to the end of March. Mount Olympos is only 3 km, from Troodos hill resort, 12 km from Platres hill resort, and about an

hour’s drive from the seaside town of Lemesos and the capital Lefkosia.

The Cyprus Ski Club possesses four ski-lifts. Two of the lifts are installed on the North Face of Mount Olympos, one is 350

metres long and the other is 500 metres long. The other two ski-lifts each 150 metres long, are installed at “Sun Valley” south

of Olympos.

For a tour, head northwards, taking the Polis road, to the

Mesogi Industrial Estate; the Fikardos winery is modern

and functional, and the range of wines worth the journey.

Kathikas has several excellent eating places and two

wineries, K & K Vasilikon and Sterna.

At Statos, you may visit the Avakas and Amforeas

Wineries to look, taste and buy. Like in most wineries, you

may choose from a range of dry to medium red, white and

rose wines.

Further into the hills, the winery at Vouni-Panagia

is strikingly sited and its cellars and tasting facilities

are impressive. Nearby is the lovely Chrysorrogiatissa

monastery, where you may look at the winemaking plant,

the oldest regional winery.

You may also visit Lagria winery in Salamiou vilage and

Nelion winery in Pretori village. Wherever you travel there

are coffee shops with a warm welcome, refreshments and

very often, a complimentary glass of wine made by the

Gastronomical D e l i g h t s

Cyprus cuisine consists of dishes that are very rich in taste

mainly for the quality of products, and the ingredients that

are used during the cooking process such as virgin olive oil

and wild herbs and spices.

When one isn’t sure what to eat, try the “Cyprus Meze”

which is one of the most famous Cypriot delicacies. Or to

put it another way: Mezedes are a great number of different

Cypriot delicacies. Eating a Meze is one of the ‘musts’ on

any visit to Cyprus, and is a great guide to understanding

the Cypriot mentality. Take your time and share a Meze

with friends; don’t be surprised at how long it takes and

how much food is offered, ‘siga, siga!’ ‘Slowly, slowly!’

as they say in Cyprus. Mezedes can include up to 20-30

dishes! Its a great way to enjoy a friend’s company, have a

few drinks and last but not least enjoy the many different

tastes of Cyprus that a ‘Meze’ includes. Apart from many

meat and pulse dishes do not forget the fresh fish delicacies

from the crystal clear waters of the Mediterranean Sea.

PotteryPottery has a long tradition on Cyprus. The

resurgence of craftwork in pottery and ceramics

means that some sophisticated jugs, bowls and other

objects are now being produced. These can be found

in the larger souvenir shops, as well as in the market

areas of main towns.

One of the best craft potters is the Lemba Pottery,

at Lemba village near Paphos. Traditional pottery is

also made at Koloni, Phini and Geroskipou. Huge

hand-thrown pitharia pots, from Kornos, were once

used for storing olive oil and can still be seen, often

filled with flowers.

“Well before the Bronze Age, Cyprus was known for its copper pots, saucepans and

planters, all of which make wonderful gifts, and are ideal adornments to the home. Gold and

silver jewellery is also a noted art in Cyprus, many pieces providing faithful reproductions of

ancient designs, and often exceptional examples of Cyprus folk art skills.“

The artistic heritage of Cyprus is a reflection of the

island’s history and traditions that have endured for

centuries. It comes through proudly in lacework and

embroidery, pottery, woodwork, and jewellery.

The government has actively strived to preserve

local craftworks since 1975, with the establishment

of the Cyprus Handicraft Service. There is a large

Cyprus Handicraft Centre in Lefkosia and official

crafts shops as well as folk art museums in Lefkosia,

Lemesos, Larnaka and Pafos.

LaceFabrics are manufactured throughout Cyprus

and their origins can be particularly interesting.

Lefkaritika lace, for example, was made well before

the Venetians came to prize it as an expression

of quality folk art, but even though its roots are in

history, Lefkaritika is a living tradition, with new

designs in table cloths, curtains, placemats and

dresser sets being added all the time.

Each piece of lace is a unique creation from the

village women who sit outdoors, hand-stitching

intricate designs onto pieces of Irish linen. The

lace can be bought in Lefkara itself, with the

added attraction of being able to see it being made,

however, it is also readily available in shops and

markets elsewhere.

Fine FabricsThere are several traditional styles of woven cloth.

Paphos is noted for Pafitika, bright geometric designs

woven into cloths, cushion-covers, bedspreads,

curtains, tablecloths and other domestic items.

Silk takes the limelight at Geroskipou village, near

Paphos.

“It is even reputed that Leonardo da Vinci, on a visit to Cyprus, was very impressed

by the Lefkara women’s adaptation of Venetian embroidery. He is said to have taken a piece

of work with the “potamos” design on it back to Italy to grace the altar in Milan Cathedral.

This design is known today as the “Leonardo da Vinci design.“

K a t h i k a s“As for i ts name, rumour has i t that the vi l lage was a stop-

over for merchants and travel lers s ince i t is mid-way between

Pafos and Pol is Chrysochous.”

Kathikas is 22kms from Paphos and 14kms from Latchi and has a long history as a resting place for merchants travelling

between the two towns, and is halfway between the only road that connects the old and new roads between Paphos and

Polis. The remains of a circular Roman road can be seen in Kathikas. Although the historic taverna no longer exists, it has

been replaced by more modern ones, like the Farm Yard Tavern and Araouzos Tavern. Kathikas’ central location makes

it an ideal base from which to explore such areas as Polis, the Baths of Aphrodite, the Akamas Peninsula and the turtle

hatchery at Lara Bay, to mention but a few.

With a population of roughly 350, the village offers something for everyone. The village is surrounded by vines and is

famous for the quality of its grapes. The village has kept a lot of its old character: in the heart of the village there is a well-

known restaurant, three coffee shops and a peaceful yet lively village square.

Today, Kathikas retains its old world character with over 240 stone houses with traditional architecture. It has enough

cafes, restaurants and grocery stores to provide for the day to day needs of the residents and visitors. If you’re a bit of an

amateur anthropologist, then Kathikas is an ideal location in which to observe the traditional Cypriot way of life and to

live it yourself.

The village is quaint and is surrounded by vineyards and has views to the

unspoiled Natural Reserve Akamas Peninsula. Traditional materials will

been used for the construction of the two houses so as to marry modern

features with traditional aspects.

The village of Droushia is built on the high ground of the Laona plateau and has a population of around 400. It

is 27kms from Paphos and only 10km from Polis.

This is a very typical Cypriot village with many old stone houses bearing traditional architecture of carved

doors and windows of wood. The narrow, winding streets add to the character of the village along with the

renovated village houses.There are two coffee shops that cater to the needs of the village, as well as two small

supermarkets/kiosks. There are some very good tavernas in Droushia and two supermarkets. Once you’ve had

a meze for lunch, why not visit the tiny weaving museum near the centre of the village?

Explore the ancient monastery of Agios Georgios Nikoxilitis on the eastern side of Droushia. This monastery

is thought to have been built in the 15th century and was rebuilt in 1923 after it was destroyed by fire. From

Droushia the views are stunning – you can see all the way across to the Troodos mountains and, looking north

you can see Chrysochou Bay and the seaside towns of Latchi and Polis. Looking west, there are stunning views

of the Akamas Peninsula with many huge landforms scattered in between. If it’s a typical traditional Cypriot

village you’re after, with an excellent climate, then Droushia will be perfect for your stone-built home.

Droushia

Traditional materials are being used in this project so that we can give you

a house as near as possible to the stone houses used by the locals through

the centuries. Stone walls, traditional wooden doors and windows,

wooden floor, wooden roof rafters are only an indication of the inclusions.

After travelling north from Paphos for about 45 minutes you’ll arrive at the small town of Polis. This ancient town

was built thousands of years ago and was known in Hellenistic and medieval times as Arsinoe. Re-christened

again as Polis Chrysochous, the name in Greek means Golden Town and this may stem from the gloriously sandy

beach that you’ll find here. From this European Blue Flag beach, the coast stretches west to the Akamas peninsula.

Prodromi village is just 800m from Polis town and 2km from the lovely fishing village of Latchi. Polis is the

least developed beach resort in the Paphos area and offers easy access to the varied landscapes. Here you will

find crystal clear waters set against a backdrop of rugged mountains and lush, green vegetation. If they’re not

somehow linked with the tourism industry, the inhabitants’ income is supplemented by agriculture and fishing.

Talking of fishing, the picturesque fishing port of Latchi (Latsi) is a place you must visit if you like fishing. Or you

can walk from the campsite at Polis all the way along the beach to Latchi. It may take a while but with frequent

stops along the way for swimming, you can end your journey with a fantastic fish supper watching the sun set

over the Akamas or over the sea.

a). Foreigners not residing in Cyprus can buy and acquire

the Title Deed to only one property on the island, (house

or flat).

For this purpose, they will need the approval of the

Council of Ministers which these days, is really just a

formality.

For Europeans, there is no restriction on the number of

pieces of land or on the size of land they can buy.

Applications to the Council of Ministers must be

submitted to the District Administration Office of the

district where the property is located. A copy of the Survey

Plan, Building Permit, Contract of Sale and the Title Deed

must accompany the application. When the approval is

granted, provided that the separate Title Deed is available,

the purchaser can acquire his/her property.

b). Purchasing Property It is wise to appoint a local Lawyer. The Lawyer must then

make a search and if the results are satisfactory, contracts

can be exchanged immediately. Purchasers can feel safe as

long as their lawyer acts as follows;

i). A search is made to confirm that the land on which the

project is under construction, or has just been completed,

is clear of any encumbrances.

ii). Ensures that stage payments are in accordance with the

progress of the work.

iii). That the Contract of Sale is stamped by the Tax

Office and lodged with the Land Registry for Specific

Performance purposes, (Law cap 232 as amended by

the laws 50/70, 96/72 and 51(1)/95). The lodging of the

contract with the Land Registry Office (fee €1,70) is very

important because the property is then blocked and the

Vendor cannot sell it or transfer it to anyone else.

The lodging of the contract with the Land Registry Office

secures and restricts the amount payable for transfer fees

(stamp duty) which are payable when the Purchaser(s)

acquire their Title Deed.

The lack of a separate Title Deed does not prevent a

property owner from selling their property. In this instance

a cancellation contract between the original purchaser and

the Vendor, and a new contract of sale between the Vendor

and the new purchaser will be drawn up.

Purchasers must, at the time of purchase, agree the

cancellation fee that the Developer will charge, should

the Purchaser decide to sell his/her property before the

separate Title Deed is issued. It is advisable to include this

agreement in the contract of sale.

c). Stamp DutyBefore the contract is lodged in the Land Registry Office

for specific performance purposes, it needs to be stamped

by the Tax Office.

The Stamp Duty is calculated as follows:

1.5 % on the first €170,860.14

20 % on the balance

The stamp duty must be paid within 30 days of signing the

contract to avoid paying a penalty.

d). Immovable Property Tax (Law 24/80 2002)

This tax is imposed on immovable property situated in

Cyprus. The rates are as follows:

- Immovable Property Tax is payable annually.

e). Inheritance TaxOn the 1st January 2000, Law 74(1)/2000 came into force.

This law abolished all obligation to pay Inheritance Tax

regardless of the size of the estate. The fact that there is no

Inheritance Tax to pay under Cyprus Law is encouraging

people to invest in the island.

f). Capital Gains TaxFrom the profit following the sale of a property, the first

€17,086.01 (per person), a figure for inflation, transfer

fees, Estate Agents fees (provided the agent is registered)

and any additions to the property (provided receipts can

be produced) are all free of tax. Capital Gains tax is then

charged on the balance at the rate of 20%.

If the property sold has been the home of the Vendors for

at least five years, €85,430.07 tax relief can be claimed.

g). V.A.T. The rate of V.A.T. in Cyprus is currently 15% on the sale

price.

No V.A.T. is payable in cases where an application for a

Planning Permit was submitted before 1st May 2004.

h). Transfer Fees

When Purchasers acquire their Title Deed they must pay

transfer fees to the Government.

In cases where the property is part of a project under

construction, the Purchaser must expect the separate Title

Deed to be ready in approximately 3-4 years from the

date of the delivery of the possession of the property and

he/she will pay the transfer fees at that time, in order to

acquire it.

The Transfer Fee is the most serious expense over and

above the sale price that the purchaser bears, and is

calculated as follows:

3% on the first €85,430.07 of the value of the property.

5% on the second €85,430.07

8% on any amount above €170,860.00

Two purchasers buying one property will pay less in

transfer fees as the first €85,430.07 per person is 3% and

the second €85,430.07 per person is 5%.

Safety and Police Cyprus has one of the lowest crime rates in Europe. All

policemen speak English and are always ready to assist

anyone who needs help. In case of emergency, one may

call 199 or 112 (in all towns).

Medical Services / HospitalsMedical services in Cyprus are offered both from

Government General Hospitals and private Clinics /

Hospitals. Public and private hospitals / clinics are mostly

concentrated in urban areas while health centres (public &

private) function in the rural areas providing a network to

meet the medical needs of the whole population.

Medical treatment and assistance is offered free of charge

to international tourists in case of health emergencies at

the Accident and Emergency Department of Government

Hospitals. Out-patient and in-patient treatment is

provided against payment of the prescribed fees, except

for EU citizens who produce form E111, issued by their

country’s health care authorities.

Pension TaxThe pension tax for a tax resident in Cyprus is at a flat rate

of 5% with the first €3,417.20 being exempt.

BankingIn Cyprus commercial Banks offer a wide range of

banking services, and have correspondents in most

major cities around the world. Banks in Cyprus are also

members of the Society for Worldwide Interbank Financial

Telecommunications (SWIFT). Commercial banking

is based on UK banking law and practices and is fully

compliant with EU banking law. All commercial banks in

Cyprus are supervised by the Central Bank of Cyprus.
