Commercial services are relatively disrupted and segregated alone Grattan St, which results in a weak pedestrian spine due to low street activity levels. Dead building façade with high proportion of on-street car parks generates poor walking experience, which further impacts the amenity negatively on Grattan street.

-The building is too far from the street edge, making it difficult to interact with the building-The lawn is on the south side of the building, which generates less people sitting on the lawn because of over shadowing-The building frontage is not welcoming to the public and does not contribute to the public realm-There is no street furniture to support street activation.
