Key Market DriversPopulation Growth
Hervey Bay’s projected growth rate is more than double the Queensland
average up to 2026, by which time there will be 99,000 residents 6 in Hervey Bay
City. The Australia on the Move report, published by demographer Bernard Salt
of KPMG, predicts Hervey Bay’s growth in new dwellings over the next 25 years
will be the second highest in Australia, with only Mandurah in Western Australia
ranked higher.
This staggering growth in the region is due to many factors. Hervey Bay has
long been recognised as one of the key focal centres of the sea change
phenomenon, which is attracting retirees and baby boomers as residents.
In Salt’s Population Growth Report 2007, Hervey Bay ranked No.1 nationally
among the 70 largest cities in Australia for percentage growth in population
(5.5%), (2009 / 2010 still running at 4.5%).
Matusik Property Insights says, “Hervey Bay looks set for considerable growth
in the near future. It has regained its popularity as a tourist spot and is popular
with residents in the Sea Change age group. Hervey Bay is also affordable by
current standards.” 8
Business, Development & Infrastructure Growth
With considerable growth in both its population and various business sectors
(tourism in particular), Hervey Bay has been, and continues to be, the site for a
number of infrastructure and urban renewal projects. By increasing
accessibility, promoting business growth and job creation, and revamping the
region, these projects will have positive spill-over effects into Hervey Bay’s
property sectors and will act as a huge impetus for future capital growth.
The Fraser Coast produced an estimated $3.03 billion in Gross Regional Product
(GRP) in 2007-08, 19.6% more than 2006-07, and has recorded average annual
growth of 9.3% since 2003-04. This is greater than the estimated average
annual growth (7.9%) in GRP for Non-Metropolitan Queensland over the

period. 6 The Fraser Coast economy is most reliant on the sectors of
manufacturing, ownership of dwellings, construction, education, property,
business services, agriculture, forestry, fi shing and retail trade.
Major projects equal economic benefi t to the local community, they also
create employment and opportunity to residents within the area. The above
growth coming on board will create these opportunities.

Tourism
Hervey Bay has a growing tourism industry boosted by whale watching, its
north-facing beaches and the popularity of nearby Fraser Island. It gets close
to 1 million tourists each year, mostly from other parts of Queensland but
interstate visitors are growing strongly with International visitors increasing
each year. 6
In 2006 Australian Traveller magazine rated Fraser Island Queensland’s No.2
must-see destination, after the Great Barrier Reef. Tourism has been boosted by
an upgrading of Hervey Bay Airport to allow direct fl ights from Sydney, which
commenced in July 2005. Although the $13 million upgrade sounds relatively
minor, its importance cannot be overstated. 6 It allowed the airport to
accommodate jet aircraft and facilitated the introduction of Jetstar and Virgin
Blue services from Sydney. There are now 11 Sydney services a week and the
airport also has daily fl ights from Brisbane. Passenger movements increased
more than fi ve-fold, up from 35,000 in 2005 to 201,000 in 2007. 6
Said one report: “More passengers have used the facility in 15 months than in
the previous six years.” 6 Plus there is now a pending decision on direct
Melbourne fl ights.
Salt says: “There’s a market evolving for people who live in Sydney but who
winter in Hervey Bay. There are direct fl ights and anyone can afford the fare
to fl y up to Hervey Bay.”
A survey by the Hervey Bay Chamber of Commerce found that 81% of
members believed the airport upgrading had boosted their businesses and the
local economy.

Tourism Attractions
By far, the main business in Hervey Bay and the Fraser Coast is tourism with
almost one million domestic and international visitors annually. 6
The main attractions are all nature based - Fraser Island, the Southern Great
Barrier Reef (both of which are World Heritage-listed sites), and some of the
best whale watching in the world. The growth of this tourism can be attributed,
in part, to the increased accessibility of the region thanks to transport
infrastructure improvement in recent years, including the airport.
Fraser Island
Hervey Bay is the main entry point to Fraser Island, the largest sand island in the
world. It was included as a World Heritage site in 1992. Fraser Island is a place
of exceptional beauty, with long uninterrupted white beaches fl anked by
coloured sand cliffs, over 100 freshwater lakes, all ringed by white sandy
beaches, and where ancient rainforests grow in sand along the banks of
fast-fl owing, crystal-clear creeks. Activities on Fraser Island range from ecotours
through the rainforest to overnight 4WD excursions.
Southern Great Barrier Reef
Easily accessed from Hervey Bay, the Southern Great Barrier Reef offers some
of the best diving and snorkelling in the world, with crystal clear visibility and
massive marine diversity. The southern reaches of the Reef are a spectacular
35 minute fl ight from Hervey Bay with Lady Elliot and Lady Musgrave islands
offering some of the best diving and snorkelling on the reef, with crystal clear
waters, abundant marine life and fewer crowds than the islands further north.
Whale Watching
Between late July and November each year, thousands of southern
humpback whales pass through Hervey Bay, largely considered the best place
in Australia to view their annual migration from Antarctica. Dozens of whale
watching cruises leave daily from Hervey Bay’s marina, ranging from basic two
hour cruise to multi-night stays about luxury vessels. Hervey Bay is recognised
as the ‘whale watching capital of the world’, home to the annual migration
of humpback whales between July and early November, helping to create
another peak tourist season from the winter to spring months.

The Rise of Ecotourism
One of the major factors contributing to the increase in the growth of
investment on the Fraser Coast has been the rise of Ecotourism. There are a
total of 16 national parks, marine parks and state forests in the Fraser Coast
area which are a major component of the region’s existing tourist appeal. One
such National Parks & Wildlife protected park is the Mon Repos Environmental
Park, the nesting site of the world famous Loggerhead turtles, attracting 25,000
visitors during the nesting season from November to March. With future
development and tours, these protected areas will play a crucial role in the
advancement of the region’s eco-adventure destination, underpinning
sustainable tourism industry growth.

expansion and a desire from both local and interstate visitors for increasingly
sophisticated products.”
• Oakstand managing director Simon Deathridge says his company identifi ed Hervey
Bay three years ago as an emerging market driven by one of the highest per capita
population growth rates in Australia – and also the provision of new infrastructure
including the expansion of the airport and extension of a private hospital.
