No matter how you slice it, the most effective form of communi- cation to this day between man- agers and their employees involves one-on-one meetings done in person. I know what you're thinking: "How am I going to find the time for this? That's what email, Slack, and texting are for!" I hear you. The good news is that we're not talking about the kind of obligatory meetings in sterile conference rooms that neither party wants to be in. (I'm looking at you, dreaded annual performance review.) No, as you'll soon see, these meetings don't even require that you schedule one- hour blocks two weeks in advance. They may only take 10 minutes, maybe 15, at most. Here's the thing. One-on-one meetings be- come timesavers when used on a recurring basis, but you need to know how to structure them so they work to your advantage. Here's how to pull these off with ease and great success: 1. The manager schedules each meet- ing. As I said earlier, one-on-ones don't have to be longer than 10 or 15 minutes. The shorter the better. But the key? It's the manager who sets the meeting date and time. That shows you, the manager, have an interest in your people, and it tests your follow-through and commitment to your employee. 2. The employee provides the agenda. The point of these meetings is to empower your employees. This means you task them with providing you with the agenda. Why? Because it puts the focus on them and pushes the responsibility on them to tell you, the manager, what they need to address and what they want to talk about. As hard as it may be for you, lay hubris aside and let your employees drive the meeting by giving you the agenda. 3. Schedule weekly or bimonthly meet- ings. Depending on each employee's workload or level of responsibility (senior staff will re- quire less meeting frequency) and the num- ber of employees you have (this obviously won't work if you have 50 people reporting to you. But if that's the case, why do you have 50 people reporting to you?), try to meet weekly, but use your best judgment. Most employees, once they understand that the meeting is for their benefit and that it won't take a huge chunk out of their work schedule, will welcome it. 4. Put the focus on the employee. Managers should always ask if there's any- thing else that needs to be addressed, and if employees have everything they need. Then managers can communicate their part in the meeting -- setting new expectations; giving good news and bad news; affirming or changing direction; providing feedback to keep performance at a high level; and giving praise and recognition. 5. Finally, emphasize commitment to the big picture. Both parties need to demonstrate commit- ment to the process and show that they value these meetings for better collaboration and engagement. Before a meeting is over, verbally agree and acknowledge to each other that you're on the same page with di- rection and next steps. Managers, especially, need to show initiative by continuously com- municating the vision, reinforcing the organi- zational values, and getting buy-in and commitment to a task, project, role, or goal in every meeting. 5 T r i c k s t o M a k e M e e t i n g s W i t h Y o u r E m p l o y e e s M u c h M o r e E f f i c i e n t T h e b e s t p a r t ? SBA FixedAsset LendingSurges 40 Percent in WisconsinGreater Proportion of LoansMade to Startups in FY 2017Fiscal year 2017 lending in the U.S.

Small Business Administration’s 7(a)and 504 loan programs in Wisconsintotaled $650.6 million in 1,503 loans.

Of note, 504 loans, which support thepurchase of longer-term fixed assets, surged nearly 40 percent year overyear in the state with 191 loans in FY2017. Dollars loaned in the 504 program

also grew 27 percent to $150.3 million. Nearly 37 percent of loans in both

programs were made to startup busi-nesses in Wisconsin, an increase fromFY 2016. Dollars loaned to startupbusinesses also grew, reaching $208.1million. Loan approvals in the 7(a) program,

SBA’s flagship loan program that pro-vides guaranteed small business loansfor working capital, fixed and intangible

asset financing, as well as refinanceand export support through term andrevolving loans, totaled $500.3 millionin 1,312 loans. Dollars loaned through SBA’s Com-

munity Advantage program, whichmakes 7(a) loans available to disad-vantaged borrowers through commu-nity-based lenders, increased 26.4percent compared to FY 2016 to $5.7million.Seven nonprofit micro-loan interme-

diaries also made 100 small dollarloans of $50,000 or less for an addi-tional $1.9 million. Fifty-six of thesewere to new businesses.“SBA’s loan programs continue to

help Wisconsin firms start, grow, andsucceed,” says Eric Ness, SBA’s Wis-consin district director. “SBA’s lendingprograms offer longer terms and otheradvantages for small businesses evenin the best of times. I especially commend our 350 active

lenders and micro-lenders for theircontinued work with more than 600startup companies.”A full list of 7(a) and 504 lender activ-

ity, as well as other resources, eventsand programs, can be found on theDistrict office website atwww.sba.gov/wi. A full list of SBA pre-ferred, Express, 504 and micro-lendersis also on the website.

MADISON – Airbnbannounced today thatthe company has remit-ted nearly $550,000million in tax revenueon behalf of its localWisconsin hosts in thefirst three months of itsnew tax agreement withthe State of Wisconsin, far exceeding expecta-tions.In June, Airbnb announceda tax agreement with theWisconsin Department ofRevenue that allowed Airbnbto collect and remit state-as-sessed taxes on behalf of itsWisconsin hosts for allAirbnb bookings to the state. These taxes include the

state sales tax, county salesand use taxes, and a hand-ful of local resort/expositiontaxes.The tax agreement took ef-fect on July 1. In the ensuingthree months (July, August,September), Airbnb pro-ceeded to remit $546,000 inrevenue to the State. This tax revenue remit-tance -- which dwarfs eventhe most aggressive initialprojections -- comes on theheels of 91,000 Airbnb guestarrivals to Wisconsin overthat three-month stretch, which overlapped with Wis-consin’s summer tourismhigh season. During that time, thoseguests infused $12.3 millionin combined supplemental

income to Wisconsin resi-dents who share theirhomes on Airbnb -- reflectingover 98% growth over thesame three-month stretch in2016 (city by city numbersavailable upon request).

Additionally, earlier thisyear Airbnb announced anagreement with Madison au-thorizing Airbnb to collectand remit the 10% Madisonroom tax on behalf of localhosts. That agreement took effecton May 1. In the ensuing fivemonths, Airbnb has remitted$157,000 in revenue toMadison.Airbnb also recently an-nounced an agreement withGreen Bay to collect andremit the 10% Green Bayroom tax on behalf of localhosts. That agreement tookeffect on August 1. In the en-suing two months, Airbnbhas remitted $19,000 in rev-enue to Green Bay.This stretch included thelargest surge of Airbnbguests to Wisconsin in thehistory of the Airbnb plat-form, on September 28-29. This happened to coincidewith a number of festivals inMilwaukee, includingBrewfest and Germanfest. These types of tax agree-ments -- which Airbnb proac-tively pursues throughoutthe world -- are critical, be-cause the overwhelmingmajority of Airbnb hosts in

Wisconsin are middle-classpeople who host on the sidefor supplemental income. Therefore, figuring out thecomplex taxes associatedwith hotels and short-termlodging can be extremelychallenging and often im-possible for hosts. These tax agreementsallow Airbnb hosts to easilypay their fair share and de-liver new revenue for stategovernments like Wisconsinas well as municipalities likeMadison and Green Bay.Airbnb is also seeking tocollaborate on similar taxagreements with any citiesthat administer their ownmunicipal bed taxes. Wis-consin municipalities inter-ested in Airbnb taxagreements can contact thecompany at [email protected], Airbnb’s rapidgrowth in Wisconsin comesas Wisconsin hotels con-tinue to experience recordoccupancy and revenue(see articles below). The data indicates that thesharing economy is expand-ing the pie of prospectivetourists to Wisconsin.

Millennials are saving twice as much asbaby boomers - and they could be on trackto retire richer than their parents Article courtesy of Business Insider via “The Rundown”Millennials are really good at saving money - especially if they have kids.In fact, US millennial parents are on track to be richer in retirement than the typical

Gen-Xer or baby boomer with kids. That's according to a new NerdWallet study, which found employed millennial parents

(aged 18 to 34) are contributing a median of 10% of their income to retirement savings.Generation X (aged 35 to 54) is saving 8% of their income and working baby boomers

(55 and older) are socking away just 5%.

Tipping Point: Study looksat the psychology of gratuity Article courtesy of American City Business JournalsEstablishing a relationship with patrons goes a long way towards getting a bigger tip,

according to a study that looked at the connection between non-service interactions be-tween waitstaff and customers and the size of their gratuity.Researchers investigating the logic of tipping analyzed why restaurant patrons might

be motivated to tip more. It made sense that "regulars" at a particular restaurant mightgive higher tips to the waitstaff, since they were sure to see them again and want con-tinued good service in the future. But the question was, what motivates someone to tip more when they have no con-

tinuing relationship with the server? In one experiment, restaurant servers found that if they gave pieces of chocolate to

dining parties after the meal, their tip increased from the normal 15 percent to 18 per-cent. Researchers concluded that reciprocity - the motivation to return the good deedof the "gift" of chocolate, no matter how minimal, by tipping more - was the likely expla-nation.Other experiments found that if a server writes "thank you" on the dinner check, tips

go up two percentage points; if he or she writes something about nice weather, the in-crease is four points; if a female server touches a customer's hand, the increase in tipsis five percentage points; and a server introducing herself or himself by name leads toa gain of eight percentage points in tips, The Washington Post reported. The conclusion is that situations and actions that boost a customer's mood prompts

them to tip more.Mood affects tipping in other situations, as well. Studies found that cab drivers get

lower tips on overcast days, because cloudy skies dampen people's moods. And al-though payment screens with higher-percentage "suggested tips" might get cab driversmore money, there is a limit. Riders also are more likely not tip at all if they think thatthe suggested amount is too much, which makes them crabby.
