The entrance hall has oak flooring and leads to the principal living areas. There is a cloakroom and useful separate coats cupboard. The lounge, which is a beautiful square room has a big bay window to the front, inglenook fireplace with wood burning stove and oak flooring. Bi-folding doors open to the dining / family room. initially attracted to the location; a village with good amenities, a great school and easy reach of towns like Kenilworth, Warwick and Leamington Spa.” 29 years later, with their three grown up children the couple still adore the large open plan living space with two wood burning stoves, one set in a feature fireplace and the other a modern contemporary design “it makes a great house for entertaining. In winter we light the wood burning stove and can close the bi-fold doors to make a cosy lounge, fabulous at Christmas.”

“It’s been a lovely happy family house with the great open plan area for family get togethers but also room to have your own space. The main bathroom with its large bath and built-in wall TV for relaxing on winter evenings, while in warmer weather we open both sets of patio doors to the lovely private garden, ideal for al fresco dining. The property is set back from a very quiet road with a large hedgerow in front and fields behind. The rear garden is surrounded by trees and very private. There is a small water feature and a good-sized lawn where our children could play safely. We both enjoy gardening and as the property was built on an allotment, the soil is rich, ideal for growing shrubs and vegetables. At the front there is another garden and a driveway, which accommodates up to six cars, which has been handy as our daughter and two sons have got cars of their own.”

“The village is set minutes away from the Warwickshire Golf and Country Club where there are two 18 hole Golf Courses as well as a nine hole par three course. There are picturesque public footpaths, which run around and across the course, a well-equipped gym, spa and heath complex,” explains Linda. “The M40 is five minutes away and the M6 is 15 to 20 minutes away. Trains from Warwick Parkway reach London Marylebone in 75 minutes and Coventry to Euston is now only about a 60 minute journey. Stratford-upon-Avon is 15 minutes away by car. Leek Wootton infant and junior school is award winning and there is always a waiting list from outside the village, though village children get admission priority. The village pub serves excellent food and the Sports and Social Club offers adult and child sporting activities as well as a bar and entertainment room. There is a large recreation field for the use of the village connecting to a lovely children’s play area and a village hall exists for booking parties, meetings and village group activities (of which there are many). The Church is well known for its Bell Tower and holds regular services, weddings etc.”

“We will be sad to leave our family home, the remaining two children will be leaving home shortly so we are moving into our smaller house in Kenilworth and then we intend to travel extensively. Upstairs are four bedrooms. The master has a dressing area with built in furniture and an en-suite shower room. The second bedroom also has en-suite facilities and there is a luxurious family bathroom.

A front garden and drive mean the home is set back from the road and there is plenty of parking. There is a lovely secluded rear garden with patios, mature trees, shrubs and lawn.

The County town of Warwickshire and medieval stronghold, Warwick is a historic market town, best known for it world famous castle. A popular tourist destination, William the Conquerer founded Warwick Castle in 1068 on his way to Yorkshire to deal with the rebellion in the north. The original wooden motte-and-bailey castle was rebuilt in stone in the 12th century. During the Hundred Years War, the facade opposite the town was refortified, resulting in one of the most recognisable examples of 14th century military architecture. The great fire of Warwick in 1694 destroyed much of the medieval town and as a result most of the buildings post date this period.

The town lies upon a bend in tne River Avon, directly adjoining the neighbouring town of Leamington Spa and under 10 miles from Kenilworth and the city of Coventry. The town provides a variety of boutique shops, gastro pubs, bistros and cafes. The town hosts a variety of annual festivals, such as the Folk Festival and Christmas Victorian Evening. The Warwick Racecourse, Warwick Boat Club and Warwick Tennis Club are all notable exclusive sporting venues in the town. Theater and live performance can be experience at The Bridge House Theater, The Dream Factory and Warwick Arts Center, in addition to the nearby Royal Shakespeare Theater, Leamington Assembley Rooms, Royal Spa Center and Belgrade Theater.

A consistent lure to the area for families is Warwick Boys School, which is believed to be the oldest boys school in the country, along with its sister school, Kings High School for Girls and Warwick Prepartatory and Junior Schools. In addition there are two state run schools and several primary schools. The Univesity of Warwick is among the highest rated in the country.

WARWICK

In 2015 the historic town of Leamington Spa was voted as the third best place to live in the UK by the Times national newspaper. Many people are drawn to the area by the excellent schooling facilities available, shops, parks and surrounding countryside.

After a visit to the town it was granted a Royal prefix in 1838 by Queen Victoria and was renamed Royal Leamington Spa from Leamington Priors.

The town is split by the river Leam which runs east to west through the town. It was on these banks that the Pump Rooms were built for people to bathe in salty spa water to heal their ailments. As a previous Britain in bloom winner the town has several key parks including Jephson Gardens, Victoria Park, Royal Pump Room Gardens, Mill Gardens, The Dell and Newbold Comyn.

The town is also known for its excellent schooling facilities. Within easy reach are state, grammar and private schools to suit most requirements including Warwick Prep and Public Schools and Kings High School for Girls. Arnold Lodge School and Kingsley School for Girls in Leamington, The Croft Prep School and grammar schools are in Stratford-upon Avon. Leamington Spa is also just seven miles from the world famous Warwick University. Warwick Parkway, Leamington Spa and Coventry offer direct rail services to London in just over an hour and Birmingham in twenty six minutes.
