No doubt about that. The rain has stopped, the heat is steadily climbing and it looks like our typical weather pattern is settling in for the long haul. The neighborhood is looking pretty good although there are several lawns that don’t appear as if they have recovered from last year’s drought. Homeowner’s having lawn problems should act now to get grass reestablished before the extreme temperatures lessen their chance of success Not a lot of new items to report this month since we’re finishing up projects that have been in the works for a while. The new security system at the Amenity Center is well underway and within a couple of weeks of completing the equipment installation and testing planned in Phase I. Phase II will involve entering all residents into a database upon which the card readers operate and mailing assigned cards to our property owners. We’ll soon set a cutoff date for when the gate lock will be changed and keys will no longer work for entry into the Amenity Center. That information will come in both the letters mailed with the cards and through eblast reminders. It’s important that residents do not throw away their keys at this point since they will still operate the gate at the tennis courts. Card readers for the tennis court gate are on hold until we get some experience with the one at the pool area. At some point in the future the Board may decide to add a card reader to the tennis court gate as well. All residents should know by now that we are into our first month with our new property management partner CMA. The contract was effective June 1st and we are working through the transition now. All residents are encouraged to read the information that was included in the packets they mailed out. We especially need updated resident contact information so please fill out and mail that form as soon as possible. Remember, email is our primary notification mechanism for meetings and disseminating time sensitive information that residents need to know. Right now we have current contact information on about 60% of all residents. Please be proactive here so you can stay current on neighborhood issues. I want to be up front with all residents that the Board has asked CMA to be very thorough in their inspections to document longstanding violations that have been overlooked in the past. As a result, some of you will get violation notices and fines will ensue for those that aren’t corrected. We realize that quite a few properties have changed hands in the past year or two and we have several new residents. Not all of those residents believe they need to comply with the CCR in a deed restricted neighborhood. That’s about to change. I’ve had new residents tell me that they don’t have to comply with certain items in the CCR or parking restrictions because the streets are owned by the city. To those folks I would suggest you read up on Texas law and the authority that Property Owner Associations have to enforce restrictions in their neighborhood. We can and we will enforce the restrictions to ensure that approved standards are met to keep our neighborhood appearance and property values high. Well, summer is here. No doubt about that. The rain has stopped, the heat is steadily climbing and it looks like our typical weather pattern is settling in for the long haul. The neighborhood

of Chatelle Dr. near Plantation Dr. There is a small section of greenbelt behind the first four houses that belongs to Wood Glen. The next five or six house actually back up to the Hidden Glen greenbelt.

We will be doing a walk through in the near future to identify and cite violators in this area and the other two areas where we share a common border between the two neighborhoods.

It is not legal for residents to store personal property in our greenbelt so I’m not sure why residents would think it’s legal to store property in Hidden Glen’s greenbelt especially when our annual assessments don’t pay for their greenbelt maintenance.

A little respect, consideration, and being a good neighbor goes a long way towards minimizing these kinds of conflicts folks. We would like to keep good relations with our neighbors to the north.

Our tree service has recently completed the removal of approximately 70 trees in our greenbelt that had died as a result of last year’s extended drought. Some of those were considered safety hazards near trails and others near fence lines.

It was disappointing to have to remove those trees since they contribute so much to the beauty of our greenbelt but it was necessary for everyone’s safety. Let’s hope we get some rain this

summer and our remaining trees thrive.A reminder to folks either in the process of or thinking about

property modifications. You are required to submit a form to the Modification Committee for approval before engaging contractors to actually do the work. We’ve had a couple of recent instances where residents went forward without getting approval. Those that do risk having to remove or change what they’ve had built at their own expense if it doesn’t comply with approved CCR standards. Just a word to the wise here.

Since we’re well into the swimming season it is worth mentioning that the pool closes at 10:00 p.m. every night. This is typically the time of year when we experience the most vandalism in that area so please keep the posted hours in mind when using the pool facilities. The new security system will be documenting after hours activity and notifying police when necessary.

SPREAD THE NEWS!

FLEASA proper flea management program has two parts-

managing fleas on your pet and managing fleas in your environment. You may want to consult a veterinarian about flea control for your pet; there are numerous products on the market that work well.

If you find fleas in your home and you do not have a pet, inspect the attic and/ or crawl spaces to see if wildlife has moved into the area, bringing fleas with them. Remove wildlife with traps and then treat the area with an insecticide labeled for fleas. Once the problem is resolved, you may want to seal the area so that wildlife cannot move in again.

If you are a new homeowner with no pets and have fleas, it is possible that the previous owners had pets. Fleas can remain dormant for several months, but become active again when they sense vibrations of new hosts.

When you find fleas on a pet, you most likely will need to treat the pet, inside the home and the yard. Treatment should be targeted to areas where your pet likes to hang out.

There are many things you can do to help reduce fleas without the use of chemicals. Vacuum regularly, getting under furniture and along baseboards. Make sure to dispose of the vacuum bag in an outdoor garbage can at least once a week so the fleas do not hatch out and reinfest the home. Wash pet bedding in hot water. Bathe your pets regularly and use a flea comb to remove fleas. Avoid walking pets in known flea infested areas.

When treating for fleas, you will usually need to treat at least two times. The second treatment should occur 10-14 days after the initial treatment.

Chocolate Cab Cupcakes

Cupcake Ingredients

• 1 1/2 C all purpose flour• 3/4 C sugar• 1 t baking powder• 1 t baking soda• 1 t sea salt• 1 C special dark cocoa• 1/2 C canola oil• 2 large eggs• 1 t Ancho Chili Powder• 1 C Cabernet Sauvignon• 1 special dark chocolate bar

Directions: Preheat your oven to 350 degrees and line a cupcake pan with papers. Sift the dry ingredients together in a large bowl. Add the oil, eggs, chili powder and cab and blend with a mixer. Using a 1 inch ice cream scoop, place 1 scoop in each paper. Add 1 piece of dark chocolate, and then add another scoop of batter. Place in oven and bake for 18 minutes. Remove from oven and cool.

Frosting Ingredients

• 1/2 C vegetable shortening

• 6 oz unsalted butter, softened

• 1 C confectioners’ sugar• 1 C special dark cocoa• 2 T Cab Reduction {see

note below}

Directions: Blend shortening and butter together until fluffy and add confectioners’ sugar and cocoa. Mix to combine then add the Cab Reduction and blend well.If the frosting is too thick, add a hint of vanilla or cream to thin it out. Place in pastry bag and pipe onto cooled cupcakes and serve.

CARES!We Care Calendar for Wood Glen.  What

is it:     The Care Calendar is an online calendar.  If you have a special need (for example, you have a new baby and few meals would be very helpful) you would contact me either by phone (671-8467) or my email [email protected].  

I would then set up the calendar with your needs (meals) and the times/dates that the meals would be needed.  Families in our neighborhood would be made aware of your need.  Families who are able to help would then  go online,  pull up the calendar and fill in the date and the meal they would be providing.
